During off peak months, I 've priced the "Sunset" House to be more affordable for smaller parties. I'm able to do this by charging per guest. So it's VERY important that upon your inquiry that you to enter the Exact number of guests that will be accompaning you.t If there are some guests that only stay part of your reservation, they must be noted and will be charged for the nights that they are staying. Children under 2 are free. Also, it's important to let me know if you're planning to bringing a boat or pets.
Fees such as housekeeping, boat dockage are itemized so that you're not taxed on them. Sorry, at times, it seems like a lot of "add ons" but it brings down the cost of your reservation.
This "Gem" is show cased on the point a well hidden and upscale waterfront area in Folly Beach called Sunset Point. It's named that for a reason because you'll not experience any more breathtaking Sunsets and views anywhere. With many surrounding pristine homes this home rightfully named the "Sunset" House offers all that you desire for a restful and enjoyable vacation in the Low Country offering so many extras for your comfort and ample off street parking.
Located on the Folly Inlet with a deep water dock you'll not only enjoy the activities that the dock and inlet can offer but the beautiful wildlife all around you. The marshes surrounding you are truly panoramic and change colors depending on the season and the stage of the sun. Many wild life species such as Egrets, pelicans, and dolphin are all around the dock for you to enjoy and admire. Don't worry, No alligators here! Include the breathtaking sunsets and you'll think you're in heaven. This is one of the most beautiful homes (and well kept secrets) on the island and this perfect slice paradise is now available to you for a unforgettable vacation. Just drive down the private road and run into a spectacular view of the inlet and surrounding waterways. This unique location offers unimaginable, views and one of the few private docks on Folly Beach while offering exceptional seclusion and privacy for your family. The beach (approximately 6 blocks away) and all of the excitement of Center Street is a short walk away.
This nicely appointed home with too many extras to list is tailored for those guests that like the luxury feel but still desire a casual vacation. The "Sunset" House offers 4 private bedrooms and 2 1/2 baths (plus an enclosed outdoor shower with HOT and cold water) is PERFECT for any holiday or special occasion, or just a restful vacation. You'll feel like you are 'right at home' in this peaceful, tucked away quiet location.
Sleeping 10 with a comfortable futon in the sun room, you'll enjoy water views from just about every room. A large family room, fully equipped kitchen, and airy sun room gives you This welcoming home allows privacy and plenty of room to spread out. Rest on several nicely furnished decks, balconies, and covered seating areas overlooking the Folly Inlet. Have your morning coffee, enjoy beautiful scenery in any of the above mentioned areas for those breath taking views. The grounds are manicured and treated monthly for mosquitoes and pest (as well as the interior of the house) so you won't have to worry about all that unpleasantness. You'll be able to enjoy the outdoors watching the daily activities of the inlet including the wildlife and the humans. This part of the island is the way to go when you just want to 'beat the 'crowds'.
Lounge right in your 'back yard' on the dock and see all kinds of interesting sites changing by the minute. Boaters, water skiing, para sailing, paddle boarders, fishermen and kayakers. Join the fun for a short adventure down the river to Sunset Cay Marina or to Bowen's Island ( driveable, too) for a great lunch or dinner. You can also head the other direction up the river and hang around the bridge to see who is going and coming and glad that you are not in all of that traffic. Or you might just want to bob around and soak in the sun on an over sized float with a nice cool drink in your hand while tied to the dock. No worries!. You may even feel like catching your own dinner by just doing a bit of fishing shrimping, or crabbing right off of the dock. One thing for sure is that you'll experience the most exquisite sunsets. Just take a breath and appreciate the beauty of it all.
Standing on the deck of home, you have 180 degree views of the Folly Inlet and many Charleston landmarks including the Morris Island Light house and the Ravenel Bridge.
This newly renovated home with updated furnishings and window treatments can comfortably sleeps 8 to 10. The house has wonderful nooks and crannies for gatherings of friends and family. A large sun room with a view of the Inlet with a flat screen TV, a futon, ample seating, and a dining area for 6. Off of the sun room is a spacious great room with a wood burning fireplace with a beautiful mantel, flat screen TV, sofa, love seat, comfortable over stuffed chair, and dining for 8-10.
The spacious kitchen includes a large walk in pantry and equipped with stainless steel appliances is perfect for those who enjoy cooking! Plenty of bar/cooking area with 5 bar stools for those "on lookers". You'll find all that you'll need to prepare those great meals for your family and guests with ell stocked with pots, pans, roasters, large pots for boils, crock pots, cutting boards, array of cooking knives, oyster knives, baking pans, mixers, blender, 2 coffee pots, grilling utensils, serving platters,nice dish wear and drink glasses, etc. You name it...it's just ready for entertaining.
Off of the kitchen is a spacious laundry room with a washer and dryer and extra storage. A half bath is off of the foyer and accessible through the Laundry room.
A queen bedroom is located downstairs off of the family room with the fireplace.
Three bedrooms are upstairs including the master suite with a very abundant master bath including a spacious jacuzzi and a large walk in shower. Spectacular views of the Inlet and afar can be viewed from the master BR's bistro set on it's own balcony. Pamper yourself!
Two additional bedrooms upstairs consist of a BR with a queen bed and a large high boy for plenty of storage, a walk in closet, and a flat screen TV, and one window with a view of the water. The third BR has 2 twin beds, a walk in closet, a flat screen TV, and a nice double window view of the water.
There is a full hall bath with a bath tub and shower upstairs next to the 2 bedrooms.
The linen including sheets, blankets, towels, and comforters are of very nice quality. The bathrooms have just what you would expect at home. Soft bath rugs, nice shower liners and shower curtains, tooth brush holders, etc. You'll feel like you're in a B&B rather than most beach houses.
Bath rugs are changed out, along with the comforters, pillow shams, and blankets after each reservation. Fresh ones are replaced for your visit!
Three plus parking bays below the house are available with an additional storage (BOAT) area, if needed. Their is more room available for additional parking on the property. Entry is also accessible off of the carport to the basement where you'll find additional storage for you things. I do have several beach chairs located there for your use along with sand toys, and other fun stuff. There is also a beach cart that holds up to 4 beach chairs, a cooler, and an umbrella to use for the dock or the beach.
The neighborhood is very safe for the children to play outside, ride their bikes and explore their surroundings. Located on a cult a sac, there's not many cars coming this way other than the neighbors. I raised my 2 girls in this house and neighborhood never had any worries about them doing these things.
You won't have to worry about those beach 'neighbors' that just might be renting next to you and may be into full vacation mode by overindulging and having" additional friends" over for the week. That stress can certainly put a damper on your vacation. Instead, you can just take in all of the beauty and serenity of being on the water while grilling out, chilling out, and watching sunsets.
You boaters remember No boat landings to deal with. You know how that can be especially in the Summer when they can become quite interesting with the crowds. If you know what I mean! Just dock your boat, canoe, kayak,or jet ski at your dock and walk right in to your home. Bring all of your floating toys and tie up to the dock. You can sit back in the cool water and take a look over at the bridge and watch all of the hustle and bustle of people waiting in line coming and going from the beach. But....not YOU!
If you need accommodations for extra guests, the Sunset House has a 'little sister' called the 'Lil Pearl"' located in the that interior of the island only 4 blocks from the beach. It's , a sweet little 2 BR/ 1 Bath/ hot & cold outdoor shower/ ground floor cottage only 4 blocks from the beach. It accommodates 4-6 guests. You can view it at listing number 654511.

