A Newly Remodeled 2500sq ft Home With a Spectacular View of the Guadalupe

From our Back Deck the sound of Rushing Water will wash away your Stress as you Enjoy the Hill Country at it's finest. The Master Suite has a Private Bathroom, a separate TV satellite, and a King-sized Bed. the Guest Room has a Queen-sized Bed and a large closet. The Third Bedroom has two Twin Beds and a TV for DVDs. There are two more Twin Beds on the Sun Porch with total sleeping for 8.

There is also covered Parking and a BBQ area with Picnic Table.

About Tim Brown

Tim and Lori Brown and their two sons, Tanner and Parker have lived in the Kerrville area for over 35 years. Both boys were baptised in the Guadalupe River and their ties to the river and the hills around it run deep.

This was a great place clean quite. Just minutes from Kerrville. It was well worth the stay river was excellent fishing was good great location. We will definitely try to get back here in the future.

July is not the time to tube at this location and the water was very low. That didn't stop us from walking in the river but stepping on all the rocks beat my feet up. Tip: bring Good Reef shoes not cheap water shoes. The house itself is comfortable and can easily sleep 8-10. It is one of the most stocked houses I have stayed in...they supplied paper towels, toilet paper, spices, condiments (but check the dates) as well as plenty of towels including beach towels. The sun porch has a beautiful view of the trees and river and the balcony has a birdhouse and a hummingbird feeder where you can watch many different types of birds. We ate all of our meals in front of this view and it was like being in a treehouse. The steps down to the river are steep and it's quite a workout to come back up them. There is a reason that you sign a waiver not to sue in your contract. I would not be comfortable bringing small children up and down these stairs and the rocks in the river are very slippery. I know we had some scrapes and cuts. The location is okay.:Thirty mins to Fredricksburg or Kerrville. What I didn't like was that you are right on Hwy 27 and if you can't tube the river at the house you have to drive somewhere else. There is not much else you can do. No neighborhood to walk etc. If you want to hole up in the house and relax with a great view then this is a good place but If you need more activities then being closer in town may give you more bang for your bucks.

Owner's Response: I am so sorry you didn't enjoy your stay at our river property. The guests that stayed there immediately after you said it was the one of the best vacations they ever had. Yes the river was down the weekend you were there but that is not indicative of a typical July . Unfortunately we can't control the weather but you are the first guests this summer who couldn't enjoy themselves. We are in a dry spell at the moment but one good rain will bring the level back to normal . As for the steps to the water, yes there are a few, but there are several pictures of them on vrbo and our website and lots of kids go up and down them daily without incident. We provide handmade walking canes at the back door to help anyone who needs it . The house was built above the historical fllood marker (hence the steps down to waters edge), and we sleep better knowing our guests are protected from danger of flooding. We try very hard to provide our guests with a comfortable home and wonderful memories of the Texas Hill Country !

Very nice and relaxing property

Enjoyed our stay. The house had everything we needed. Great spot. Lots of wildlife each day which including all kinds of birds, hummingbirds, deer, armadillo and even a turkey. Family enjoyed all of it. I would recommend this property to anyone interested in a simple and relaxing time in the Texas Hill Country.

Excellent condition and very clean! This place had all the comforts of home.

We love this place! We didn't have to worry about anything we may have forgotten because this place had everything. We will absolutely and definitely be back. A 2 night stay is not long enough though. I would love this place for a week with my family. Best place on the river!
