This hidden gem in Settlers Landing newly renovated and beautifully appointed, features an open floor plan with gourmet kitchen sporting all high end appliances and everything a cook needs. The dining area and spacious living room with double height ceiling and fireplace opens to back deck and pool in a very private setting. A new mahogany deck, poorhouse and gym were added to the property last year. There are two well proportioned bedrooms on the main level with en suite bathrooms and master bedroom with en-suite bathroom on the second floor.
The house is located in an excellent location equidistant from the towns of East Hampton and Sag Harbor (4 miles) and just walking distance to East Hampton's clean, beautiful and quiet bay beaches including our favorite, Sammy's Beach, calmer than the ocean, perfect for families and great for a long swim. Prime ocean beaches are a short drive, 4 miles away.
This special rental has a home theater setup with Sonos, surround sound and many streaming options. Master baths are equipped with steam shower and jacuzzi.
The neighborhood of Settlers Landing is a great area for kids and for biking and jogging without the Hamptons' traffic. Go fishing, biking, kayaking or paddle boarding in the nearby bay. The house comes with 4 bicycles. Explore local hiking trails, East Hampton's historic Northwest Woods area, LongHouse Reserve, the Jackson Pollock house & museum nearby.
Take a run to the bay beach where quiet roads and backroads are always inviting. It's a great spot to relax and explore the outdoors and to enjoy everything the Hamptons and Montauk have to offer including restaurants, nightlife, bars, many local fish and farm stands, excellent food shopping, spas and yoga retreats. Perfect for families; strictly no shares allowed. We take reservations in-season and are currently booking for Labor Day time period 2023. 2 week stay is required.
Please note there is an additional charge for using the pool heater. $200 for the first night and then $50 for each night thereafter. You can decide whether you want the pool heater nearer the arrival day and the balance can be paid by Paypal, Zelle or Venmo. In the summer months it's unlikely that you'll need the heater.

Lovely people, horrible insect infestation
To begin with, you will not find a nicer family than the hosts. They are kind, considerate and wonderful people whom we adore. In fact, after spending two full summers staying at their Hamptons home, we consider them more friends than hosts. That said, our experience was such that we feel it’s important to share the pain, frustrations and concerns with the property.
1) Insect infestation: it was and is absolutely horrendous...truly unimaginable and relentless. The first week was ants both large and small in the MBR, which we discovered are they marched thru the bed, over our bodies and up the walls. Next were flying insects—no exaggeration—by the hundreds. We were been bitten ALL DAY, EVERY DAY by biting midges (no-see-ums), gnats and mosquitos in all areas of the house. While we were extremely diligent in always keeping doors closed, we suspect the sheer volume was due to the seals on the windows, the mossy mature landscaping, heavy rain, dying patio trees and the extremely rotted wood of the deck. We ingested more Raid than any family should ever have to, but we had to choose between being feasted on every hour we spent indoors or breathing in the noxious chemicals. In addition to purchasing 3 UV-light zappers and going thru a half dozen cans of Raid, we also killed dozens by hand on the ceiling and walls. On hot & humid days/nights it was so bad we would spray ourselves with bug repellant before going to bed. Not how we envisioned our summer.
2) Doors: both the front door and kitchen patio door swelled tremendously. The patio was bad enough that our 8 y/o could not come & go freely, and was difficult for us adults. However, the front door was beyond sticking—it has been absolutely wedged for the past 2-3 weeks and has required my husband to use two hands and pull with all his might to open.
3) Deck: it was in incredibly dangerous condition. While we knew it was in need of replacing, the dampness this summer caused the already rotting wood to become squishy and weak—causing each of us to put our foot thru in different locations. The continued rotting of the wood also exposed more nails, screw heads and splintering wood that made it hazardous to walk around—especially around the pool without shoes. Many scrapes and splinters were had.
4) Lastly, the construction literally right next door: the earsplitting noise was absolutely endless from 7am to 4pm or later, virtually every single day including often on weekends. It has made it nearly impo

We are so disappointed to read this review, especially since your family spent two full summers in our home and after your first summer, you raved about your stay. The house is well stocked and maintained and you know that we make every effort to attend to all the needs of our guests so each one has a comfortable, stress free and enjoyable stay. We chalk up your review to a second year of pandemic fatigue, a summer with terrible weather; the most rain in 100 years and not only a tropical storm, but a hurricane during July and August, and of course, the construction that was happening at our next door neighbor’s house, which made it difficult for you to work from home. Unfortunately, due to the pandemic there is construction happening everywhere in the Hamptons and one cannot predict where and if it will impact us or our guests’ stay. Also, given the fact we live in the NW woods, one expects to see ants, no-see-ums as well as mosquitoes. To deal with this, we have a regular pest control service. Given last year’s rainy summer, some of the insects could not be controlled and many of our neighbors had the same experience. Further, given the rain and humidity, the doors did swell and made it difficult to open and close easily. These issues are all part of living in a house which is very different from living in an apartment in the city. Once the rain and humidity subsided, the insects disappeared, and the doors operated seamlessly. Again, we are very sorry you did not enjoy your second summer, but feel the issues you raised were out of our control. We have now built a fantastic new mahogany deck, a pool house, gym and outdoor shower which further enhance the amenities and comfort of the property.
Fantastic long weekend away at a chic East Hamptons hidden gem. Peaceful, tranquil home that is extremely well equipped inside and out. Thoughtful and attentive property management was the icing on the cake! Thank you!

The main floor includes a media room with high definition flat screen smart TV and a Sonos system throughout the house, two well proportioned bedrooms with en-suite bathrooms and a fabulous screened porch.
