The Space:

Welcome to our stunning villa, nestled in a lush, luxurious setting. Upon arrival, you’ll find the guest house at the rear of the property, featuring Bedroom 1 and a private rooftop terrace. The main house boasts a private patio, a pool with a kids pool, and numerous sun-soaked and shaded lounging areas. Located within walking distance of Tulum’s town, and very close to La Veleta, Holistica, and popular restaurants and bars, this villa offers an open design, high ceilings, and nature-inspired chic decor, creating a bright and inviting living space.



Wall-to-wall, floor-to-ceiling sliding glass doors give you access to the private patio with a beautiful pool and a smaller kids pool to enjoy with a waterfall feature that creates a sanctuary-like feeling! The private rooftop terrace has cushioned sun loungers, a grill, and another plunge pool, perfect for sun and fun.



There’s a beautiful sunlit sitting room with a comfy sofa and a large Smart TV next to a long dining table for 10. The fully equipped kitchen features high-quality stainless steel appliances and everything you need to prepare meals at home. There's also a breakfast bar for a quick snack or coffee hangout.



When it’s time to rest, there are 4 bedrooms and 4 full bathrooms to accommodate 12 guests as such:



BEDROOM 1 (guest house) is a master suite with a king-sized bed and a twin/single trundle bed underneath that pulls out.



BEDROOM 2 (main house) is a master suite with a king-sized bed and a twin/single trundle bed underneath that pulls out.



BEDROOM 3 (main house) features a queen-sized bed with a twin/single trundle bed underneath.



BEDROOM 4 (main house) is a loft room without a door but rather a partition for privacy. It features a queen-sized bed with a twin/single trundle bed underneath.

You’ll be steps away from the gorgeous Bardo Hotel, where you can have an outstanding Mexican culinary experience and a 1-minute walk to Palma Central, famous for its Live Salsa Tuesday night dance party. La Veleta’s 7th Street is popular for its restaurants and bars, just a 15-minute walk | 3-min drive.



For a wellness experience, Holisitca is just a 15-minute walk. They have the best breakfast in Tulum, non-stop yoga classes and daylight ceremonies, such as temescal, cacao, ice baths, sound healing and other soul-enriching activities!



And when it's Sargassum season at the beach, don't despair! The beach isn't the only attraction in Tulum. You can still find amazing things to do, like:



- RIVER FLOAT at SIAN KA’AN BIOSPHERE. The best float is via "Laguna Tours Muyil" (on G Maps).

- NOPALITOS LAGOON, a magical lagoon & nature sanctuary you can access for a small fee per person & bring your own food & drinks. There's also a day club called NEEK Tulum (with cover charge)

- VESICA TULUM, a CENOTE DAY CLUB situated only an 8-min drive from the property.

- GOLF: PGA Riviera Maya Golf Club - 32 km | 20 mi or DREAMS Tulum - 13 km | 8 mi



There are many fantastic restaurants in Tulum, but here are a few we recommend: Burrito Amor, Norita Tulum, Tora Tulum, Casa Banana, and Pasha.



Getting Around:

The property is about 120 km/75 miles or about a 1 hr 45-min drive from the Cancun International Airport (CUN). There is a new Tulum airport (TQO) if you’d like to see if your flight flies. It’s about 39 km/ 25 miles or a 30 min drive. If you’re not coming by car, it’s best to pre-arrange your airport transfers. There are shared-ride and private transportation options, as well as rental car options at the airport. Let us know if you need any assistance. We’d be happy to help! If you arrive by car, you’ll have 2 gated parking spots.

Please note: Tulum is experiencing high growth, so you could hear construction noise during the day from surrounding developments, noise from the avenue the house is located at or experience power outages from the neighborhood, all outside of our control and we cannot be held responsible.



First time in Tulum? The property is surrounded by jungle, and our cleanliness standards are the highest, but that does not prevent the occasional insect from coming inside. Keep this in mind before you book.



Housekeeping rules to keep in mind. Please:

- hang towels; don’t leave them on the floor.

- throw toilet paper in the trash basket and not in the toilet bowl to avoid plumbing problems. (Tulum has a sensitive eco-system)

- close the doors and windows and turn off the fans and A/C every time you leave.

- take out the trash to the bins on the left side of the guardhouse by the main entrance.

- visitors are not allowed.



Guests may need to climb stairs to access certain areas of the property.



There is an alarm with a closed TV circuit at the villa’s perimeter. The cameras face outside areas only and are strictly for the safety and security of our guests.



NOT SUITED FOR CHILDREN UNDER 7 OR WITH NO SWIMMING SKILLS DUE TO THE OPEN POOL AND OPEN STAIRWAY.



Complimentary cleaning is not included for extended stays. However, a cleaning service is available for an extra fee. (Laundry not included) Please provide at least 48-hour advance notice.



Late check-out is subject to availability with an additional fee. Please contact the host.



ALSO:

- Travelers must be at least 21 years of age or older to book.

- No more guests than those listed in your reservation are allowed.

- Guests might be required to present an official ID at check-in or during the stay.

- Guests are responsible for damages that occur or extra cleaning costs as a result of their stay.



- Pets are allowed with prior authorization. Pet fee is $45 USD. Only one pet per reservation. Please contact us if you’re traveling with your pet.

Pet rules are as follows:

- Domestic animals (dogs or cats) only. Animals such as reptiles, arachnids, and birds, among other species prohibited by law, and entry will not be allowed.

- Must comply with all the rules (vaccination card, walker collar), or pet will not be allowed entry.

- It is forbidden to use the property’s crockery and glassware to feed your pet. The Owner must carry the necessary feeders for this purpose.

- It is forbidden to bathe pets in the showers in the room (as well as the use of towels).

- To avoid accidents, never release your pet while it is inside the development facilities. To maintain a clean and pleasant space, avoid letting your pet relieve himself in public areas.

- Pick up and clean up the solid and liquid waste of your pets.

- All damages caused by the pet in the Distrito La Selva development must be assumed by its owner.

- These rules apply from the moment the pet enters development.



** A breach of any one of these below house rules will incur a $300 USD penalty fee. **

- No smoking of any kind (tobacco or cannabis) is allowed in the condo, and the use of any recreational drugs at the property is strictly prohibited.

- No parties or events are permitted, illegal activity is prohibited, and excessive noise won't be tolerated.

- No loud music is allowed. Please be respectful of the neighbors.



Interaction with Guests:

It’s a self-check-in property using a code to the smart lock. The code will be sent before your arrival.
