-----THE VILLA-----
OVERVIEW
Casa Joya Del Mar is a private home vacation rental located inside the gates of prestigious Lagos Del Mar Estates of Punta Mita. We are only 45 minutes north of Puerto Vallarta, overlooking the Banderas Bay. Our home has 6 bedrooms, 6.5 bathrooms, and can sleep up to 16 comfortably. This luxurious 9,500+ sq. ft. executive villa is on the Punta Mita's Four Seasons Jack Nicklaus seventh fairway, only 150 yards from the beach, with ocean and golf course views from the four master suites.

As of October 2022, our neighbor next door began construction on a new house. While we do not anticipate any material construction noise or nuisance, we feel it appropriate to let our guests know. We have tall areca palm trees between our lot (#2) and lot #3. There is also a small road between the lots, and a required fence surrounding lot #3. Workers doing the construction cannot view our guests. They are not supposed to make noise before 8 a.m. or after 6 p.m. and do not work on Saturdays or Sundays. In the unlikely event our guests find any issues with the next door construction, they should immediately advise our house concierge.

DINING
Our staff will prepare and serve you breakfast and lunch. You pay for all food and beverages. For the evening meal, if you wish, we can arrange for a professional chef. You can pay him directly for his services ($175 per night, plus tips). Again, you pay for food and beverages. Choices for on-site dining include the large quartz island in the kitchen, an indoor large formal dining area, the outside dining area on the covered veranda, or under the pergola by the pool and BBQ. There are plenty of great restaurants both inside and just outside the Punta Mita gates.

ENTERTAINMENT
The house has flat screen TV's in each bedroom, plus the media room and game room. High-speed fiber optic Wi-Fi is also available, free of charge. The fitness room has an elliptical, treadmill and stationary bike, plus free weights and a TV. We can also set up our ping pong table and play cornhole anytime. The media room also has has a desk and printer for anyone needing to squeeze in some office work.

GUEST SUITES
This Punta Mita vacation rental has four large master suites, plus a mini suite and a smaller bedroom for kids with four bunk beds. Each bedroom has its own bathroom and shower:
• Bali Master Suite - Sleeps 2 in a king bed
• Cayman Suite - Sleeps 2 in a king bed, plus up to 2 in a twin trundle bed
• Granada Suite - Sleeps 2 in a king bed
• Shanghai Suite - Sleeps up to 4 in two queen beds
• Kauai Mini Suite - Sleeps up to 4 in two queen beds
• Bunk Room - Sleeps up to 4 children or teenagers
All beds have high-end mattresses and linens. Bathrooms have fluffy towels, soap, shampoo, conditioner, and hair dryers. Maximum occupancy is 16. Additional guests must have approval from the Property Manager. There may be an additional cost for more than 16 guests as we may need to temporarily hire additional staff.

KITCHEN
The gourmet kitchen is fully equipped with beautiful solid wood cabinetry and Wolf and Sub-Zero stainless steel appliances. The large quartz island has seating for 8.

OUTDOOR AREAS
Enjoy swimming in a spacious heated infinity pool with three levels. Relax in the Jacuzzi overlooking the golf course and the ocean.

VIEWS
Our Punta Mita vacation rental has beautiful whitewater beach views. The waves crashing on the shore are visible from inside all four master suites as well as the living area and pool area.

CONCIERGE
Francisco (our house concierge) will arrange airport pick up and drop off with a professional transportation agency, usually in a large sprinter van. If you need additional vehicles he will make arrangements for you at your expense. He will do pre-arrival grocery shopping, and can arrange any activities or day trips you'd like to do while staying at our home, such as in-house massages, deep-sea fishing, whale watching, zip-lining, etc. There is no additional fee for pantry restocks or grocery shopping; we charge only for the cost of the food and gas for the shopping expenses.

