Relax in a spacious, clean, well equipped 2 bedroom condo minutes from world class beaches for a price that won't kill your vacation budget! The condo was updated in summer 2013 with new carpet, flat screen TV, and new patio furniture. The sleeper couch in the living room was updated in 2014.

This is the Big Island, and there's lots of things to spend your money on beside high priced lodging! The units at Fairway Villas are all nice and very much the same, so why stay with us?

Well, #1 we have a great price! #2 we have an excellent location near the pool, fitness center, barbeque, and overlooking the golf course with a mountain view, #3 we have a dedicated, covered parking space close-in which keeps your car out of the hot sun and shortens your walk (which very few units have).#4 we do not use one of the large management companies. We have a smaller, dedicated cleaning and maintenance crew which gives us immediate feedback regarding any problems. This means your unit will always be clean and ready for you!

We're just a short 20 minute drive from the Kona airport. Visit the nearby Costco or Safeway to stock up on supplies before you get head down the highway to the condo. Once you settle in to your condo, you'll appreciate the relaxing surroundings and convenience. Some of the nicest beaches in Hawaii are within walking distance or a short 10 minute drive away. Two mini shopping centers are just 100 yards past the gated entrance to the complex, offering you fine dining, a food court, a small grocery store, shopping, and a gas station.

You can enjoy breakfast or an evening glass of wine on the 2nd floor lanai overlooking the 15th fairway of the Waikoloa Country Club's beach course. The unit is centrally located and only 50 yards from the fitness center. Grill your steaks or seafood on one of the 6 large gas grills adjoining the fitness center. Relax in the infinity pool just a few steps further away, or loosen those sore muscles in the outdoor hot tub. Stroll the manicured grounds of the complex, or step outside the complex and walk the trails of the Waikoloa petroglyph preserve which are just yards away.

Beach gear you might need such as boogie boards, beach chairs, beach towels, beach umbrella, or a cooler, all are provided for our guests.

Watch the evening sunset at the world famous Anaeho'omalu Beach (A-bay), which is just 1/2 mile away. Walk there or drive and park in the spacious public lot. Or take a dip in the placid waters and snorkel amid the tropical fish,coral, and turtles. Many other world class beaches are just a short drive away.

You'll find everything you need in this well equipped unit, tastefully decorated with Tommy Bahama furniture and accessories. The kitchen is equipped with everything you need to cook your vacation meals. Enjoy the tropical breezes on the lanai, or relax inside in the comfortable living room.

Note: the unit is strictly non-smoking, as is the entire Fairway Villas complex. Smokers must step off property onto nearby sidewalks to smoke.

Everything needed to make your stay in Hawaii is provided, so all you need to do is have some fun!

Needs some maintenance

Stayed 8 nights in late May 2017. Property manager was responsive and easy to work with. The condo, like all condos in Waikoloa Beach Resort, is located near shops, dining, and the beach at A-Bay. Comfortable beds. Nice views. Air conditioning worked well. Unfortunately, the condo is a bit run down, and we cannot recommend it given the wide selection of condos in the area.

CLEANLINESS. Kitchen and bathroom surfaces were clean. Dishes, pots, and pans were dirty. One saute pan was covered with congealed grease. There was a Band-Aid stuck to the floor in the master bedroom. Most of the bath towels were stained - not dirty, but stained - and some were actually unraveling at their seams.

BUGS. There was a problem with cockroaches in the condo while we were there. The owners have put out roach traps but a professional extermination is required. Despite what some property managers may tell you, this is not a normal condition for condos in Hawaii. This was our third visit to Waikoloa Beach Resort in the past five years, and this condo was the only one with a bug problem.

KITCHEN. Good selection of pots and pans for cooking. Most of the saute pan bottoms are rounded from overuse. This is a problem as the stove is an electric glass-top model. Nice new coffee grinder. Ice maker in refrigerator is broken. Dishwasher doesn’t clean well; more of a final rinse than primary cleaning.

WI-FI. The Wi-Fi worked, but only for a while, before it had to be reset. We ended up poaching the Wi-Fi from a nearby unit instead of resetting the modem every time it stopped working.

LANAI. The lanai faces a golf course with no other buildings around, so the privacy is great. Nice comfy furniture. Unfortunately a wall on the west end of the lanai blocks the sea breeze, so the lanai gets hot and stuffy, even at night. Owners should install a ceiling fan, as most of the other units have done.

BEACH GEAR. Snorkeling gear is provided, but is mostly not usable because the clips which are supposed to connect the snorkels to the mask straps are missing. Beach chairs, umbrellas, towels, and boogie boards were also provided​, and these worked well.

