Just enough blocks from downtown to avoid the parking hassles, traffic and noise... yet close enough to enjoy the leafy neighborhood stroll. Enjoy up-close mountain views from the Living Area & Front Porch.... or better yet, watch the sun set over Mt Sanitas on the turfed upper roof deck. For early risers, sunrise is often spectacular from the Kitchen & Rear Deck: due to the elevated perch, you can see over town to CU's stadium & beyond.
Filled with natural light & offering breezy indoor/outdoor flow on all levels, this is an ideal property for larger groups that need ample space to spread out and relax. Very livable and family friendly, the abode also works well as a location to collaborate and comfortably mix business & pleasure. If you're into design, you should be happy here: custom artisan details, an eclectic mix of vintage & modern furnishings & a playful art collection create a pleasant environment.
LOCATION / NEIGHBORHOOD: The Newlands neighborhood is loved by those in the know because (1) you simply can't get any closer to the mountains, and (2) downtown is only a 12 block stroll when you want to be there, but when you wish to escape the bustle this area remains peacefully free of parking issues, noise & traffic. Mt Sanitas trailhead is 4 blocks from the front door. North Boulder Park (3 blocks down) is a great spot for picnics & sports; and it has a wonderful kids playground. Our neighborhood retail center (Ideal Market area) offers Whole Foods, wine/spirits shop, several local restaurants, coffee/tea shops, ice cream shop, bakery, pizza house ... pretty much everything you may want is conveniently located right down the hill. When you are ready, a 15 minute walk (or 5 min bike) through the beautiful Mapleton Historic District lands you smack in the middle of Pearl Street's action.
FUNCTIONALITY OF THE HOUSE: This is an ideal property for groups that want to enjoy time together, but would also enjoy multiple in/out lounging areas to escape to. There are 4 bedrooms, 3.5 baths total. We have an air mattress which can be set up in the office to create a "5th bedroom" if needed. Very convenient for groups, the four bedrooms divide into three separate zones, each with its own seating area, creating ample opportunity for privacy & downtime. We can provide a Pack-N-Play and/or a booster seat for little ones, & the couch in downstairs TV Lounge also converts to 2 single beds if needed.
MAIN FLOOR LIVING AREA: Kitchen/Dining/Living/Office -- All Open Flow -- connecting from the Front Porch straight through to the Rear Deck. Master bedroom is also on this level (see description below).
MAIN FLOOR MASTER SUITE: French doors open to an outdoor seating area overlooking the back yard. The master bath offers a huge soaking tub & separate shower. A dual-sided gas fireplace is visible to bed & bath. A 50" flat screen TV is concealed within the wall. The loft above master opens to a lovely turfed roof deck with stunning views of Mt Sanitas and Dakota Ridge.
LOWER LEVEL "ZONE A" -- 2 Bedrooms; a TV Lounge; and a Full Bath: When you walk downstairs, you reach a landing. The door on the left reveals Bedroom 2, which includes an attached TV Lounge. There is a large couch, a 55" flat screen TV & a large glass slider that opens to a very private back yard. To the right of the stairs is Bedroom 3. This is the only bedroom that does not have its own private seating area within (it "shares" the TV Lounge across hall) ... Bedroom 2 and 3 share a full bath, which is conveniently accessed from the hallway (it is not a jack-and-jill setup; so the bedrooms enjoy more privacy).
LOWER LEVEL "ZONE B" -- The InLaw Suite: If you walk downstairs and make a U-turn, heading past bedrooms 2 and 3 and laundry area, you will reach the InLaw Suite. A bit more removed to maximize privacy, this spacious suite has a small seating area w/ flat screen TV and an efficiency/wet bar with table/desk. A private bathroom is attached.
-- If booking on any weekend from April through October, 3 nights is the minimum -- if you're only in need of 2 nights, the rate will be increased.
-- Two gas fireplaces, one in the living room and one in master.
-- Two offices -- the loft above master is best for quiet conference calls. The main office is just off the living area with views of Dakota Ridge.
-- During the winter, Radiant In-Floor Heat keeps the house cozy and is very efficient
-- During the summer, an evaporative cooling system provides an eco-sensitive alternative to traditional AC (Don't worry! It works great!)
-- Pro grade 6 burner Gas Stove with Double Ovens in the Kitchen.
-- 3 flat screen TVs: one in the TV lounge downstairs; one in the Master Bedroom; one in the InLaw Suite. All have cable & the various streaming options.
-- Sonos Wireless Speakers allow you to stream your own music from your phone.
Please Note: We are licensed for Short Term Rentals by the city of Boulder (Rental License #RHL-0500510) and we follow all associated rules/regulations. Boulder occupancy limits stipulate that a maximum of 3 unrelated individuals can rent this home. Families/related groups of up to 10 can be comfortably accommodated.
