My property - a La Floresta Village villa - is located within a gated and secure, very quiet community within La Floresta, one of Ajijic's most prestigious and established developments. It is unique, because I have changed the configuration of the layout, knocking down the wall to the 2nd bedroom to create a large living area. It offers access to two swimming pools, a large, partially covered common poolside area with tables, chairs, lounge chairs, bathrooms and changing rooms, set amongst lovely trees, well-maintained green areas and private cobble stone paths. The development consists of about 40 similar homes, roughly 10 of which are continually occupied; access is via a keyed side door or via an electronically controlled gate, and the friendly maintenance staff and their family lives on site.

The La Floresta development offers wide, tree-lined cobble-stoned avenues with lovely old trees, deep landscaped front lawns and some of the nicest homes in Ajijic, perfect for taking leisurely walks. La Floresta has its own 24-hour security force, nightly patrols, and manned central entrance.

Until recently, the property offered was my own home, and I spent a considerable amount of money to make it very comfortable (built-in wooden closets, tons of closet space throughout, built-in safe, Tempur-pedic kingsize mattress, window treatments for complete privacy, etc.)

This unit is so much bigger than what is seen in the photos. Actually on New Year's Eve we held a party for 20 people and everyone had a comfortable seat. All these people we met while staying in this complex, in particular we really enjoyed our neighbor's company and friendship.Bettina is a caring owner who went out of her way to provide an outdoor lounge sun bed plus a fantastic duvet for chilly nights. Don't hesitate to book this unit, you will not be disappointed.

This casita was just what we needed. After 4 other one-month stays across Mexico , on June 1st, we arrived in Ajijic and this clean, welcoming casita in La Floresta. The layout is spacious, with one large bedroom and bath, a double-sized living area, a large eat-in kitchen, and a bonus 1/2 bath and laundry area. The swimming pools were inviting and I swam every day. It was also enjoyable to walk around the La Floresta neighborhood streets and look at the large homes and expansive grounds and lawns. Just down the road, to the highway, was the local bus stop, and a fantastic Italian restaurant. Just a couple more blocks lead to the grocery store, pharmacy, ATM's,movie theatres, and the large Wednesday Street Market. Other highlights included; nearby thermal pools, local theatre, Lake Chapala Society in the Village, and many delightful shops and restaurants. The new malecon along the lake was another nice addition to Ajijic. The owner, Bettina, connected me with tennis, so I played 4x/wk. Wonderful, after a 4 month "tennis drought". Jorge, her handiman, actually provided transportation to and from the Guadalajara bus station for a reasonable price. This was our first trip to Ajijic, but it won't be our last. We do agree that this is the best unit in La Floresta: a safe, gated community cuddled up against beautiful mountains. After months of enduring barking dogs, it was a pleasure to find that the loudest noises were the many colorful birds and the Summer's night-time thunder. Nature calls. We will be back soon !!

Owner response: Dear Carolyn and Bob, I just returned from my trip and read your lovely review, and the beautiful letter you left with Jorge, thank you so much! I am so glad you enjoyed your stay, that everything worked out well with your trips into Guadalajara, and that you had such fun playing tennis. When you return to Ajijic, we must arrange to play together! All the very best - Bettina P.S. Got the money for phone + internet, thanks!

This vacation property was very accurately listed as far as location and photos. It is very centrally located to Ajijic,Chapala,San Antonio and Walmart. My greatest interest was going to the Wednesday Ajijic Market. The grounds and pool area are kept in a clean and tidy shape. My only concern or shall I say "BEEF" about this place was the fact that there was no gate guard to buzz people in to the complex.. If you had a taxi coming to pick you up or if you had visitors coming by vehicle ,you literally had to walk up to the gate to let anyone in .I found this part very annoying at times. The rental property was very comfortable and relaxing. The neighbors were very friendly.

Overall, this, the seventh rental we have had in Mexico, was one of the best values and best experiences we have had. The owner's renovation that combined the second bedroom into the living room created a bright open space that we liked (there were only two of us, so we did not need the sofa bed). The master bed really was a King size, and was very comfortable. The little gated village community was conveniently located away from the noise of downtown, but a comfortable walking distance, and is situated in a corner of an older upscale subdivision. Important features: the hot water worked, the internet wifi worked, the phone and answering machine worked, there was a working vaccuum cleaner (a rare feature), the owner promptly arranged for an upgraded TV channel package when we asked, the kitchen utensils were good, we had no problem with bugs. For renters who are checking out Mexico for long-term stays, the relative safety and the presence of other renters who are happy to share their experiences, makes this a good choice at an attractive price. We ourselves have preferences that were not fully met. Due to food sensitivities requiring us to prepare our own meals, we found the that the kitchen was not as convenient as we hoped for our food preparation. There is a dust problem in many towns, and here there was a very fine clay dust in the air (this was in the dry season). Due to dust allergies, we spent extra time on daily cleaning, and cleaning the hard to reach places that were likely not on the maid's regular list, and we asked the owner to take out the rugs because they trap dust. Other renters will likely not have this sensitivity, and many visitors find that restaurants are so inexpensive that this suite's kitchen may be all they need.