AND FINALLY. On our last day in the condo, the cleaning crew arrived and attempted to enter the apartment without knocking or ringing the doorbell at 8:30 AM! Be sure to keep the key from the lockbox inside the apartment until you check out.

Owner's Response: I am sorry you did not find the condo to your liking. I recommend that potential visitors read all of the 30+ reviews on website, most of which are 5 stars. I am a bit perplexed by some of your comments. My wife and I were in the condo shortly before you were and we did not find any of the problems you listed. If a guest reports a problem to us, we always try to fix it as soon as possible. We want every guest to enjoy their stay. 1) Snorkel gear is NOT provided. Some is left behind by previous guests, so condition is variable. Same with other stuff left behind by guests. Owner provides beach chairs and beach towels only. 2) Roaches will show up from outside the condo if you leave food out. Check in instructions clearly mention this. Hawaii is tropical and roaches live there. I guess we disagree on why roaches may show up. The condo does receive periodic pest eradication. 3) If the cleaners made a mistake and showed up a few hours early, it was just a mistake, certainly not a policy. I apologized to you and informed the cleaners of their mistake. 4) Have been to condo many many times myself and never found dirty dishes, and have not received any other guest complaints on this subject. Also, I find the dishwasher works fine. 5) Wi-Fi has never been a problem. Never had a complaint about this item either. If modem/router has developed a problem, it will be replaced. 6) Some, not most, other condos do have a fan on lanai. Breezes in Hawaii change direction and intensity frequently, so comment about condo to the west blocking breezes is puzzling. Maybe you had an evening with no breeze. We find the tropical breezes at night often sufficient to sleep by with no A/C on. The ice maker IS broken, but this is not a secret and is mentioned in check in materials and condo listing. Has been fixed several times, and keeps breaking. Bad GE design apparently. I will not replace refrigerator just because ice maker does not work. Plenty of ice cube trays provided, so there is never a shortage of ice.

Wonderful stay

A great location, spacious and comfortable condo, had everything we needed. Appreciate the covered parking and the grill area. Enjoyed the restful green and view of Kohala mountains from the lanai. Very happy with our choice.

A great vacation condo

Four of us recently spent 23 nights in F-22 at Fairway Villas. The condo is bright and airy with a lovely view of the golf course. It is well furnished and in a great location. It is convenient to the amenities in the complex and is just a short walk to shops and the beach. It is well located for getting to Kailua-Kona, Kawaihae, and Waimea. We made it our base for seeing much of the island, though we did spend a couple nights in Volcano to fully experience that area. There are many excellent restaurants and fine beaches not far from the condo, though a car is a necessity if you plan to leave the resort at all. We will all have many lovely memories of our time in the condo and on the lanai drinking Kona coffe and watching the golfers and the geese! We'd go back in a heartbeat.

Comfortable with lots to do

Nicely appointed cond with plenty of beach and snorkeling supplies. Sitting on the lanai overlooking the golf course in the comfy chairs was one of the best ways to relax. It was great to have the pool nearby and easy walking distance to the King and especially the Queen's Marketplace, which has a grocery, nice coffee shop and Sensei Restaraunt (which is fabulous). Don't miss going to the Lava Lava Beach Club for lunch, happy hour or dinner--great atmosphere, and affordable food with sizeable portions (the pork nachos are incredible). Another unexpected find is Mai Grille,

at the King's course clubhouse-- great food and unexpectedly reasonable prices for a resort. Ed is very responsive, and provides some great tips for the area.

The only reason for 4 stars is because it is a second floor condo, so you can hear neighbors above sometimes-- but given the price its a lovely place and certainly much better than a hotel room.

Delightful Stay

I had a delightful stay at this unit. It's as lovely as it appears in the photos and is stocked with just about everything guests could want to enjoy their stays. The location is the best of both worlds. On the one hand it has the convenience of being just a 5 minute walk to two shopping centers with a grocery store, restaurants, and numerous other shops, yet the Fairways Village grounds themselves are very peaceful, quiet, and relaxing. The location also is just a short walk or drive to A-Bay and about a 10-minute drive to what I think are the two best beaches on the Big Island--Hapuna and Muana Kea. I also appreciated the top-of-the line equipment in the fitness center and also top-of-line Weber barbuques very close to the unit. Finally, Ed, the rental agent, always was very helpful and responsive and a pleasure to deal with. I've visited the Big Island more than a half-dozen times and I highly recommend this unit.