About Teresa L. Mincey
My husband and I built this home in 1991 after moving to the Low Country from Columbia, S. C. After many years of looking for the right property, we found paradise. Our desire was to raise our 2 daughters in a safe place while enjoying the beach and all of the fun things Folly has to do. Living on the water and being outdoors allowed our girls to grow up learning how to crab, fish, shrimp and an all around appreciation of the water and all of the beauty this home has to offer. They are pretty much grown and out of the house. Now, I am in that ''sizing down mode' and it's time to let others enjoy this home located in such a beautiful place.

What makes this House unique
You can r sunbath on the private dock while enjoying all of he river activities, views and outrageous sunsets. You'll have to decide...beach today or hanging on the river. Sometimes, I find that a very tough decision and feel so fortunate to have it! There's several seating areas(inside and out) to relax and enjoy your time off while enjoying your privacy. The "Sunset" House is just a great place to escape the crowds, keep busy, if you want, or just do nothing.

Great house in a great location
The house is located on the Folly River with a deep water dock. It is within pretty easy walk of the beach and downtown. The house itself is beautiful, downstairs is very open with lots of room for everyone to gather (with the kitchen as part of that space). One bedroom is on the 1st floor (though we had someone sleep on the enclosed porch as well). Only a 1/2 bath downstairs and two full baths upstairs as well as three bedrooms. We used the dock for both a motor boat and kayaking with no problems. The marsh right across from the house is fun to explore on kayaks. There were 8 of us and we didn't feel crowded at all (didn't run out of hot water either!). There is an outdoor shower which we used (and loved) on a previous visit but it was a bit too cold to use at Thanksgiving.
This house is absolutely amazing. Everything from the view, the lighting, interior etc. Thank you so much for sharing your home!!!

