Sunset Perch is a modern home set across four levels on Southold’s North Fork, a 5-minute walk from Southold Town Beach and 7 minutes from Greenport Village. Five-bedroom Southold home for 10 with a heated saline pool, a rooftop deck, and a lower-level game and media lounge. Built for multi-family North Fork weeks.



The Space:

Sunset Perch is built across four levels around a double-height great room. A black steel staircase and glass railings run up through the volume, under a vaulted ceiling and walls of windows. The main level is open-plan living, dining, and kitchen, with wood floors throughout and glass doors to the deck.



The kitchen is built for groups who cook: a professional eight-burner gas range with double ovens, a wine refrigerator, a microwave drawer set into the island, and a full suite of cookware and small appliances. A large stone-topped island seats several, with a separate dining table for the group.



Main level: three bedrooms and two baths. One bedroom has a queen bed and a private bath; two more share a full bath. A mezzanine overlooks the great room.



Top floor: the primary suite, with a king bed, a private bath with a double vanity, two walk-in closets, and its own outdoor deck.



Lower level: a game and media lounge with a competition ping-pong table, a smart TV, and a PS5 with four controllers, alongside a fifth bedroom with a full and a twin bed and a full bath. A laundry room with a washer and dryer is on this level.



Outside, a heated saline pool with an automatic cover anchors the yard, surrounded by loungers, umbrellas, and a separate pool shed. An outdoor dining area sits off a professional grill, with an enclosed hot-and-cold outdoor shower nearby. The yard is fully fenced and dog-friendly. A rooftop deck tops the home, reached by an exterior stair, with views of Long Island Sound and Hashamomuck Pond.

Zoned central air conditioning, an EV charging outlet, a living-room Sonos sound system, and commercial-grade Wi-Fi run throughout.



Seasonal Availability of Outdoor Amenities

Outdoor amenities, including patio furniture and grills, are typically stored between Columbus Day and Memorial Day. Contact us with questions about specific amenities during your stay dates.



IMPORTANT NOTES:

-Primary renter must be 25 or older.

-Standard pet fee of $218 per pet, per stay. An additional $100 may apply for dogs that shed excessively.

-No smoking.

-For stays over 21 days, excess utility costs beyond the base allowance are the guest responsibility.

-A refundable security deposit is collected prior to arrival for stays of 29 nights or more.

-Offered for stays of 14 nights or longer.

-Rental Permit #1113.

Full private access to the home, pool, rooftop deck, and yard. Driveway parking for up to three cars. Entry is by key, with details provided before arrival.

Southold sits on the North Fork, on the Long Island Sound side, surrounded by beaches, farm stands, North Fork vineyards, and Greenport Village.



Walkable:

Southold Town Beach – 5-minute walk. Sunset spot; storm erosion has closed sections, swimming limited.

Hashamomuck Pond – on foot down Ruch Lane



By car:

Greenport Village waterfront – 7-minute drive (3.2 miles)

Southold Fish Market – 4-minute drive (2.1 miles)

Southold IGA and village shops – 6-minute drive (2.2 miles)

North Ferry to Shelter Island, Greenport – 9-minute drive (3.3 miles)

Harbes Family Farm, Mattituck – 17-minute drive (11.9 miles)

Orient Point – 20-minute drive (11.2 miles)



Getting Around:

A car is recommended. The Southold LIRR station is approximately 2.2miles away. The Hampton Jitney serves the North Fork seasonally

Cancellation Policy

Bookings canceled at least 30 days before the start of the stay receive a 100% refund. Bookings

canceled at least 14 days before the start of the stay receive a 50% refund.



Guest Insurance

Guests are required to sign a Rental Agreement. A property damage protection policy is included

for stays under 29 nights. This policy covers incidental damage to the home during the stay. It

does not cover trip cancellation due to illness or other personal reasons. A refundable security

deposit is collected prior to arrival for stays of 29 nights or more. Report any incidents promptly.
