HOUSE RULES

BEFORE ARRIVAL
• A signed rental agreement and $200 security deposit hold are required before your lockbox code is released. The hold is placed 1 day before check-in and released 3 days after checkout, provided no damages are reported. (airbnb.com/help/article/465) (airbnb.com/help/article/140)
• Travel insurance is strongly recommended. No refunds or date changes after the free cancellation period, including for weather or hurricane season (June 1–Nov 30). Insurance, damage protection, and processing fees are non-refundable.

CHECK-IN & CHECKOUT
• Check-in: 4:00 PM or later. Early check-in may be available for $50–$100 — not guaranteed during peak seasons or holidays.
• Checkout: By 10:00 AM. Late checkout: $50 per additional half-hour.

GUEST POLICY
• Booking guest must be 25+ and present for the entire stay. No third-party bookings.
• Max occupancy: 8 total guests, with no more than 6 adults (anyone 2+ counts toward the total). Local short-term rental and fire-safety codes strictly enforce this limit — it applies to day visits, overnight stays, and any gathering. Over-occupancy fee: $150/person/night
• Only children are permitted on top bunk beds.
• Open-invite gatherings, excessive noise, and unauthorized visitors are strictly prohibited.
• Photos are for reference only. Decor and games may vary. Room layouts and bed sizes remain as shown. No refunds for minor changes.

PARKING
Tandem parking for up to 2 vehicles in the driveway. The driveway is steep — please use your parking brake. No street parking, RVs, boats, trailers, or commercial vehicles.

QUIET HOURS
10:00 PM – 10:00 AM, mandated by the City of Asheville noise ordinance. This is a legally binding municipal regulation strictly enforced — violations may result in a $250 fine, loss of security deposit, and immediate removal without refund.

SMOKING
No smoking inside. Outdoor smoking only — away from open windows and doors. Indoor smoking: $250 fine + loss of deposit + professional cleaning costs.

HOT TUB
• No oils, bath salts, soaps, or glass — violations result in a $350 fine plus repair costs.
• Do not sit or stand on the hot tub cover — replacement cost is $400.
• Use at your own risk.

SECURITY & DEVICES
• Front porch camera faces the driveway only and is active during your stay. Tampering fee: $200.
• Do not tamper with smoke alarms or unplug WiFi routers. Tampering fee: $200.

NO GUEST ACCESS
Locked and labeled owner’s closets are not for guest use. Do not tamper Unauthorized access results in a $500 fee.

PETS (Dog-Friendly!)
• Up to 2 dogs (50 lbs or less) with pre-paid $150 fee. Undisclosed pets: $200 per pet.
• Housebroken dogs only. Crate when left alone. Bring your own crate and pet towels.
• No pets on furniture or in bedrooms. Clean up all waste in outdoor bins.

Misrepresenting a service animal is a Class 3 misdemeanor under NC General Statutes § 168-4.5.

GOOD TO KNOW
Local Wildlife
You're in the mountains — you may spot black bears (especially spring through fall), deer, wild turkeys, raccoons, squirrels, and the occasional snake (mostly non-venomous). A few simple habits keep everyone safe:

Never feed wildlife
Store all food, trash, and coolers inside when possible
Clean up immediately after grilling
Keep car doors locked with windows up if food is inside
If you see a bear, stay calm, keep your distance, and do not approach

GRILL
Pull the grill away from the home before grilling. Supervise at all times while in use. Clean after each use.

PROPERTY CARE
• Do not move or rearrange furniture.
• Showers: keep curtain liner inside the tub at all times.
• Toilets: toilet paper only — no wipes, feminine products, or trash.
• Restricted items: no candles, confetti, glitter, or hair dye. Fee: $200 + damage costs.
• Biohazard cleaning (vomit, urine, blood, feces): $250 fee. Unsanitizable items replaced at guest's expense.
• We have monthly pest control and bed bug inspections. Keep doors and windows closed to minimize pests.
• We cannot offer refunds for power, internet, or cable outages beyond our control.

TRASH
Bear proof trash bins are located in the backyard next to the garage. Please ensure they are completely closed after place garbage inside. There is no routine pickup, our cleaners will collect it after checkout.

WHAT'S PROVIDED
Dishes, cookware, linens, and 2 bath towels per guest. Starter supplies: paper towels, dish soap, 2 dishwasher pods, 2 laundry pods, trash liners, hand and face soap per bathroom, and 1 roll of toilet paper per bathroom. Keurig provided — bring your own pods. Personal care items not provided.

Cozy spot just minutes from downtown

Perfect spot for a morning coffee downtown, slopes at Black Mountain by afternoon, and then dinner back in the cozy living room. Extremely helpful when questions arose and even forthcoming with local ideas to pass the time. Will absolutely stay again mostly due to location but also the immense cleanliness of the house.

Very clean, comfortable and beautifully decorated house that was perfect for my family’s visit to Asheville. We were only a short drive from just about anything in the area, from the River Arts District to great hiking trails. Very comfortable, well stocked and spacious accommodations within close proximity to everything Asheville! My boys loved TVs in every room, the game room and hot tub! The view from the porch was beautiful!! We did do the Biltmore one day and ventured not too far away to tube with Mad Co tubing which was an incredible experience. Asheville is still recovering, but don't let that stop you from a visit. Lots to do and see and everyone was so grateful for us being there and the support! Thank you for a great end of summer vacation!!
