About this property
Cottage on Beach front Estate with Dockage .Walk to Village
Charming 2-bedroom cottage located on a family-owned waterfront estate that was converted from a circa 1920s chicken coop. This retreat has inspiring views of Shelter Island and is only steps away from the peaceful waters of the Peconic bay. Described by as 'one of the last saltwater farms,' the estate is not only picturesque, but is also an exemplary model of a traditional working farm. Gentle breezes off the bay keep the house naturally cool, so air conditioning is rarely, if ever, needed. Lots of room indoors and out makes the cottage both kid- and pet-friendly. The deck and sprawling lawn make for a great place to entertain friends and family, or the perfect spot to lie back, relax, and relish the view. Stroll along the estate's expansive private beach or have a picnic overlooking the water. The beautiful tree-filled grounds complete the pristine view of the bay and Shelter Island, making the estate an artist’s paradise for all seasons. The cottage is quiet and secluded, yet within easy walking distance to Greenport Village, offering the best of both worlds.
With a strong nautical history, Greenport is a water-lover’s paradise and the perfect destination for sailing, boating, fishing, swimming, kayaking, and canoeing. Mitchell Park Marina is just a short walk from the estate and provides transient slips by the day or week. Please call in advance for reservations to secure your spot.
While downtown in the village of Greenport, explore the local boutiques and stores. Take advantage of the history-rich Railroad, Stirling–Ireland House, and East End Seaport museums. Ride the antique carousel, or take a tour of the harbor on The Glory, an electric launch. Sample the local bounty from land and sea in a variety of restaurants offering casual fare to award-winning dining. Tour the over 42 vineyards located here on the North Fork. Discover the art galleries featuring local and international artists who represent the contemporary to the classic. So much tucked into one square mile and all conveniently within walking distance!
Greenport's proximity to Manhattan, Connecticut, and the South Shore means you don’t have to go far to get away. Enjoy a casual drive from the city, or let the LIRR or Hampton Jitney carry you here stress free. Either way there is something for everyone, so come and experience what makes Greenport charming and unique. For more information about Greenport and all it has to offer,
The estate also offers additional accommodations that when combined can be perfect for family gatherings. Please visit listing #173361--“The Gate House” or 234929 the main house

Very comfortable, with many special touches. Watercolors and photography by artist-host capture the beauty of the property. Pet friendly. Large laundry and mud room, plenty of storage. Nice bright kitchen, fully equipped.

thank you so much for your kind words and recognizing the artist . hope to see you again
Absolutely magnificent place! A real gem! Sunset views, right on the beach. Patrick, who owns the property, was very responsive and helpful. Walking distance to Greenport village. 5 stars all round!
Pat was super friendly and responsive, and the cottage was absolutely beautiful. We had a relaxing weekend walking around the property, watching various animals, and going into town. Our dog loved it too!
Pat was great, picked me up from the train station and brought me to the grocery store to grab some supplies. Place was cozy and super quiet/peaceful. I was here in January so I'd love to come back in the summer and enjoy the beach, which is right on the property.
Thank you, Patrick, for sharing your magical home with us. After a long winter, our week at the Chicken Coop felt truly restorative. The space is very clean, well-appointed, comfortable, and sits on gorgeous property. We loved all the whimsical details! We loved the constant connection to nature—“bird TV” from the bedroom window, osprey flybys, even the occasional late-night wildlife drama. It was such a gift to experience it all so closely. We’re also grateful for your generosity in sharing your knowledge of Greenport and its maritime culture. We leave with wonderful memories and look forward to returning.

ILOVE THIS !!!!!!! PORT AND STARBORAD !!! and your friendship thats come from your stay here <3
Lovely stay in a picture-perfect location! Cottage had plenty of space for me, my husband, and our dog. Waking up to the view every morning was a delight, and Pat couldn't have been a better host. We loved taking the 20 minute walk to town, too. If you're looking for a charming, rustic, clean, comfortable, pet-friendly "country-style" stay in the north fork, this is it!

thank you!!! Stephanie for your kind words hope to see you again , Pat
An important note to future guests is the following 1) meeting Pat will make life feel better; 2) staying in this cottage will further improve your outlook on life; 3) do not panic when you drive up and there is an old barn on your right and something that looks like a slightly damaged chicken coop on your left. What you will find is that you will walk into a fabulously large laundry room and mudroom and through an unsuspecting door into an obliging, aesthetically pleasing, and graciously stocked cottage.

My pup, Rhubarb, and I had a wonderful stay at the cottage and hope to return soon. The setting is beautiful and it was the perfect way to soak in the end of summer. Special thanks for Pat for being a great host!
