Stunning 1 Bedroom 1 Bath Cottage A Short Walk To Town And The Beach.

Relax and unwind in this fully restored and updated 1940’s beach cottage just two blocks east of historic highway 101. We’ve tried to think of all the little details that make for a perfect stay from the super quiet Fujitsu heating and cooling unit, to a six port USB charging station for your electronics, a blue tooth speaker, and quality hangers in the two closets. You will appreciate the California king bed, ceiling fans, armoire, sectional sofa, and flat screen TVs in the great room and bedroom. The kitchen has a full sized refrigerator/freezer with ice maker, a two burner induction cook-top, compact dishwasher, deep stainless steel sink, toaster oven with convection bake, microwave, and coffee maker. You’re an easy 10-20 minute walk to top notch coffee houses, the great shopping, and fantastic dining in historic Encinitas. Enchanting Moonlight Beach is close as well and we provide the beach chairs, umbrella, towels, cooler and a wagon to haul it all. Come home to an outdoor shower to remove the sand and salt. BBQ your favorite meal and dine al fresco in your private patio. Bring your tennis rackets as there are two public courts 1 minute away. Want a private room for yoga, meditation, painting or ?, then you’ll appreciate the 120 SF studio.

Only 10 minutes from the Coaster station, you can leave your car at home. Ride the Coaster to San Diego or get on the Amtrak for a trip to LA and beyond. If you drive, we have off street parking.

About Peggy Cozens

Tom is Fourth Generation Encinitas, CA. Peggy was born in International Falls, Minnesota and moved to Oceanside, CA when she was 3. We both graduated from San Dieguito High School in Encinitas. The funny part of our story is that we re-met at our 10 year High School Class Reunion, fell in love and married. Peggy brought to the marriage her 5-year-old a son, Marc. December 2015 we celebrated our 38th wedding anniversary with our sons, daughters in law and 4 grandkids ages 12, 10, 7 and 5. Oh, and we have an amazing cocker poodle mix named Fergie that was a rescue from Camp Pendleton Marine Base.

Tom earned his bachelor and master’s degrees in Biology at San Diego State University. While in college and for a few years after Tom made many field trips to northern Baja California by land and by sea. Life’s twist and turns have taken Tom from teaching, to contracting, expert witness work, and nonprofit management. Currently Tom is following in the footsteps of his great grandfather who was one of the first Realtors in Encinitas.

After high school Peggy’s adventurous side took her to Hawaii for two years and then to NYC for a year where she worked at the Physics Institute. Peggy put her life lessons to good use and was a founder of TransWorld Skateboarding and Snowboarding Magazines. She retired in 2002 as VP of consumer marketing for TransWorld Media.

We have had the good fortune to travel extensively. We have visited Mexico, Costa Rica, Canada, Tahiti, the Caribbean by cruise ship, England, Scotland, France, Germany, Spain, Italy, Switzerland, Australia, New Zealand, and Kenya.

Why Peggy Cozens chose Encinitas

Growing up in Encinitas was an amazing gift. The beach, town, and my elementary school were all an easy walk or bike ride from my home. My grandparents lived just above Coast Hwy 101 in the home built by my great-great grandfather. Peggy moved from Oceanside to Encinitas while in high school. She lived on Briggs Avenue with an ocean view and a 5-minute walk to town. A local sports park was named after father, Leo Mullen. Leo's passion for youth sports was legendary. Life twice took both of us away from Encinitas and finally brought us back home. The economic reality of starting a life together took us to Vista and then Carlsbad for nearly 37 years. During this time away the goal of living where we could walk to our home town crystalized. We knew the property would need some income potential to make this dream come true. And, we hoped to design and build our forever home. In 2013 the ideal property came on the market. It was a large lot with a funky old 1940's 860 SF block house. We out bid 13 other buyers and closed escrow early August. We started work to make the home livable for us. This was no small challenge as we were living in nearly 4,000 SF. We sold our Carlsbad home, put most of our belongings in storage and starting living our dream. A little over two years later we moved into our dream home. The next phase was to completely gut the old block home and turn it into a charming cottage with all the modern amenities. We relied on our extensive travel experience to create a place that would be a retreat. We tried to include all the little details that we found ourselves wanting so many times when we were traveling. We could have opted for a long term rental, but we believe owning and operating a vacation rental will lead to many new friendships.

What makes this house unique

Besides the attention to detail to insure your stay is a good one Cottonwood Casita has much to offer. Tops on the list is location. You can easily walk to public transit, a jewel of a public library with a panoramic ocean view, Moonlight beach, several great restaurants and coffee houses, and some great shopping and night life. Your path to old Encinitas runs through neighboring Cottonwood Creek Park. Look for the quote from Tom’s great grandmother, Annie Cozens, on the walkway between the playground and bathrooms. Bring your binoculars as the park is a haven for birds. Speaking of birds, San Elijo Lagoon preserve is about 10 minutes away. When relaxing at the cottage try out the two-person swing hanging from the pepper tree. Practice your yoga or martial arts in the studio that is just for your use. Enjoy the large patio. The Wi-Fi signal is strong and secure. The full size laundry with ironing board and iron are perfect for longer stays. There are two beach chairs, towels, an umbrella, cooler, and a wagon to haul it all to the beach. There is a nearly new pack and play and a few toys for your baby or young child. There is also a single airbed and a cot is available on request.

The perfect peaceful beach getaway. Charmingly decorated with all of the amenities needed.