I loved hosting Edgar and his family. They were just wonderful and had their own hospitality! They invited me over for dinner to enjoy their culinary treats from Puerto Rico. It did feel strange going to my house as a guest and I loved it. The company and food was off of the charts!
I'm worried about them since Hurricane Irma ravaged their beautiful island. I hope they're well and safe and pray for them every day.

Enjoy the laid back life style at "Folly" ("Folly" is how "those in the know" refer to Folly Beach. That's important. You have approximately 27 Restaurants and many great food trucks to select your chosen cuisine. A beautiful beach and sunsets that words can't describe. The locals will make you feel right at home as enjoy meeting visitors to "Folly" because it's like no other place on the earth and most appreciate that and embrace it. First of all, you must take a stroll down Center St.to get your bearings straight, as it's located in the middle of the Island. Take advantage of all of the musical artists that are preforming in most eating establishments. Just pop in and take a listen, as it's always free of charge. Later in the evening, there's plenty of dancing or just taking a walk on our very safe beach. Check out Blu one of the few ocean front Hotels. They have a great Tiki bar for all to visit and you're on the beach. Inside, check out the great restaurant and up scaled lounge called Tides. Be sure to go to the lobby for information on attractions, etc. in the Folly/Charleston area. Also while you're out and about, look for a Folly Current that's published locally and it will let you know what's going on around the beach while you're here. We have a local shuttle to get you around for a very low price. You can also rent bikes or a golf cart to get around the island. There is usually some type of festival or holiday that is being celebrated on a monthly basis. So there's usually something going on no matter when you're visiting "Folly" . We have fireworks on the 4th of July, Folly Gras in Feb., the Pub Crawl in March, Sand and Sea Festival in May, the Taste of Folly in Jan., a major Christmas Parade, and many more. Believe me the streets never "roll up" here! The Folly River/Inlet offers so many activities. Fishing, boating, crabbing, shrimping, kayaking, and paddle boarding are always being enjoyed by all. You have to be on the River (West side) to enjoy the most beautiful sunsets ever! Be sure to seek this out when your here, If you aren't on the river for the sunset, go to the Sunset Cay Marina and have a nice chilled drink and partake in a beautiful experience of seeing the sun set at "Folly". The Folly Beach Fishing Pier is another beautiful place to spend some time. Even if you're not going to fish, you can take a great walk and see all of Folly and the "Big" water. Take a picnic or grab an adult beverage from the great restaurant located at the pier. It's allowed to have alcohol if it's purchased at the pier. The Pier hosts 4 to 5 Moonlight Mixers from May till early Fall. Listen to some great music (usually shag music) and "shake a leg" if you're in the mood. Just relax, slow down, and enjoy the people and beauty of where you are, as there's no other place in the world known as "Gods Country" . Thank you, Lord.

****You are welcome to pay the owner directly by check to avoid the VRBO/Homeaway Fees. If you choose to do so additional payment arrangement terms can be arranged. There is a nonrefundable pet fee and boat dockage fee of $250.00 for 5 days plus and stay and $175.00 for stays under 4 days. ***The fees are itemized in order for you NOT to be charged taxes on services like housekeeping, pet fees, etc. IF YOU ARE BRINGING A BOAT, YOU MUST MAKE THE OWNER AWARE AND PROVIDE YOUR BOAT INSURANCE DECLARATION PAGE and there is a dockage fee may apply. RATES AND LENGTH OF STAYS ARE SUBJECT TO CHANGE UPON AVAILABILITY and Holidays Late check out by 6 PM Offered for $250.00 if the property is not reserved for an incoming reservation. Any special hosting events MUST be approved by the home owner and are subjected to additional rental fees and contract. Events over 20 people must arrange for a Port a Potti due to the private homes being on septic tank. Again, MUST HAVE OWNER APPROVAL. Most of the Private Homes on Folly are on septic tanks. Please use septic tank "friendly" toilet paper, etc. and be very careful what is put on the toilet. Septic tanks can become a huge problem if not properly cared for. You don't want to be around for that! I do thank you, in advance. Please utilize leash laws and review and respect Folly Beach Ordinances! New Ordinance just passed in Oct., 2017 is no plastic, glass, or styrofoam allowed on beaches or surrounding waterways including Folly Creek/inlet Cleaning and Linen fees for stays up to 30 days and longer are subject to change.
