Completely renovated in 2011, this cottage has hardwood floors, a fully-equipped kitchen with granite countertops & stainless steel appliances, including gas range/oven, dishwasher, & microwave, as well as a stackable washer/dryer. Each bedroom sleeps 2 people with 1 full bed & 2 twin beds. An AC unit in the livingroom keeps the entire house cool. The marble-tiled bathroom has a shower, but no tub. There is also an outdoor shower with hot & cold water to enjoy after a day at the beach or just for fun. The backyard deck has beautiful views of the ocean, including Nubble Light & Boone Island. Dine al fresco after using the outside gas grill or inside in front of the large picture window facing the ocean. Or dine out at The Lobster Cove restaurant, just a short walk away. The trolley stops close-by if you choose to leave the car at home & enjoy the many restaurants in York Beach.

About Vivian A. Tocci
I, Vivian, & my husband, Angelo, would like to welcome you to our Maine cottage that has been in my family for nearly 50 years. I grew up in York, Maine & although we live in Florida now, York is still where my heart is. Our daughter spent many summers in this cottage with my parents, so Maine is dear to her as well. We hope you will enjoy your stay in our home away from home.

Home away from Home
As this is our second time at the cottage, we found it hard to leave this time. We had the pleasure of our parents visiting for the day and my Dad, kept remarking did you bring this up or did it come with the cottage. Needless to say, we informed him we brought less items with us this time, as everything we need is right there.
We loved the new wall clock and the other additions to the cottage, it makes things even more like home.
Cape Neddick's second beacon of light is the smile we receive from Beth. From arrival to departure she is there if we needed her.
For anyone looking for a base camp to explore Southern Maine don't look any further. This cottage has it all and a view to calm the soul.
Thank you for sharing this and we look forward to renting again next year!
We are so happy that you enjoyed your stay at our Maine cottage. Thank you for taking the time to write such a nice review. We look forward to having you stay again next year.
A charmer by the sea....
They say the third time is a charm, true, but so were the 1st & 2nd time we stayed here. We are beach people and it is such a short drive to either Long Sands or Short Sands Beach. You can walk to Long Sands, but with chairs and all that you need for a day on the beach, a 2-minute drive is in order. The house is equipped with everything you need for the stay. It is clean, décor is all about the beach, the back deck has a great view of the ocean & Nubble Light, and in general, we love it!
Beautiful views, clean cottage, our favorite spot!
The Maine Cottage is perfect! Clean, updated, and spacious. The accommodations were perfect, and the owners/property managers are being helpful and gracious! Looking forward to our next stay there! Five stars!
Perfect summer home with a beautiful garden and mesmerizing ocean views
We can't say enough about how much we enjoyed our visit to York. The house was pristine, the neighbors friendly, Beth, the caretaker, was a joy, and the lobster endless. We never got to the beach in 2 weeks because we couldn't bring ourselves to move from the deck (the view is really that great). John did walk down the grassy trail to the rocky beach just down the road and gathered periwinkles for lunch! We can't wait for next year...Sally Bowdoin & John Arruda
p.s We also got to meet Vivian, the owner, who was wonderful, too.
Dear Sally & John,
We are so happy you enjoyed your stay at our Maine cottage. Thank you for your kind words & great review. We hope to see you back again next year!
Vivian & Angelo
Vivian´s and Angelo´s cottage is the perfect place to enjoy your vacation. The house is nice and tidy, kitchen and bathroom are equipped with everything you need. You receive helpful information about York and its surroundings (what to do, what to eat, etc.) and the housekeeper Beth assists in case of questions.
Highly recommended to spend some time in this beautiful cottage :-)
We are so happy you enjoyed your vacation at our Maine cottage. Thank you for your kind words.
We loved this tiny cozy cottage with its stunning ocean views.
Renting this home was a delightful experience from our first contact with owner Vivian to the day we left and sadly headed back home. The views are awesome, the house is absolutely immaculate, and Beth, the property manager who lives across the street, is cheerful, helpful, and always available. My husband and I have both been going to York our whole lives and are happy to find another great place to rent.
Thank you so much for taking the time to write your wonderful review. We are very happy you enjoyed your vacation at the Maine cottage.
Our Maine cottage is located in beautiful York Harbor bordering up to York Beach. Relax at any of York's 3 beaches: the Harbor Beach, Long Sands & Short Sands. There are many restaurants to choose from. One of our favorites is The Goldenrod, which is a family restaurant in the heart of York Beach. York Beach also offers a variety of shops, York's Wild Kingdom-zoo & amusement park, & Ellis park with outdoor evening concerts. Nearby Ogunquit has its own beautiful beach with quaint Perkins Cove's shops & restaurants. Picturesque Kennebunkport is also worth visiting just north of Ogunquit. Heading back towards York Harbor, Foster's Downeast Clambake offers fresh seafood & fun for the whole family. For the history buff, the Olde Yorke Museum is located in the center of York Village. Further south, Kittery has an array of outlets, as well as The Kittery Trading Post, a must-see for the outdoor enthusiast. Just across the ME-NH border, is the city of Portsmouth, with historic Strawbery Banke, theaters, restaurants, & shops. There are simply so many activities & attractions to choose from, there is bound to be something for everyone!
