This is the first time I’ve ever had to file a claim to keep part of the damage deposit. This is also the first time that I have added a guest to the informal "do not rent" list for hosts on Fripp. I've had several guests who have complained extensively about things that they knew about before they accepted the house and then made untrue claims it not being clean in order to demand large refunds and threaten me with a bad review. Some people are just like that, I try not to be fussed about it. But this group also did a lot of damage, so I feel like I need to put it on the record. Mary sent me a list of complaints the first day. Some of the issues were resolved or were non issues (Where to find the golf cart key, wifi password, bathroom light switch, remove the stopper in the bathroom sink, etc.). She claimed the storeroom was messy, but guests are not supposed to be in there. I told her I could send a handyman over to check things out or wait until after she left. She said they didn't need anything fixed while they were there. My cleaning service went by to be sure all was well and there were no complaints. Some of Mary's party arrived at 12:30 instead of the normal check in time of 3:00, which caused difficulty for my cleaning service.. Mary claimed my home wasn't clean and that there was sand in the sheets. But my cleaning service is excellent and they remove all the sheets and wash them off island, so there's no way they come back with sand in them. Mary claimed the HVAC filter was dirty, but my cleaning service had just replaced it literally 2 weeks before, so I don't believe this either. My home is not fancy and I believe I describe it accurately in the listing. If she was truly unhappy, she could have refused to accept it and VRBO would have found her another place or done a refund. Or, she could have asked to leave early and requested a partial refund. But she did not do either. Instead she stayed and her group managed to cause 2 flat tires on the golf cart, one of them completely ripping the tire off the wheel. They broke the switch off the golf cart headlights assembly and I had to replace the whole headlight system. They broke the loveseat on the front porch. They turned the AC down to 65 degrees and caused it to freeze up. They left the golf cart covered with unfinished drinks, trash and sand. Then Mary asked/demanded that I refund half of her total cost if I was interested in "settling this informally".
