Summer Vacation Cottage
This beach side summer cottage, located on a peaceful, dead-end street is the perfect get away. Relax with your family or friends and enjoy stunning views of Narraganset Bay, Lighthouses and amazing sunsets. Near Newport "City by the sea" famous for its scenic beaches, music festivals, opulent mansions, unique shops, five star restaurants and popularity among boating enthusiasts. Only 10 min to historic Bristol where they host the oldest Fourth of July Parade. After a day of fun and sun, guests will appreciate returning to the quiet and relaxation on the spacious deck to breathtaking sunsets. A fully equipped kitchen ( including dish washer) affords guest the option to cook a delicious meal and dine at home. There are two bedrooms. One with a full bed and one with a pull out couch ( full). A full Bathroom with shower. The living room has n air-condition unit and a ceiling fan and is a comfortable space to gather, talk about the day, watch TV or play a game. Sitting on the property in front of the cottage is a historic trolley from 1904, which ran from Newport to Fall River for many years. It was brought to Baker Road in 1948 and after some additional construction, was used as a summer cottage. Newly renovated and restored to more resemble its original self.

We stayed at the cottage for two nights with our little boys, and had a wonderful time. The host was very communicative and the space is gorgeous! The WiFi really didn’t work for us (which we were given a heads up about after booking) but we also didn’t have much cell service which made some things a little complicated. Still, would definitely recommend a stay to others!
Great little cottage on the water, although know that the view is partially blocked by another structure between the cottage and the water. That said, there is water access and the place is cozy with a great deck, yard and is as advertised. We enjoyed the proximity to Bristol and Newport, both of which are a short drive away and could not be more different. If you plan to cook or make coffee while there, the kitchen has pots and pans but be sure to bring spices, oil, coffee and everything else you need.
This truly is an amazing property. The space was clean and check-in was a breeze! We thoroughly enjoyed our stay and look forward to coming back again!
100% what a couple would want for a romantic get away. Best view, great neighbors, and super quiet.Great place for napping outside and easy to put on bathing suits and take a swim. I’m coming back next summer

Great stay, despite the caveat.
Overall, we enjoyed our stay at this quaint, clean cottage by the ocean. The sunsets were beautiful, and the site is tucked away on a dead end, perfect for deep relaxation and making memories. On our 2nd day, however, maintenance workers came to prepare the other facility on the property and were rude to our guests, shortly telling them that they weren't supposed to be using the bike that was located in the unlocked shed and that they needed to return it immediately. Shortly after that, we got an unexpected message from the property manager about too many visitors, which was not explicit in the contract. We had to explain ourselves in detail, which was uncomfortable, especially since the property managers tone was a bit abrupt as well. Adding to this, there was a neighbor that seemed to constantly have and interests and our activities. I'd recommend this site to a small family planning on spending a quiet vacation alone. Otherwise, you may have the experience of being micromanaged and not truly welcomed.

The maintenance crew and the property manager are the same people so I can say without a doubt we were not rude to Madeline's guests. When we pulled up to the property there were 5 cars taking up both parking spaces (one for each property, clearly marked) and parked on the neighbor's property, which is probably why he took an interest into what was going on there. We simply asked her to have her guests move their cars from the space designated for the other property. Her response was that it wasn't her responsibility. It clearly states in the rental rules (there's no contract) travelers are responsible for their guests. Two of the cars were moved across the street into the driveway of someone else's private property. So as not to make a big deal in front of everyone, I tried showing Madeline the curtesy of calling her when I got home home to tell her again the cars needed to be moved. Guests are allowed, parties and events are not. If one takes the time to read through the entire description and the rules and policies on line it says parties are not allowed. It also states in the rental rules NO Pets, yet there were two dogs there. I told her the dogs also needed to be removed. Rental rule #8 asks travelers to please call me if garbage needs to be removed prior to departure, which she did not. She left 8 bags of garbage, that would not fit in the cans, on the floor of the shed. That is excessive for a tree night stay. Madeline showed absolute disregard for the rules and disrespect others' property which is why I will not rent to her again.
Great location in a quiet neighborhood. Room is small but clean and comfortable and layout is efficient. It’s close to water and sea breeze blows right into living room. Perfect place for sunset. WiFi was very spotty and the connection only lasted for several minutes.
Excellent overall stay with one hiccup keeping this rating from being 5 stars. The wifi router is in the other unit (trolly car) and the signal from it is absolutely nonexistent in the cottage, thus rendering the available wifi unavailable and the "smart tv" not so smart. This was a bit of a hassle as we were on a working vacation but if solid wifi isn't a priority than you'll have no worries here. Missing a good portion of the Olympic coverage was a disappointment as we are Olympic junkies and were looking forward to viewing the games when the days would wind down.
The house was big enough for the 3 of us. Cute little house, had every thing you needed. The private beach is rocky but so quiet and peaceful. The trolley did take up part of the view, but what a great of piece of history to see. We enjoyed our stay.
We loved this cottage! Away from the hustle and bustle but close enough to everything you want to do.
The cottage was very clean and had every amenity needed. The kids (8 and 10) loved the bunk bed and walking to the ocean. Definitely bring water shoes or even Crocks worked great- it's very rocky at the beach but the sunsets were gorgeous.
The trolley car was rented at the same time so it was a little awkward walking past them each time heading to the water but they were very nice! All the neighbors were very quiet.
Two small fans are provided in the bedrooms, as well as a large ceiling fan in the living room. You might want to bring a larger fan with you as I'm sure on hot, humid nights they provide very little relief.
Besides wishing the bathroom window had a curtain or privacy glass I would say the cottage is just perfect for a family getaway.

