Royal Villa 7 is a detached, family owned, immaculate villa on the stunning estate of Royal Westmoreland, a gated community with 24 hour security. The villa offers spacious accommodation on two floors with spectacular views of the resort's pond and lush gardens.

Our villa is a three bedroom villa with the Queen suite at the split level on entry to the property, with two further suites downstairs. A Twin bedded suite has a recessed covered terrace with seating to relax and enjoy the sunshine in the shade. The Master suite has seating area inside to enjoy your morning cup of tea away from the hustle and bustle. The master suite opens out onto a glorious sun terrace. All bedrooms have ceiling fans and air conditioning.

The open plan lounge/dining/kitchen area is on the top floor which flows through to the balcony with beautiful views to the pond and lush gardens, with the Caribbean sea beyond. The balcony has a covered dining area with ceiling fan and a sun terrace with a comfortable, plush seating area. There is also a formal dining area inside which seats 8. Lounge area to relax with smart Samsung TV or listen to some quality sound music on the Sonos system. The kitchen is fully equipped to self cater or Sotheby’s can arrange for a private chef to take the stress away from entertaining.

Our housekeeper, will look after all your housekeeping needs, she works 3 times per week, 9am - 3pm. Our villa manager, Sasha, will visit to ensure everything is to your satisfaction. She will be able to assist you with grocery/wine delivery, booking restaurants, car hire, baby sitting and general information about the island.

We have social membership at Royal Westmoreland which gives you access to Club facilities including the air conditioned gym and floodlit tennis courts. *New for 2023 - floodlit padel tennis courts and pickleball court* Golf times bookable from 10.30am to 11am with social membership, visitor golf rate applies.

This also also gives you access to beach membership at Mullins beach with complimentary sun beds, umbrellas and towels. Waiter service is provided on the beach and when you are feeling extra hot in the sunshine, iced face towels are a welcome treat. Mullins Beach Club is exclusively available to Royal Westmoreland guests with membership . There is a daily free bus shuttle service from Royal Villas to Mullins. Golf buggy hire (4 seater) can be arranged for £140 per week for use around the resort.

We truly love Barbados with its daily sunshine, varied food and friendly people. If it is a family holiday or a relaxing with friends holiday you are looking for, we are sure Royal Villa 7 can offer you a spacious, luxury home with stunning views

Lovely Villa

Lovely Villa, well located in quiet neighbourhood with large communal pool and easy access to the other facilities at Royal Westmoreland. Nice friendly meals at the Rum Shack and great cooked sandwiches at the halfway Hut. Thoroughly enjoyable stay.

Wonderful!!

We spent three weeks at Wendy’s Villa- and it was wonderful! The Villa is immaculate- comfortable- the setting is peaceful- and the breezes were delightful. Wendy/ the owner checked in with us regularly and was extremely responsive. An added plus was the lovely housekeeper Luanne. We are planning to return - it was so lovely!!

Beautiful house in beautiful surroundings

This property is an absolute gem. The house itself is lovely...very spacious, immaculately clean and very well equipped. The resort itself is perfect for golfers and those who wish to holiday in peace and quiet. Local enough to the beach and town for those who like to go out for dinner. Can also highly recommend The Rumshack onsite, which is a couple of minutes journey using the golf buggy. High recommend!!!

A wonderful stay!

We had an incredible time at Royal Villa 7. Wendy was an outstanding host - very communicative and helpful. The property was extremely clean and exactly as pictured. Luann was a huge help, and Sasha, the village manager, was communicative and helpful. Royal Westmoreland itself was a beautiful community. We felt very secure and the resort never felt overcrowded in spite of it being Christmas week. Food in property was excellent at the clubhouse annd Mullins Beach Club and solid at the Rum Shak. We would happily return! Thank you Wendy for a lovely stay!

This is a super villa very clean and comfortable. Extremely well presented everything you need and more. The housekeeper Luann is very accommodating. The location is very quiet and safe. A stellar property!

My wife and I are sadly at the end of our stay at Royal Villa 7 at the Royal Westmoreland Resort. It has been an awesome week! The Villa is spacious, comfortable, clean, and has every amenity one could want. My wife always packs a large Bodum coffee press so she can have her “nectar of the gods” first thing in the morning, but this is the one and only of our VRBO rentals where we found a cafetière in the kitchen! Kudos to the owner, to LuAnn, the very pleasant housekeeper who cleaned and tidied three times during the week, and to Tyron Sandiford, who picked us up at the airport and every night drove us to a different restaurant. Everyone was great, and the Royal Westmoreland Resort has a lot to offer in terms of restaurants, swimming pools, security (it’s gated), and kind, pleasant staff. We hope to return to Royal Villa 7 again soon!

What an absolute DREAM!!!

