Offering mountain views & breezy indoor/outdoor flow, this airy retreat will immediately put you in Vacation Mode. Filled with natural light and a curated playful style, the Artful Abode is an ideal property for larger groups that need space to spread out & relax. Very livable and family friendly, this property also works well as a location to collaborate, mixing business with pleasure. If you're into design, you should be happy here: custom artisan details, an eclectic mix of vintage & modern furnishings & a playful art collection create a pleasant and relaxing environment. Enjoy up-close mountain views from the Living Area & Front Porch. Watch the sun set over Mt Sanitas on the turfed roof deck. Ditch your car keys -- you can easily walk/bike anywhere from here. Feeling lazy? Uber typically shows up in 5 minutes.
LOCATION: The Newlands neighborhood is loved by locals because (1) you can't get any closer to the mountains, and (2) downtown is only a 12 block stroll when you want to be there... but this area remains peacefully free of parking issues, noise & traffic. Mt Sanitas trail access is 4 blocks from the front door. North Boulder Park (3 blocks down) is a great spot for picnics & sports and it has a wonderful kids playground. Our neighborhood retail center (Ideal Market area) offers Whole Foods, wine/spirits shop, several local restaurants, coffee/tea shops, ice cream shop, bakery, pizza house ... pretty much everything you may want is conveniently located right down the hill. A 15-min walk (or 5 min bike) through the beautiful Mapleton Historic District gets you to the Pearl Street action.
FUNCTIONALITY OF THE HOUSE: This is an ideal property for groups that want to enjoy time together, but would also appreciate multiple in/out lounging areas to escape to for some privacy. There are 4 queen bedrooms, 3.5 baths total. If needed, the couches in TV lounge can convert to 2 single beds. We also have a comfy air mattress and a Pack-N-Play for little ones.
MAIN FLOOR LIVING AREA: Kitchen/Dining/Living/Office -- All Open Flow -- connecting from the Front Porch straight through to the Rear Deck. Master Suite is also on this level.
MAIN FLOOR MASTER SUITE: French doors open to an outdoor seating area overlooking the back yard. The master bath offers a huge soaking tub & separate shower. A dual-sided gas fireplace is visible to bed & bath. A 50" flat screen TV is concealed within the wall. The loft above master opens to a lovely turfed roof deck with stunning views of Mt Sanitas & Dakota Ridge.
LOWER LEVEL, EAST SIDE includes 2 bedrooms, a TV Lounge; and a Full Bath: When you walk downstairs, you reach a landing. The door on the left reveals Bedroom 2, which includes an attached TV Lounge. There is a large couch, a 55" flat screen TV & a large glass slider that opens to a very private back yard. To the right of the stairs is Bedroom 3. This is the only bedroom that does not have its own private seating area within. Bedrooms 2 & 3 share a full bath, which is conveniently accessed from the hallway (it is not a jack-and-jill setup; so the bedrooms enjoy more privacy).
LOWER LEVEL, WEST SIDE offers an InLaw Suite: A bit more removed to maximize privacy, this spacious InLaw Suite has a small seating area w/ flat screen TV and an efficiency/wet bar with table/desk. A private bathroom is attached.

Hi there! I'm Annie. Student of live that loves exploring and adventuring. My husband John & I much prefer staying in local's homes wherever we go; which inspired us to share our own home. We feel very lucky to live in Boulder. It's such a vibrant, creative, entrepreneurial - but very humanly scaled, walkable/bikable - city. When not in Boulder, or traveling/working elsewhere, our true calling is to go get lost in the mountains.

We chose to settle in Boulder because of the outdoorsy lifestyle that is so readily available. Being in a neighborhood that is both tucked against the mountains and just blocks from downtown feels ideal to us. This town will keep you busy having fun for days... but if you choose to chill at the Artful Abode -- soak up some sun on the roof top, or cook a big meal with family & friends -- we wouldn't blame you one bit. That's often what we find ourselves doing!