VILLA STAFF
This vacation rental in Punta Mita comes with a villa staff of five. Odaris is both the housekeeper and cook. Francisco will greet you at the house upon arrival. He has been the concierge at Casa Joya Del Mar for over 16 years and will orient you to Punta Mita. Rosa helps with daily housekeeping and laundry. Our professional chef (Israel) has worked for the Four Seasons and his assistant (Karina) prepare breakfast and lunch on Sundays when Odaris and Francisco take time off to be with their families. Israel can prepare the dinner meal at the request of the guests for a fee.

GETTING AROUND
You are welcome to use our suburban or two golf carts (4-passenger and 6-passenger) inside the gated community of Punta Mita. All drivers of the golf carts and car must have a valid driver's license.

PUNTA MITA VILLAGE
One of the many Punta Mita walking paths will take you to the small village where you can find many outstanding beach side restaurants, or do a little shopping.

AMENITY CARD FEES
As of January 6, 2026, Punta Mita charges a one-time fixed Amenity Card Access Fee per person for golf, racquet club/fitness center, and beach club access. The one-time Access Fee will be added on to Guest's expenses during their stay. This does not include golf tee fees or tennis/pickleball court rentals; those fees are paid separately by the guest.
These fees are:
· Adults and teenagers (13+): USD $50 + 16% VAT + 15% service charge, roughly USD $67.
·Children (ages 5–12): USD $30 + 16% VAT + 15% service charge, roughly USD $40.
·Children under 5 years old: No charge

-----BEACH CLUBS-----
As our guests at Casa Joya Del Mar you have Premier Member Beach Club Access to four beautiful beach clubs: Kupuri Beach Club, Pacifico Beach Club, El Surf Club, and the Sufi Ocean Club. The St. Regis Beach Club are also available to our guests, subject to availability, and they have access fees per person.

PACIFICO BEACH CLUB
The Pacifico Beach Club has been recently remodeled in the last few years:
Closest to the villa and the Four Seasons resort, the Pacifico Beach Club overlooks the Pacific Ocean and the famous “Tail of the Whale” – a natural ocean green – hole 3B! This beautiful beach club features both beach and poolside chaise lounges and a wonderful restaurant. The sunsets here are incredible. Pacifico is very family friendly as they have a designated Children's Pool and playground area.

KUPURI BEACH CLUB
As a guest of Casa Joya Del Mar, you’ll enjoy access to the Kupuri Beach Club, equipped with everything necessary for an incredible beachside experience! No worries, fresh towels are always available.

The Kupuri Beach Club enjoys exceptional views of the long, white sandy beach overlooking Litibu Bay. Featuring daily lunch and bar, you will enjoy this breathtaking scenery and want to return often to this beautiful place. There is a large infinity pool, and soft sand perfect for long strolls while you drop off the small children at the Kiddou Kid's Club for supervised activities. Kids will want to return frequently.

SUFI OCEAN CLUB
A large, sparkling saltwater pool is the centerpiece, with wooden cabanas and daybeds, outdoor showers, and access to the Sufi Pier and beach. The Ocean Sports activities usually disembark from this club. There are multiple restaurants at Sufi, all offering delicious food and beverages .

EL SURF CLUB
El Surf Club located at one of the most famous surf breaks north of Ranchos Estates, La Lancha. It's a great beach for beginner surfers to learn! There is also a restaurant serving great tacos and other specialties and drinks for you to enjoy when not catching the waves.

ST. REGIS SEA BREEZE BEACH CLUB
The St. Regis Beach Club offers our visitors another choice for luxury and relaxation. You can dine underneath their palapa style bar area or at their casual dining restaurant with any one of their sumptuous menu choices, such as wood fired pizzas or the fresh catch of the day. Once you become acquainted with this lovely facility and their many amenities, you will find it a welcome treat for you, family, and friends. The St. Regis Beach Club anticipates that Premier Club access will include food and beverage service as compensation that they require for use of the facilities for children and adults. The fees can be offset based on food and beverages served.
