RENTAL GUIDELINES

Who can rent:

The person responsible for making a reservation, the "Renter," must be at least 25 years of age, secure the reservation with a major credit card that is in their name and occupy the rental property during the reservation period. Also, please see our policy on Parties and Events below.

Maximum Occupancy:

The number of guests occupying a property is limited to the number stated on your Rental Agreement. VIOLATION OF THIS POLICY MAY RESULT IN IMMEDIATE EVICTION FROM THE PROPERTY WITH NO REFUND OF ANY RENTAL CHARGES.

Terminating Rental:

I reserve the right to refuse rental or to terminate a rental if, in my opinion, the guest has violated the terms, conditions and limitations set forth here and in the rental agreement.

Damage and Unauthorized Use:

Guests will be responsible for any property damage over and above what is considered to be normal wear and tear. Property theft and unauthorized use of the property during the contract period is also the responsibility of the guest. Please report any damage at check in or upon occurrence. Damage or flea infestation caused by pets is not covered under this waiver. (see Pets: below) Intentional damage and all damage in excess of the security deposit will be charged to the Credit Card used to secure your reservation. Additional charges include, but are not limited to, exceeding occupancy limits, unauthorized phone charges and smoking inside the property (see Smoking: below). The property owner is not responsible for the loss, theft or damage to Guest`s personal property.

Parties and Events:

I do not rent properties for the purpose of celebrating an event (Graduation or Prom related, Birthday Parties, Wedding Receptions, etc.) or to individuals whose intention is to allow people on the property in excess of the occupancy limits of the Property. No variances will be given for any reason. VIOLATION OF THIS POLICY MAY RESULT IN IMMEDIATE EVICTION FROM THE PROPERTY WITH NO REFUND OF ANY RENTAL CHARGES.

Smoking:

Smoking is not permitted inside the property. If there is evidence that smoking has occurred inside the property, you will be charged an additional $150 cleaning service fee. This policy is STRICTLY ENFORCED.

Description & Rate Changes:

I make every effort to accurately describe each property via pictures and descriptions. However, matters of personal taste, style and quality may vary from the picture and the actual property. Contents and rental rates are subject to change without notice.

Maintenance:

Although I cannot guarantee the operation of all appliances, I make every effort to keep all equipment and appliances in good working order. With reasonable notice, authorized agents, employees or contractors may enter the premises for purposes connected with the repair, care or maintenance of the property. I will do my best to have any malfunction repaired quickly; however, NO DISCOUNTS OR REFUNDS WILL BE GIVEN FOR EQUIPMENT OR APPLIANCE FAILURE.

Indemnification:

Guests agree to defend, indemnify and save free and harmless the individual homeowners and my employees, for any liabilities or any loss or damage whatsoever arising from, related to, or in any way connected with the rental of the premises, including, but not limited to, any claim or liability of personal injury or damage or loss of property which is incurred or sustained by the Renter of other guest at the property.

Housekeeping:

The property will be equipped with bed linens, bath and kitchen towels and bath and kitchen amenities. The unit will be cleaned after you check out. Additional cleaning services during your rental period may be arranged at an additional charge. At the end of your stay, you need to take out all garbage, wash and leave all dishes, utensils, etc. clean and ready for the next renter and return all furniture to its original location to avoid additional housekeeping charges.

Bugs:

Yea, we hate `em, too. But roaches and ants are a reality in coastal Georgia, especially during the Summer. Some critters, like the American Cockroach (a.k.a. Palmetto Bug), can even fly inside from their nests outside. I do my best to keep the pests away - the property is cleaned after every rental. As creepy as they may make you feel, an occasional roach or line of ants in this part of the world is a fact of life and does not mean the property has been poorly maintained.

Things you can do to help:

Use reusable plastic or fabric bags, not paper. Roaches love paper and glue, so bag your groceries in reusable fabric or plastic containers so the bugs don`t travel with you.

Keep food sealed. All food should be stored either in the refrigerator or in sealed packages or containers. We recommend that you bring Zip-Loc® type storage bags and re-sealable containers for your leftovers.

Keep your unit clean. Bugs are attracted to food and water. So, clean up all areas where food is prepared and served, clean up spills and crumbs from snack foods immediately and don`t leave dirty dishes lying around. Keep the doors closed and turn off outside lights at night. Bugs are attracted to light.

Rental Payments:

All prices are in U.S. Dollars and are subject to change without notice. Even after a reservation is Paid In Full, the total price is subject to change due to the imposition of taxes or other charges by governmental authorities.

Normal Check-In time is between 4:00 PM and 5:30 PM. I cannot guarantee a specific Check-In time and access to the property will NOT be permitted until the property has been cleaned and inspected. Check-Out Time is BEFORE 10 AM. Overstaying the Check-Out time of 10:00 AM may result in additional charges. I cannot guarantee early Check-In or late Check-Out requests.