Amazing location... but no towels/sheets!

Our party consisted of two adults and one 5 yr old. If the property was listed accurately, or if Ashley had committed to changing the description/pictures to be more accurate, or this place were less expensive, including the cleaning fee, we would have rated it higher....
PROS:
1) The location is MAGICAL - right on the beach with shade options throughout the day. Yes the trolley house blocks the view, but with just a few steps you can have an unobstructed view....
2) Ashley and Jay were nice. Jay did the amazing restoration/construction of the trolley house next door and shared some really fun history of that project. Ashley was able to supply us with sheets and towels when I called her....
3) The kitchen has what you need to prepare a meal, and the deck was the perfect setting for most of our meals. And a new sponge was provided, which as someone sensitive to stinky sponges, I was grateful for this detail!....
CONS
1) The pictures of this property show fully made beds; no where in the (VRBO app) description or amenities section does it note sheets and towels are not provided; and the house rules that Ashley sent after I booked said towels/linen are not allowed off the property. All this implies towels/linens are included, so it was a big surprise to just find mattress covers. I called Ashley, and as stated on the Pros, she came by in an hour to deliver sheets and towels; however, she was defensive and blamed VRBO and didn't seem to acknowledge that the description, rules document, and pictures are highly misleading. It didn't sound like she planned to change them to be more accurate =/ Apparently this is a recent change; I hope she'll update all the material so future guests know about this!...
2) The cleaning was OK - brown or dusty smears on some of the pillows/mattress covers, and old coffee and filter still in the coffee maker. Not a big deal for us though.
3) The curtains are thin, so bring trash bags or something else to block the light if you/kids need darkness to sleep....
4) As another review noted, you get just two extra toilet paper rolls. The rolls are thin, perhaps for the septic system, so they go faster than normal. We had just enough.
5) Neighbors had some foul language at times....
Lastly, not a pro/con, keep in mind -no air conditioning. On the days with a good ocean breeze, we were comfortable with fans going. On the warm humid breezeless nights, it was less comfortable.

We spent the 4th of July weekend at this lovely cottage. We have 2 daughters, ages 11 and 13 and we were very comfortable. Keep the windows and screen door open for the evening breeze! It's a very nice area with access to Newport ~15-20 mins away and also Bristol which is also very nice, especially on July 4th! If you take day trips you will want to come back to the property in time to see the sunset. It's amazing. The views from the beach are fantastic. I would recommend bringing water shoes as the beach is a bit rocky. Great place!
This quaint little cottage right on the water was just what the doctor ordered. It’s clean and inviting and plenty of room for the 2 of us. Centrally located in between Bristol and Newport and local wineries. Highlight was the Boat House for sunset dinner and the Corner Cafe in Newport for breakfast. Will definitely stay here again
Quiet location perfect for relaxing with a water view. We used it for a girls get away - enjoyed it. Easy jump off point to explore Bristol, head into Newport or explore Portsmouth!

Photographs can be deceptive. Would like to include 2 that substantiate our review.
We were quite disappointed with our rental for several reasons: 1) the photograph of the cottage did not disclose that there was another cottage (an converted trolley car) blocking a good part of our view of the bay; 2) worse, the cottage on one side of us was little more than a neglected hovel. Yes, it was occupied, but the wall between it and our cottage comprised a series of wooden pallets stacked several feet high and including other debris (tires), and unsightly abandoned debris. The yard was awash with furniture and derelict odds and ends which further made it look like an abandoned sharecropper’s house. While highly offensive to us, I can only imagine what the owners of the truly lovely house on the other side must think. Are there no bylaws to protect against such neglect of responsible house and yard management?; 3) while the cottage was well-maintained and clean, it suffered from a lack of wardrobes or bureaus in which to store clothes; 4) the house was described as of modest size, but it seemed to fall short of that description in our estimation.
If it is possible to add photographs, I have two that bear out our opinion that the view was obstructed and that the adjacent house was an eyesore of considerable consequence.

The cottage was clean, bright and comfortable.
The cottage was a perfect size for the three of us. We bbq and eat our meals on the porch. The water view was a limited due to the trolley but it didn’t bother us. The trolley was very unique and cool. We really enjoyed everything about our stay and hated to leave. I would definitely rent again.

All in all. Avery nice place. The unfortunate part was that for 3 days starting Tuesday at 8am, the lot directly across the street was being cleared of dense brush and trees, The noise was intense so we had to leave during the day. No one else will have to endure that. They finished Friday at noon!!! The trolley in front does impede the water view. we did enjoy most of it. If not for the construction, it would have been worth it.

Cute, charming place!
This place was really cute and in a great location. The place inside was very clean and inviting. I stayed here with my three friends, total of four adults for 3 nights. The bedrooms are on the smaller size and not a lot of storage but it didn't bother us. We just put your suitcases outside the rooms. The bunk beds are really more for children not adults, however if you are on the smaller side it works. There is a lot of outside space to hang out. The view is amazing from the place and a close drive to Newport. The only two things I would suggest is to get a blind/curtain in the bathroom and the kitchen table chairs could be a bit more comfy/bigger. Overall a very good experience!

Perfect for a relaxing getaway!
The cottage was fabulous and clean. Perfect for a weekend getaway. We very much enjoyed sitting on the deck and taking in the sunset from the rocky beach. Would recommend to anyone!
