Reservation Guidelines - House Rules and Policies
By placing this reservation you and all of your guests agree to abide by the following rules and regulations as well as all local, state and federal laws. This includes any property specific rules found placards or laminates
• YOU MUST BE 25 OR OLDER TO RENT THIS PROPERTY - Someone 25 or older must be present for the duration of the rental and the person on the rental agreement must be accessible by phone for emergency purposes.
• PRIOR TO BOOKING THE PROPERTY ON THIS WEBSITE YOU ACKNOWLEDGE AND AGREE THAT YOU HAVE READ THIS IN ITS ENTIRETY AND AGREE TO ALL TERMS AND CONDITIONS HEREIN.
• NO SMOKING INSIDE THE PROPERTY If there is evidence of smoking in the property you will be charged $150 for additional cleaning and ionization services. This is strictly enforced!
• NO HOUSE PARTIES! Unit occupancy is for the number of people authorized in your Property Rental Agreement only. Excessive noise (10 PM Noise Ordanance) or disorderly conduct at the property may result in immediate eviction with no refund of rental charges.
• THE USE OF FIREWORKS AND FIREARMS IS PROHIBITED.
• DO NOT PUT SHRIMP SHELLS (SKELETONS) anywhere but the outside trash can, leave them in the living areas, or throw them in the yard. Cleaning fee for removal of shrimp shells - $125.
• DO NOT CHANGE REFRIGERATOR SETTINGS – CALL IF YOU'RE HAVING TROUBLE.
• DO NOT SET THERMOSTAT BELOW 70º FOR A/C. "Evaperator freeze-up" resulting from improper thermosts settings - minimum $75 service call.
• PLEASE LET ME KNOW if there are any housekeeping or maintenance issues that need to addressed so that I can correct them as soon as possible.
• ROUTINE MAINTENANCE SERVICES may be needed during your stay. I or a worker will need access to the property to complete these tasks.
The following are required at Check-Out to avoid additional charges:
CHECK-OUT - NO LATER THAN 10:00 AM to avoid ADDITIONAL CHARGES.
NO PARKING IS PERMITTED AT THE PROPERTY PAST THE CHECK-OUT TIME.
All furniture returned to its original location - $15 charge.
Bag & Take Out all trash & garbage and place in Waste Management cans or dumpsters - $15 charge.
Wash and leave all dishes, utensils, etc. clean & ready for next renter - $15 charge.
Return all keys, to the designated area. Lost key charge - $5.
I reserve the right to correct any errors or omissions should they occur. Prices are subject to change without notice.
Who can rent:
The person responsible for making a reservation, the "Renter," must be at least 25 years of age, secure the reservation with a major credit card that is in their name and occupy the rental property during the reservation period. Also, please see our policy on Parties and Events below.
The number of guests occupying a property is limited to the number stated on your Rental Agreement. VIOLATION OF THIS POLICY MAY RESULT IN IMMEDIATE EVICTION FROM THE PROPERTY WITH NO REFUND OF ANY RENTAL CHARGES.
I reserve the right to refuse rental or to terminate a rental if, in my opinion, the guest has violated the terms, conditions and limitations set forth here and in the rental agreement.
Damage and Unauthorized Use:
Guests will be responsible for any property damage over and above what is considered to be normal wear and tear. Property theft and unauthorized use of the property during the contract period is also the responsibility of the guest. Please report any damage at check in or upon occurrence. Damage or flea infestation caused by pets is not covered under this waiver. (see Pets: below) Intentional damage and all damage in excess of the security deposit will be charged to the Credit Card used to secure your reservation. Additional charges include, but are not limited to, exceeding occupancy limits, unauthorized phone charges and smoking inside the property (see Smoking: below). The property owner is not responsible for the loss, theft or damage to Guest`s personal property.
Parties and Events:
I do not rent properties for the purpose of celebrating an event (Graduation or Prom related, Birthday Parties, Wedding Receptions, etc.) or to individuals whose intention is to allow people on the property in excess of the occupancy limits of the Property. No variances will be given for any reason. VIOLATION OF THIS POLICY MAY RESULT IN IMMEDIATE EVICTION FROM THE PROPERTY WITH NO REFUND OF ANY RENTAL CHARGES.
