About the property

Estate, 5 Bedrooms + Convertible bed(s), 3.5 Baths, (Sleeps 8-14)

Welcome to Mallard View Estate. Perched at the edge of a pristine salt marsh, this 3000 square foot, ocean-view estate is 3/4 mile to town center, Skaket Beach, and bike bath. Fabulous secluded location at the end of a quiet cul-de sac in an exclusive neighborhood, nestled amongst a 1 acre fruit orchard and graced by a large Victorian Gazebo for your afternoon teas or family functions. Kayak able river through the marsh leads from back yard to the beach.

A huge deck overlooks one of the best wild life Marshes on the Cape (a bird watcher's paradise) plus gorgeous sunsets in your own private back yard. Enjoy exquisite views from every room. Two Master bedrooms, two other large bedrooms, plus two sleep sofas. Downstairs is a full separate apartment with bedroom, kitchenette, & living room with sleep sofa, ideal if two families share the home. Dining room table seats 10-12. We provide a computer, printer, and DSL service. For your convenience, a grounds keeper lives quietly above the garage.

We are a short walk to lovely Skaket Beach and Rock Harbor, where the charter fishing boats depart. Special Feature - fabulous 4th of July fireworks occur almost in our back yard, providing you with one of the best views on the Cape. Enjoy it with your friends from our large back deck - a great place for a barbecue. Another unique feature - we face Northwest, so gorgeous sunsets over Cape Cod Bay are perfectly viewed from our deck each night.

Orleans is the center of cultural life for the mid cape. A charming village with wonderful restaurants, stores, ice cream, coffee shops, and antique stores. Also 1/4 mile away is the well known Cape Cod Trail for biking. Provincetown and Hyannis are both just a 30 minute drive for whale watching, fabulous shopping and restaurants. While generally considered a summer hot spot, the cape is delightful off season as well for a quiet getaway.

About Trudy Costantino or Joe Costantino

We brought up our two boys here. We all like traveling but coming home to such a wonderful setting was great. It is our sanctuary in our busy lives.

Trudy Costantino or Joe Costantino purchased this estate in 1985

Why Trudy Costantino or Joe Costantino chose Cape Cod

We originally bought the land for resale, but once we started building the house we fell in love with the view. The sunsets are spectacular and sitting on the deck watching the marsh and bay was so peaceful. We hope that others who rent our home will love it as much as we do

What makes this estate unique

The location is ideal, bike paths are nearby, walking to town and restaurants is a snap and being so close to the beach is a added bonus.

Exceptional Property and Perfect Stay

  • 5 of 5

My wife and I stayed here with family and friends in late June and early July 2016. Trudy was very responsive and easy to communicate with and she was willing to let us hold a tented, catered dinner in the front yard, which served as the rehearsal dinner for our wedding. It should be noted that to hold this event, we were required to rent toilets as to not overwhelm the septic, work with an insured caterer, and pay a bit extra. The front yard was large enough to accommodate more than 70 people, and our families were amazed with the view of the sun setting over the marsh, Skaket Beach, and Cape Cod Bay. After the dinner, we cleared and cleaned and our group went over to the newly opened Hog Island Brewery which is maybe 0.5 mi away. Note that we relied on small shuttle transportation to obey parking constraints. Our wedding photographer came to the house the next day and captured beautiful photos near the gazebo, pergola, and around the fruit orchard. Earlier in the spring, we had actually visited the house and were given persimmons to take home and eat! We witnessed several sunsets at peak high tide which made for spectacular views from almost any room of the home, which was constructed in such a way to maximize these water views. One night there was a thunderstorm and we had a perfect (albeit potentially exposed) vantage point from the master bedroom to film lightning bolts hitting the bay, illuminating the marsh at high tide. The caretaker, Chris, stayed on site above the garage and was friendly and pleasant and kept to himself, helping to keep the grounds looking beautiful. The house itself is very spacious, clean, and comfortable. On our last day, we paddle boarded from Skaket Beach through the Namskaket river and right into the back yard of the house which was something we’ve wanted to do for over a year, and the perfect way to end our time at Mallard View. During our stay we saw numerous deer and various bird species in the marsh (thankfully not getting attacked by osprey as we passed the nest on our paddleboard route). The only negative of our stay was the sandflies (aka no-see-ums) which seemed to ravage me on several occasions. Our stay at the house exceeded all expectations and we thank Trudy and Chris for helping make our wedding week unforgettable for us and our families.

Owner's Response: It was a pleasure having these guest at my house. They were so respectful and easy to deal with. We try to keep up our maintenance as best we can and each year replace and fix what needs to be done. We are not perfect but we try to make staying at our house a pleasant and lasting experience.

Great location

  • 4 of 5

Our large family enjoyed the location and proximity of this house to our favorite Orleans beaches, the rail trail and bakeries. The marsh was perfect to kayak down to the beach. The house accommodated all of us comfortably.

Fantastic Property for Large Groups

  • 5 of 5

This is a gorgeous spot in Orleans, MA overlooking Skaket Marsh. Sunsets are spectacular. The property is beautifully maintained and landscaped and the house is large and spacious, with views of the bay from practically every room. The rooms are large and comfortable and the kitchen is well stocked (there's a second kitchen in the basement!). This is an ideal property for large family get-togethers. The owner is wonderful—communicative and very responsive to your needs. Highly recommended!

Still one of the prettest spots on the Cape

  • 5 of 5

I had stayed here about a year ago and thought this was a rare kind of paradise then, but since then they have added some really cute updates to the house including a whole new huge sunny bedroom which we stayed in . Views, sunsets and birds were amazing. We had some trouble with the front door lock which they fixed within a hour, very friendly workman with some interesting Cape -yarns to spin. The estate is so secure feeling that I didn't even think you needed to lock the front door ,but my mother insisted.

Floors and everything looked really sparkly and clean, and kitchen was well equipped .Beds were all very comfortable and new feeling, but the privacy and tranquility here beats any medication you could ever take; which is why I'll be back for another retreat and tell my friends about how nice it is to have breakfast in that wonderful Gazebo or Pergola out in the orchard. We saw beautiful red foxes and deer ,besides more birds then any of us could identify. They said there was a Otter out back in the river but we weren't lucky enough to spot it. It was a fabulous ,restful, vacation ,who could not love those endlessly changing views in a well designed house.

Beautiful vacation!

  • 5 of 5

I had a wonderful vacation at Mallard View last summer! I just happened to join some close friends and their family and I was lucky to be introduced to such an awesome place. It is right on the bay and the view is amazing! The property is large and private with your own apple orchard and gazebo right out front. The house is very charming, clean, and spacious. Having three levels makes it perfect for a large family, several families, or just a lot of friends. The windows let you enjoy the view from every room, and the living room and dining room on the main floor worked out perfect for a dinner party and some dancing. I really loved the large deck and the backyard facing the water. It was the perfect spot for barbecuing and lawn games. My family has been having our annual family reunions all along the east coast for many years. When I was little I remember our family reunions being one of the highlights of summer vacation. I had such a great time at Mallard View last summer so I requested my next family reunion to be there. It is fun and relaxing for little kids, older adults, and everyone else all at the same time. This place will be perfect for all of us, and I am excited to come back this summer!
