  We had to take the time to thank the owners for all the effort he and his wife put into making this villa a perfect vacation home. I have stayed in the Formosa Garden area for 4 years and never had the experience my family had in this Villa! The furnishings were top quality. The T.Vs were all modern and easy to use. It made it difficult to leave and go visit the local area. The pictures don't do it justice. Everything was exactly like he explained and the few questions we did have were handled immidiatly by the local rental agency. "Jeeves" he calls them. We would love to stay there at our next family reunion. And I DEFINITLY recommend this Villa to anyone looking to spoil themselves with a top quality vacation home,

  Thank you so much, Mike and Susie for being so helpful, we could not have planned this vacation without you. Everything went according to plan, just as you told us it would. The Villa was amazing, comfortable, spotlessly clean and extremely well equipped, we wanted for nothing. We used your catering team on one evening - they were absolutely superb. Well done, we will certainly recommend you to future visitors.

  The Villa was perfect for our Family Reunion, the bedrooms were very spacious and so comfortable, the kitchen and dining area so well equipped, we could not believe the size of the movie theatre and the excellent choice of movies available. Our favourite area of course was the pool and summer kitchen, absolutely stunning with the most amazing outlook over the lake. We only wish we could have stayed longer. This has to be the best location from Disney, only 5 minutes.

  We cannot praise Mike and his family highly enough, this villa really was the very best we have ever stayed in. We always spend many weeks deliberating over our vacations, this one was definitely the right choice, everything went to plan, the villa was exactly as described if not better. It was also beautifully maintained and exceptionally clean. Also a big thank you to your management who could not have been more helpful with the concierge service offered. This saved us so much time and expense and introduced us to many options that we were totally unaware of including quality restaurants, VIP Events in Disney, special family fun days etc We will certainly be returning within the next two years.

  We were so pleased with this unbelievable accommodation. It was everything that we expected and more.The pictures posted on your website did not do it justice. Every bedroom was so spacious and comfortable - the pillow top beds in the master sweets were the best we have slept on. The spacious kitchen and open lounge adjoining was ideal for everyone to be in the same room at the same time. We were on a much deserved family vacation and the house had to be perfect - it was. The views from the pool deck overlooking the lake were magnificent! After a day at Disney, the huge pool and summer kitchen were waiting for us, a great way to end a great day. The Kids loved the movie room, we have never experienced anything like this before. It's location to all the theme parks was very convenient and was very easy to get too. We were also thankful for the amazing variety of restaurants and supermarkets within a few minutes of Formosa. Thanks for sharing your home with us!!

  WOW FACTOR 6 Well what can I say, on arrival at Formosa Gardens we were delighted, an absolutely beautiful community. As we drove up outside the Villa, the whole family went WOW. On entry another WOW its huge and beautiful. The kids rushed out to the pool and all you could here were shrieks of delight, WOW, WOW. Then the movie room, we could not get the kids or the adults out of there. 2 more WOWS. This really is the ultimate dream villa, I would recommend it to all ages and for any occassion, we have already rebooked for next year. Kerry and Keith

  Owner response: The 9 bedroom Villa has been recently upgraded and as you can see from the photos, it is now one of the most prestigious Villas in Formosa Gardens. The pool area and Summer Kitchen is amazing, we recently had an independent property agent view it for his clients, his comment on the Movie Room was. "This is amazing the largest and most luxurious movie room I have ever seen in a rental property". The whole Villa has been upgraded, with 7 master suites all with their own bathrooms. Beautiful chandeliers and ornate furnishings throughout.

  We recently celebrated my Fathers 70th Birthday, in this Villa, with a big family Reunion. This Villa was amazing, with everything you could possibly want from a rental property, it had huge living areas and nine full size bedrooms. The pool was the largest I have seen, the kids loved it, who needs Disney, when you can stay somewhere like this. It is also in an excellent location, close to many excellent restaurants. The Management Company were also extremely helpful. Will certainly return next time we are over.

  Very Dissappointing! The house was certainly not what we had hoped for, and not as the pictures on-line portray it to be. It is old, tired and in need of some work. The carpets were extremely dirty and need replacing. It was not as clean as we would have liked, and generally needs some up-dating and paint work. We were also infested by cockroaches both in the garage and house. The neighboring house, also owned by the same people had the very same complaints as us. The owner did try to sort this out with his management company for us, but it did put a disappointing dark shadow over our otherwise wonderful family vacation.

  Recommended for: Pet owners.

  Owner response: These guests were unhappy from day one, not for the reasons in the review but because they were caught with a large dog in the property, they had also booked the property 14 months prior to arrival and were annoyed that the new description on the website refers to the changes that have now been made for 2012, although they had only paid the old 2010 rates. We pride ourselves on customer satisfaction and immediately offered our services to appease them, we arranged at our expense for a full mid stay clean, needless to say, the cleaners did not find one single meadow bug(not cockroach) in the house, but there were two dead ones in the garage, this is Florida, it is bug country!! We arranged for an extra pest control treatment, always carried out monthly in our properties, but they could not treat due to the dog!! Since the guests stayed, the Villa has been completely upgraded, as planned, with new carpets, new window treatment, new paintwork, an amazing addition is the construction of a 650 sq ft summer kitchen/ sports bar adjoining the pool deck, new Travertine Marble extended pool deck and new Sunbathing Terrace, inside the 9 bedrooms have been revamped with more King beds and a new 16+ seat Netflix Movie Theatre. New photographs will be posted of the new facilities over the next few weeks.