I am reluctant to say how nice this place is for fear of it not being available next time we come back to Encinitas.

Tom and Peggy have done an amazing job of decorating their retreat to create a peaceful and relaxing atmosphere. We walked to the beach every morning and enjoyed the sand and surf. Lazy Acres Natural Market is a 5 minute walk away and has everything you need for healthy eating. The meditation/yoga room is the cherry on top of the sundae.

If you are looking for a cozy & charming beach get away this is the place to be.

We hope to return soon!

Gem of a property, especially for a Retreat

My husband & I were 100% satisfied with this property & every aspect of our stay. This listing is a rare example of the actual property being even better than the photos. Cozy, quiet, & well-appointed, it has everything you need for a comfortable stay. It's clear the owners, who were readily available when needed & respectful of our privacy when not, spent a great deal of time, labor, & love making this cottage as beautiful as possible.

We were especially happy to find a property with a separate structure for meditation &/or yoga, both of which we practice on a daily basis. (Even the meditation cushions & yoga mats are provided!) While practicing, we heard only the birds singing happily.

The outdoor patio was also a lovely feature of the property, which several different seating area, all of which were well protected for privacy. Yet this location is just a short walk to a park, the beach, cafes, & local shopping. If you want a cozy cottage in a quiet neighborhood, yet just a short distance from the beach, cafes/restaurants, & a park, this property is for you.

We are happy to give the highest number of stars to this stellar property.

Wonderful week

We had a wonderful week in a beautiful cottage in Encinitas. Tom and Peggy were wonderful to work with. Very quiet neighborhood literally steps from a park. It was fully stocked with everything you need. There is no stove but the convection oven and stove top worked for everything we needed to cook. Everything was newly remodeled so very clean. Definitely will book it again... hopefully soon,!

We love this property!!

We have a tiny house in Cardiff so when we have family in town we rent this cottage (if we are lucky enough to find it open!) and it's absolutely perfect! You can't go wrong with this beautiful casita.....everything is like new with all the amenities you could ever want. We will return whenever we are lucky enough to find it available.....Peggy is so helpful and prompt in getting back to her guests.....I would highly recommend this beautiful Encinitas cottage!

Closest Shopping is Lazy Acres:

Walk to the south through Cottonwood Creek Park to Encinitas Blvd. Turn left (east) and walk to the stop light. Lazy Acres is in the small mall on your left. Don’t forget to take some shopping bags. Walk time is about 5 minutes. You will also find restaurants, a dive shop, gas station/car wash, and a drycleaner in the mall.

Downtown Encinitas (Highway 101):

Lots of shops and restaurants with just about any type of food you could want. This is constantly changing so information may be outdated. Check the map we left for you for restaurants, shopping and other points of interest. Check out the Encinitas Main Street Association website for the latest events:

Cottonwood Creek Park:

Just down the hill from the house. A great place for younger kids with a small rock climbing wall, and jungle gyms. There are a couple basketball hoops and two public tennis courts. There are picnic tables, bathrooms and grassy areas. The creek flows year round. Birds are always present. Look for the quote from Tom’s great grandmother Annie Cozens.

Encinitas Coaster/Amtrak Station and Library:

The coaster stops here at the train station on Vulcan Avenue just down to left from the park. The Amtrak stops here a couple of times a day as well. The Coaster is a great way to get to downtown San Diego, but check schedule for return times. Website is The Encinitas Library is above City Hall which is just east of the coaster station. The library address is 540 Cornish. It has an amazing ocean view.

Moonlight Beach:

The Cozens family has been enjoying this beach since 1883. Walk through the park and head west along Encinitas Blvd. The wide sandy beach is ½ mile away (15-minute walk). There are new facilities at the beach including outside showers, bathrooms, a children’s play area, rentals, and a walk up cafe. The café and rentals may be closed during the winter. Lifeguards are there year round. Make sure you respect the power of the surf and heed any lifeguard warnings. At low tide it is great to take a long walk on the beach, just remember the tide will be coming back in. Keep your eyes open for dolphins all year round and whales in season (December through April).

Surf Shops:

Hansen’s–1105 South Coast Highway 101 Encinitas – The original surf shop in Encinitas. Great selection of surf, skate and snow wear, plus gifts. Established in 1961. Rentals too.

Encinitas Surfboards–107 North Coast Highway 101 Encinitas. – Great surf gear, rentals and surf/beach clothing. Established 1975.

Surfy Surfy-Long time Encinitas residents established this surf shop in 2010 in Leucadia about 10 minutes north on the Coast Hwy 101.

San Diego Botanic Garden, San Dieguito Heritage Museum and Encinitas Historical Society:

The Gardens and Museum are about 2 miles away on Quail Garden Drive off of Encinitas Blvd. The gardens are a wonderful place to see plants from all over the world. The children’s garden is a must for all ages. The museum will give you a taste of the history of the San Dieguito area (Encinitas, Olivenhain, Cardiff, Leucadia, Solana Beach, Del Mar and Rancho Santa Fe.) The Encinitas Historical Society is in the 1883 school house built by my great-great grandfather EG Hammond. It is at the west end of F St.

Self-Realization Fellowship (SRF):

The SRF grounds are on the bluff at the south end of town and overlooks Swami’s surf break. You can’t miss the gold tower of their old restaurant that used to serve mushroom burgers. The meditation garden is open to the public. It is a must see.


Once the Flower Capital of the World, Encinitas is becoming the Yoga Capital of the World.