Owner response: Dear Ed and Judy .... thank you very much for your positive review of my house, and I am truly sorry that your special needs such as the dust and food allergies you mention made your stay in Mexico less than perfect, although I honestly can't think of anything I could do - or could have done - to aliviate your health issues. I wish you the best of luck in finding your perfect rental and, who knows, maybe I'll see you in yoga class?

We booked this unit for 2 months this year and, after just one day decided to book again for next year for 3 months because we love it so much. The photos on the web site do not do it justice, it is much larger than it looks. The unit is clean, spacious, nicely decorated and very comfortable. The owner has gone out of her way to help us and make us comfortable. Everything you could possibly need is well within walking distance. The neighbors are all very friendly and sociable. We would not hesitate to recommend this unit, we absolutely love it.

For several years my wife and I have been planning to move to the lake Chapala area when we retire. So every now and then we get to come down for a 'fix' and have stayed in a different place each time. Bettina's townhome was by far the most comfortable so far; clean and nicely furnished - the pictures don't do it justice. The reservation process was smooth and Bettina was very accomodating. It's a short walk (down to the main highway that you can cross with a traffic signal) to La Pranzo, an Italian bistro with delicious food and warm, welcoming proprietors. It's a longer, but doable, walk into Ajijic where you'll find tons of shops and more good restaurants than you'll be able to sample if you're only there for a short stay. There is much to see and do Lakeside and Bettina's place gave us a very pleasant and central location to launch each day's activities.

Bright and airy ! Nice skylight in the center of the house that bring light and air. Spacious, decorated with taste, you lack of nothing : all is there with a quiet room at the back of the house. Although there is no real sight of the lake from the house (only from the club house mirador) we did enjoyed the little shady garden in front of the property where we liked to watch the hummingbirds from the kitchen window when we did not feel like going to the nice pool for swimming/sunbathing/socialising. You can join friendly owners/renters each friday for a 5 to 7 exchange. Lovely setting, when you stroll along the Paseo del Lago you will have a flash from the film « What Dreams May Come » and will understand why the place is called « La Floresta ». After about a 5 min. walk you will reach the carretera where you find Pranzo a delicious terrasse restaurant; a little more walk on one side or the other and you will find groceries, pharmacies, cinema and other restaurants. At calle Revolucion where you find Plaza Bougainvillier there is a Tiangui mercado each wednesday, At Centro Laguna there is another one, smaller but bio, on Tuesday . Everything you need is within easy walking distance unless you have a handicap, but there are inexpensive taxis. You may also catch a bus, for 7 pesos, that will bring you to lovely Ajijic or San Antonio untill about 9:00 p.m. For a little more you can reach other towns on the north side of the lake. Guadalajara is an hour away by direct bus. Bettina, the owner, is thruly a charming landlord and will greet and help you as much as she can. Her maid is a very reliable lady. We advised Bettina that there was a small leak under the kitchen contertop and it should be fixed right after our departure. Thank you so much to let us share this little piece of Shangri-La paradise at a fair price !

                          Year Purchased: 2007

About the owner: I have lived in Mexico very happily for 12 years, the last 10 in Ajijic. The property being offered for rent has been my primary residence for the last two years, until I bought a larger home recently.

                          Why the Owner Chose Ajijic:
I just love life in Mexico!

The Unique Benefits at this Townhome:
As a single woman, I have really enjoyed the sense of privacy, safety and liberty my little house has offered me .... easy to take care of (I highly recommend hiring my current maid, she is a jewel), yet with all the elements that make a house a home, not just a 'rental unit'. I mention liberty, because I having lived in Europe and New York City, here there was never any question of worrying about my possessions while away, and returning home at night after an evening out, I never felt like I had to 'look over my shoulder' or be concerned in any way ... a truly wonderful way to live! Also, because I changed the floorplan, there is a large living room, giving the place a very generous feeling.