Everything about our stay at Royal Villa 7 in Barbados was absolutely perfect! As someone with a background in hospitality, having worked at the Waldorf Astoria in NYC, my expectations are incredibly high when it comes to service and accommodations—and Royal Villa 7 exceeded every one of them.From the moment I booked the trip, T’keya and the team at Sotheby’s provided impeccable service. They went above and beyond to help us plan every detail before we arrived. They arranged our airport transfer with Quincy, who not only got us to the villa with ease but also shared fantastic tips about navigating Barbados.They also arranged car rental and made dinner reservations for us!When we arrived, we were greeted with a warm welcome by Sasha, who handed over the keys and walked us through all the villa’s features and the Golf Cart (so fun). We had pre-arranged an arrival meal, and it was not only delicious but also on time and hot. The villa itself was absolutely stunning—beautifully designed, impeccably clean (thank you, Luanne), and equipped with everything we could possibly need. The kitchen was fully stocked, and we had breakfast at the villa every day.Royal Westmoreland Resort is a dream. The golf course was top-notch, and the resort’s amenities left nothing to be desired. Rum Shack—OMG, the Rum Shack—was the best! My family and I enjoyed every moment, from relaxing at the villa to exploring everything Barbados has to offer.A huge thank you to everyone!!

The Villa is in a stunning location, just a short drive from holetown which offers outstanding culinary experiences with stunning beach views. The Villa offers outstanding living accommodation for at least six people with ensuites in each of the 3bedrooms. The views from the balcony terrace are truly impressive. The owner has a maid who visits daily to attend to our every need. ! The Villa also offers excellent Gym, Swimming & Golf facilities through membership of Royal Westmoreland. The Golf Course is outstanding & will test the most experienced player. Clubhouse & halfway house facilities are also very good. There is also access to The Mullins Beach Club which has been recently refurbished & offers great bar & restaurant menus. The whole experience of Barbados is one to cherish. This is now my fifth visit & far from my last. ! I hope to return very soon. Bill.

A Beautiful Villa - Just The Tonic!

This stunning, spacious & just delightful villa was perfect for our holiday - I cannot recommend it highly enough! Situated in picturesque & quiet garden surroundings, it’s easily accessible to the prestigious Royal Westmorland golf course, spa & the communal swimming pool just a 5 minute walk! The open plan, fully equipped kitchen & living area is wonderfully spacious , comfortable & smartly decorated with a cool Caribbean vibe. We made the most of the lovely garden & sea views by going on to the balcony with its’ smart, sumptuous rattan furniture either to eat al fresco or to relax with the odd cocktail! The large bedrooms - all with ensuite bathrooms - are fantastic. Overall the villa’s amenities are top notch - air con, electric ceiling fans, TV (plus a TV in the Master Suite) high quality towels & linen. A friendly & extremely efficient housekeeper is a real bonus. We had difficulty choosing how to spend our time as there is so much available! We really enjoyed a sunset catamaran cruise. The villa is just a 10 minute drive from the well known Mullins’ Beach and there are many other fantastic local restaurants & bars within easy reach by taxi. Thank You for a holiday to remember!

Stunning, immaculate villa - just wonderful !

Had the most fabulous week at Royal Villa. The accommodation is perfect, spotless throughout. Such a fabulous kitchen with all gadgets, great relaxed lounge and dining area. The terrace is wonderful - stunning views and luxurious sofas and dining area - perfect for sundowner cocktails. Meanwhile the bedrooms were a treat with the most comfortable beds, luxurious pillows and crisp white linen. White Company towels and bath sheets were an indulgence in the well appointed bathrooms. A truly fabulous property in an excellent area - Royal Westmoreland has everything! Golf, Pilates, gym, food, beach club - it’s paradise !! I highly recommend this property.

A wonderful villa in a glorious location.

A fantastic villa with great décor and facilities. The views were amazing and having a huge swimming pool onsite a great asset. Brilliant that you have access to Mullins Beach Club as well as Royal Westmoreland golf club and spa. Felt very luxurious and would definitely recommend. One of the nicest villas we have ever stayed in and definitely the best we have stayed in Royal Westmoreland!

Understated Luxury

We had a week's stay at this property at the end of last April (6 ladies!) and I have to say we were all completely blown away by it from the outset, with its fantastic veranda view of the complex and the sea beyond. Sunsets are to die for! It was spotlessly clean and clearly had been recently decorated throughout. It had everything we needed in terms of equipment, towels, air conditioning etc and a cleaner came in most days to ensure that it was kept pristine. In terms of location, the wonderful Mullins beach and restaurant is a 10 minute ride away, with a regular bus service from the resort to the beach throughout the day. Holetown, which has just about every kind of cuisine on offer and a lively nightlife to boot is a 10-15 minute taxi ride. It was great having that available, but also lovely to have the peace of the resort to come back to. We had lunch at the golf club and the food, setting and views were stunning. I couldn't recommend this property highly enough.

Previously, we always spent our family holidays in Portugal but once you step in the Caribbean sea, you will be hooked. In fact, it was the first holiday where my husband was not rushing to get back to work!

We enjoy the whole feel of Royal Westmoreland. It's child friendly, suitable for couples or if you are looking for a relaxing holiday with friends, there are plenty options for everyone. We are keen golfers and take advantage of the well maintained golf course on the resort and the driving range area to practice those shots. The air conditioned gym has a fantastic range of cardio and weights equipment. The two floodlight tennis courts have recently been refurbished and are fantastic to use once the sun has gone down. *New for 2023 - 2 floodlit padel tennis courts* The large communal pool is pristine at Royal Villas with the added benefit of a smaller children's pool.