Any damage to the property caused by the animal(s) will be charged to the security deposit.

Property Rules:

Guests agree to abide by the rules and regulations as stated on the Property Rental Agreement herein, the property Check-In Sheet and those of any Homeowners` or Property Association of which the Property is a Member.

Relax in the 16' x 32' private pool, sit on the patio and watch the fire pit, or enjoy a game of Foosball in the game room. Game room also includes many family friendly board games. Pool opening and closing dates are weather permitting.

Conveniently located a short 20 minute drive down I-95 to the booming Tanger Outlet Stores located in Pooler, Georgia or spend the day at the brand new Water Park (opening in May 2015). Or a mere 30 minute drive down I-16 to Historic Downtown Savannah. Truly a convenient vacation getaway that will allow you to take advantage of the many attractions the area has to offer.

Hurricanes:

The probability of a hurricane making landfall in the area is historically very small. However, if such an event should occur, and a Mandatory Evacuation is ordered by Emergency Management agencies (FEMA, GEMA, CEMA), you must vacate the property you are renting and leave the evacuation area for safer grounds as directed by local officials. Staying on the property is NOT an option.

Please keep in mind that no rate adjustments or refunds, in part or in full, will be issued due to inclement weather, including hurricane evacuations. If, when the Mandatory Evacuation is lifted, there are five (5) or more days remaining on your reservation, your unit is in good rentable condition and public utilities and services are operational, the balance of your reservation will remain in full effect.

If prior to your Check-in Date the property you have reserved is no longer in satisfactory rental condition or public utilities and services are not operational, I will allow you to reschedule your reservation to be completed within one (1) year of your original reservation (one reschedule without a Reservation Change Fee), or cancel your reservation with a full refund of all funds collected.

Lots of room to spread out and enjoy.

  • 5 of 5

We went with the intention of being able to stay at the house and not leave. We had brought my 80 year old mother with us to meet up with my 5 and 6 year old grandchildren. My son in law is stationed in Fort Stewart just about a half an hour away. We spent the entire time in the pool, playing hide and go seek, reading, eating and snacking. The house was perfect and more than large enough for all. The outside is overgrown with vegetation. It is pretty at first but becomes a nuisance after a while when it is hard to walk around the property because everything is so overgrown. You need lots and lots of mosquito repellent if you plan to be outside at night. And some ceiling fans outside would be an awesome addition. So once you have prepared yourself with lots of repellent and sun block....you can have an amazing time just sitting around the pool and relaxing. We would definitely stay again but we would be more prepared next time to battle the natural elements.

Nice house but needs work on the outside

  • 3 of 5

House was just right for us but sure could be made appealing and attractive:

1. Need to fix the gate. Don't need guest to have to fight to get it open and closed each time. Simple fix.

2. Make access to pool easier. Had to fight the palm branches to get to pool. Should not have to low crawl to get there, plus it is a safety hazard.

3. Understand having plants, etc. but in moderation. This could be a beautiful yard if you cleaned out all those unnecessary vines (like those Virginia creeper vines that are in the poison ivy family). Guests want to see nice landscaping.

4. Don't need to cramp in all that furniture and nick knacks in yard. Want to see the pool with minimum unneeded plants, etc.

5. Fix the side door going to the patio. Doesn't cost much to get a key to the door.

Overall, this could be a terrific place with proper maintenance.

Above and Beyond!

  • 5 of 5

Upon arrival we noticed how green and lush everything was! We walked in through the gate and we were amazed at how much bigger everything looked from the photos! The house was absolutely gorgeous!!! The pool and outside seating area was amazing! It was like a mini-paradise! The house inside and out was gorgeous! We had easy access to everything that was needed and still felt like we had some privacy! The sign in book was adorable in the front entry way, and we took some time to read over all of the guests and their comments about the house. We got married this past weekend, and stayed in the house as our little bungalow, and we felt right at home! We wish we didn't have to leave, and we will be back! Thanks so much, Angel! Xoxo, Alexandria and Brooks Lamb.

Great stay.

  • 4 of 5

Property was as described. Very spacious. The bathrooms had plenty of towels and Angel had extra toiletries for us to use. Kitchen well equipped. Since it was July, the hot humid temperatures kept us from enjoying the nice outside patio but not the pool. Angel stopped by to check the chlorine in the pool and cleaned it so we could use it right away. We just had to do a light skimming before we used it everyday. Only one issue - the gate. We are four sisters in our mid 60's to mid 70's the gate was a little hard to handle, but we managed. Shopping and restaurants are very close. House is located in a nice, quiet neighborhood. Not far from main highway. Not a far drive to Savannah, Tybee Island, San Simon Island, Jeykll Island and Brunswick. We visited them all. This was another wonderful sister vacation.
