Description of bedroom suite: Bedroom with bathroom on the ground (Canal) floor, with two double windows directly onto the Grand Canal; the wavelets lap six feet beneath the windows! Outside the very private, locked bedroom suite there is a foyer area where guests may sit and even leave luggage--next to which a Canal door opens onto a dock on the Grand Canal. At the back, a garden/courtyard and a large entrance hallway are at the disposal of guests. Please note that when owners or their friends are staying in the separate upstairs apartment (they are not always there), they will use the foyer for access to the dock and boat, and the back garden/courtyard as well. Television, refrigerator, microwave, electric kettle are available. There is no kitchen however or real kitchen facilities.

Description of site: the apartment is located in a Palazzo in the most exclusive area of Venice in San Marco, and faces onto the Grand Canal. A very popular family cafe-restaurant is one minute from the front gate of the Palazzo where an excellent breakfast as well as the other meals are available. While it is very practical for all communications, located two minutes between two Vaporetto stops (Sant'Angelo and San Samuele) and one minute from a traghetto stop (to cross the Canal), within three minutes to the elegant San Stefano square and ten minutes walk to the Rialto, it is well out of the tourist flow and very quiet and peaceful.

I spend not just "vacations" here but throughout the year. Venice is one of the few cities which can really be called "unique"; beauty walks wkith you throughout the city. Peace, beauty, delight.

From our windiows I watch Venice sail down the Grand Canal; I can hop over to almost any part of the town by boat when I so wish, as well as get out to the delightful little islands which pepper the laguna. Peaceful in the midst of a much-visited place, because our house is out of the tourist paths but in the center of everything at the same time!

    • Alain and Karen, thank you for allowing us to spend time in such a fabulous spot in Venice. The apartment is gorgeous, perfectly located, and we loved every minute we spent watching the water traffic on the Grand Canal. Although we couldn't meet you we enjoyed learning a little about you from the books in the apartment. Special thanks for recommending Al Bacareto. We will never forget the homemade tiramisu and dessert of Venetian biscuits with sticky wine. Bellissimo! Venice is a truly unforgettable experience.

    • What a beautiful, romantic spot--the perfect Venetian lover's nest. Cannot recommend it more highly! Stay here and you won't feel the need to splurge on a gondola ride. Lovely, quiet spot near the action but not too near. Located in a residential neighborhood, rather than a touristy area.

    • Comment Text: We stayed at the apartment in late April and loved the location, as we are boat owners. Alain met us at the vaparetto stop and took us to the apartment, which was very gracious. Our first afternoon, we just sat outside gazing at the Grand Canal and watching the traffic, while sipping prosecco, provided by the owners (thank you again!). Campo San Stefano is a charming square with several restaurants, but removed from the crowded tourist area. A coffee shop, which we frequented each morning, is very close and the apartment was centrally located, but still very private. We were glad that Karen and Alain were in residence because they were very helpful with orienting us and other recommendations. We'll definitely be booking here again on our next trip to Venice, which, hopefully, will be next year!

    • We just returned from our first trip to Italy; spent three glorious weeks in a magnificent country! In Venice, we stayed in Alain and Karen's suite on the Grand Canal.The location was just superb - watching the activity on the Canal was mesmerizing.When we did venture off the dock, everthing was so handy. Lovely restauarant a minute away, San Stefano Square three minutes away, walk to St. Mark's or Rialto. We were most fortunate to have Alain and Karen nearby - they are delightful and are both a wealth of information. We will return to the suite as soon as possible!!!

What a cozy little spot and it was great fun watching the variety of boat activity from our own private dock with our morning coffee. The location couldn't be more convenient yet away from the major crowds and we thoroughly enjoyed the charm of the local campo. Thank you so much Alain for calling us from Paris and accommodating our stay the very next day. It was perfect, except for not having met you and Karen.

    • This was the perfect place for us to kick off our trip to Italy! Alain was incredibly detailed in his instructions to us re: how to get from the Marco Polo airport and took all of the guesswork out of navigating through Venice. We were even personally met at the Water Taxi dropoff! Even if you don't speak a word of Italian, you'll be perfectly at home staying here and one of the best meals we had on our entire trip came from the restaurant just a stone's throw from the front door. Being right on the Grand Canal was amazing....we woke up to the sounds of the water and misc. activity outside but it was never a nuisance. Plus, you can take a Gondola ride home at the end of the day....right to your own private dock! We had a blast here...thanks again Alain!

We truly loved our accomodations - especially having our Tea and Wine on the dock - watching all of the activities on the Grand Canal. Your home was so convenient to everything...dining,deli, and seeing all of the sites in Venice. This suite makes you feel that you are a Venetian not just a tourist. Thanks for your hospitality.     • WOW! that was the first words out of our mouths as we entered the Honeymoon suite. Thanks Alain and Karen for sharing your piece of paradise with us. We had a solace, romance ,excitement and memories for life. Staying on the Grand Canal, eating fine cheeses and wine while Gondolas drifted by with seranading Italian song,doesn't get any better!Aloha Todd and Hawley.