Smoking is not permitted inside the property. If there is evidence that smoking has occurred inside the property, you will be charged an additional $150 cleaning service fee. This policy is STRICTLY ENFORCED.
Description & Rate Changes:
I make every effort to accurately describe each property via pictures and descriptions. However, matters of personal taste, style and quality may vary from the picture and the actual property. Contents and rental rates are subject to change without notice.
Although I cannot guarantee the operation of all appliances, I make every effort to keep all equipment and appliances in good working order. With reasonable notice, authorized agents, employees or contractors may enter the premises for purposes connected with the repair, care or maintenance of the property. I will do my best to have any malfunction repaired quickly; however, NO DISCOUNTS OR REFUNDS WILL BE GIVEN FOR EQUIPMENT OR APPLIANCE FAILURE.
Guests agree to defend, indemnify and save free and harmless the individual homeowners and my employees, for any liabilities or any loss or damage whatsoever arising from, related to, or in any way connected with the rental of the premises, including, but not limited to, any claim or liability of personal injury or damage or loss of property which is incurred or sustained by the Renter of other guest at the property.
The property will be equipped with bed linens, bath and kitchen towels and bath and kitchen amenities. The unit will be cleaned after you check out. Additional cleaning services during your rental period may be arranged at an additional charge. At the end of your stay, you need to take out all garbage, wash and leave all dishes, utensils, etc. clean and ready for the next renter and return all furniture to its original location to avoid additional housekeeping charges.
Yea, we hate `em, too. But roaches and ants are a reality in coastal Georgia, especially during the Summer. Some critters, like the American Cockroach (a.k.a. Palmetto Bug), can even fly inside from their nests outside. I do my best to keep the pests away - the property is cleaned after every rental. As creepy as they may make you feel, an occasional roach or line of ants in this part of the world is a fact of life and does not mean the property has been poorly maintained.
Things you can do to help:
Use reusable plastic or fabric bags, not paper. Roaches love paper and glue, so bag your groceries in reusable fabric or plastic containers so the bugs don`t travel with you.
Keep food sealed. All food should be stored either in the refrigerator or in sealed packages or containers. We recommend that you bring Zip-Loc® type storage bags and re-sealable containers for your leftovers.
Keep your unit clean. Bugs are attracted to food and water. So, clean up all areas where food is prepared and served, clean up spills and crumbs from snack foods immediately and don`t leave dirty dishes lying around. Keep the doors closed and turn off outside lights at night. Bugs are attracted to light.
All prices are in U.S. Dollars and are subject to change without notice. Even after a reservation is Paid In Full, the total price is subject to change due to the imposition of taxes or other charges by governmental authorities.
Normal Check-In time is between 4:00 PM and 5:30 PM. I cannot guarantee a specific Check-In time and access to the property will NOT be permitted until the property has been cleaned and inspected. Check-Out Time is BEFORE 10 AM. Overstaying the Check-Out time of 10:00 AM may result in additional charges. I cannot guarantee early Check-In or late Check-Out requests.
Arriving late or departing early from the property, regardless of reason, does not alter the terms stated in the Property Rental Agreement and no discounts or refunds will be given.
Pets not allowed unless the type, breed and the number of dogs is approved by me prior to occupancy. No cats, birds or other animals, except “Service Animals." are permitted in the property.
A non-refundable Pet Fee of $100 for the first dog and an additional $50 for each additional dog, including Service Animals, is required
Failure to disclose that an animal has been in the property, whether the animal(s) is the responsibility of the renters or their guests, will result in a $150 fine, assessment of costs for damage, if any, and immediate termination of the Rental Agreement.
Any damage to the property caused by the animal(s) will be charged to the security deposit.
Guests agree to abide by the rules and regulations as stated on the Property Rental Agreement herein, the property Check-In Sheet and those of any Homeowners` or Property Association of which the Property is a Member.
