A little piece of paradise

Location is wonderful! It is a unique condo, very spacious with ocean views that cannot be beaten. We were very comfortable and didn't want to leave.

This place is quaint. Plenty of space for 2 people. The view is amazing. Great location but that is about it. I would not stay here again. Needs some updating.

Great Condo on the Ocean

We had a really nice time staying at 404 Banyan Tree. The condo was a described. The views were beautiful, and it was well located for all of our travel around the Kona area. Worth noting, the condo does not have AC. It never got above 81 in the place, so we were perfectly content, but this might be a little warm for some folks. Just rent with this knowledge in hand, as it's a great place but could be too warm for some in the summer.

That view WOW!

We loved watching the surfers and could even see fish and turtles in the water! The bed and furniture are very comfortable. The lack of air conditioning did lead to a few uncomfortable nights. There are several fans provided in the unit, but we didn’t seem to be getting much of a breeze off the ocean during our stay in August. Having a clothes washer in the unit was great. The drying rack provided did the job for our things and we did not need to use the dryer, which was great considering the inefficiency of it due to the venting system. The kitchen had modern appliances and was well stocked. Overall this is a great condo!

Reviewer Comments: Ac would have been nice it was very hot when we were there And having the dryer going when we got there was a bad idea and was over loaded too.They need to do the laundry some where else The place it self is awesome the view unbeatable .We had the pool pretty much to our-self.And the books where great too The artwork is fabulous. The house keepers had the window open and it clearly say please keep window closed .So if I owned this beautiful place I would be upset that the house keepers are not doing what the owner has asked.I own a cleaning bushiness so I'm very picky about that kind of thing. It could have been cleaned a little better just needs a deep clean but not unlivable . Over all I love the room but diffidently needs AC in August I know it was hotter then usual .But still would be nice.We would stay here again

Beautiful, Clean, and Well-managed

Overall, I recommend this vacation rental. Reviewer Comments: As others have said, this place was beautiful. The cleaning crew did an amazing job before we arrived. Knutson management were excellent, quick to respond, and I would not hesitate to rent a condo from them again. The kitchen has a good stove and really good cookware, which is a nice change from most rentals. Odd that there were only 2 wineglasses and they were mismatched, but that isn’t super important. The only issue was that the binders with condo instructions were thick and outdated. We found it hard to dig through all the pages and discover what is relevant and what wasn’t. They mention water jugs. Didn’t see them. Couldn’t access the 2nd floor storage unit to look for beach stuff. But you can tell the actual owners of this beautiful unit clearly want everyone to enjoy it the way they have, and that inspires you to take care of it for them.

Reviewer Comments: The Banyon Tree Condo building is an old complex that looks a lot like a prison. The elevator is old but mostly works. The unit is clean, but again, its age makes it less comfortable than the pictures make it appear. The shower design makes it VERY hard to keep the bathroom dry. The upside is of course the view. It cannot be beaten and is the one and only true stand out about this unit. Depending on the price, this could make it a good value. For the week we rented (Ironman week) it was not a good value even compared to the normal price mark-ups for this weekend. (booked late because previous booking fell through at the last minute.)

Amazing view-Great location

Overall, I recommend this vacation rental. Reviewer Comments: We enjoyed our stay at this condo. The sunsets and moon sets were amazing! We also enjoyed the surfers every day. The location was very convenient, close enough to town but away from the busy area which makes it easy to head out in any direction. The unit was clean, spacious and bed was comfortable (which was a big plus). We enjoyed our meals on the lanai but the outdoor furniture wasn't very comfortable. The lack of AC did lead to a few uncomfortable nights even though the unit had ceiling fans and another large fan they didn’t cool the unit down much. Before our arrival I asked the management company if there was a small cooler, beach towels, or portable beach chairs that we could take off the property. I was told there may be chairs in the storage area on the 2nd floor but no cooler or towels so I packed our beach towels. When we arrived, I checked the storage areas and they were either locked or nothing in them. The unit ended up having a small cooler and a couple beach towels. It would have been nice if there were a couple portable beach chair to take to the various beaches on the island. We had an issue with the kitchen faucet and reached out to Knutson & Associates. They were very responsive and had a repair person out the same day. All in all it was a great unit for our stay great.

We very much enjoyed watching the beautiful sunsets and all the activities out on the ocean. The pool area was also quiet, clean and tidy. The barbecues were satisfactory.However, there were a few areas which require attention in our opinion: (1) Though the online pictures make the kitchen appear new, it is quite dated and congested. (2) Despite extensive efforts to keep the condo cool (closing blinds and curtains, constantly running 4 floor fans and all ceiling fans, opening windows/doors to allow cross ventilation), it consistently stayed hot throughout the space, even at night. (3) The dryer was unable to dry clothes in a timely fashion (~3 hrs/load) (4) We were told on 2 occasions that we shouldn't be parking in the guest space. We should have been using space 404 but the owner's car was parked there (we were asked to pass this info on to Knutson & Assoc. by a lady associated with the building upkeep). (5) We couldn't determine which outdoor equipment in the storage locker belongs to unit 404, so we didn't use anything. (6) The floor fans were extremely dirty.Generally, we enjoyed our stay in unit 404; however, a few much-needed updates to the kitchen, living room blinds, and installation of A/C would have improved our experience.

Surfer Hot Spot

What a complete fun surprise to have such talent surfing views right from your balcony in the AM and PM. The location is excellent: Swimming off the Pier where the Kona Ironman starts was a special treat. Buoys abound to mark your swim. If you prefer 25 yards, the free access to the Kona Aquatic Center was another nice surprise. Within 2 miles of Walmart, Kona Coffee Shops, Safeway, Small business village. Everything was wonderful.

The lanai (aka balcony) is a wonderful place to enjoy breakfast or cocktails. The kitchen includes a toaster, coffee maker, stovetop, oven, and microwave. It is close to both ends of Ali'i, and there's a convenience store within walking distance. Another market, directly across the street, is being refurbished. All in all, a really nice place to stay.

Fantastic Stay!

Rating Details: The property manager was very helpful. The vacation rental was spotless. I was very happy with the location. I was very satisfied with the condition of the vacation rental. Overall, I recommend this vacation rental. Reviewer Comments: Wake up to the best view right on the water every day! Surfers entertain you all day! Condo is clean and comfortable. Located minutes away from town. We highly recommend this place! We will be back!!!!
