Spring has arrived! Nederland recently wrapped up its annual Frozen Dead Guy Days festival and The Ned 'Stead is now ready for hiking/relaxing for warmer months. A group of our guests entered Frozen Dead Guy Days' coffin race and have vowed to stay again next year to claim first place. :) Fingers crossed for their triumphant return.

FYI: ski season wraps up April 14th if you wish to get in a few last runs. We've recently completed a bunch of upgrades - the bedroom on the main floor has dramatic dbl barn doors, the kitchen has 2 refrigerators (one in the pantry that's convenient for beverages), refinished cabinets and top of the line KitchenAid appliances. Throughout the house, there are new Pella windows and, in addition, a rebuilt solar hot water system so everyone can enjoy long hot showers and baths.

Skiers: check out Eldora http://www.eldora.com (FYI we don't get paid to endorse that particular ski resort but it's only 10 minutes from the house and the pix give you a good view of local scenery.)

The 4th bedroom renovation is partially done and open to guests. The bedroom has a high-end queen sized mattress with full views of the lake, trees and town below as well as a single barn door to make it feel intimate; the wood stove and lower deck ( a short walk to the sauna) is just around the corner from the room. Current available sleeping is: 2 king sized beds on the 3rd floor. A queen sized bed, 3 queen sleeper sofas on the 2nd floor, and a queen sized bed and a queen sized futon couch/bed on the 1st floor. If you double up in the king and queen sized beds, that makes room for 16 people to sleep. I also purchased 2 quality queen sized air mattresses with all the bedding, so if you fully use them, 20 people will easily fit. There are hypo-allergenic comforters on all the beds and futon. Each bed has 4 hypo-allergenic high end side-sleeper pillows on each bed plus 6 extras for the couches.

The kitchen is equipped with everything you'd likely have at your house. Condiments and spices and utensils are provided so you feel at home.

Make this magnificently located homestead your Colorado home base to explore Boulder (an easy 25 minute drive through stunning Boulder Canyon) and Denver. Close to Rocky Mountain National Park and Red Rocks, a world-renowned concert venue. Sleeps 16 easily, plus ample room to spread out if additional guests wish to crash. Dog friendly. Stocked kitchen. Grill. 55" inch screen TV includes Netflix and lots of old school board games (Monopoly, Scrabble, Battleship, Candyland etc.) This is a comfortable, friendly environment to put your feet up. If you are looking for bone china and the Four Seasons hotel, this is probably not your cup of tea although Nederland's four seasons are lovely. The Ned 'Stead has two decks, one overlooking the town and the other the lake, and there is a relaxing wood-fired sauna just steps from the house. The lower level has a wood burning stove.

Nederland hosts frequent art and music festivals. You can see the fairgrounds from the house and enjoy what's going on as you grill and chill, or just stroll down the hill to the artsy downtown restaurants and groceries.

Why David Zimmerman chose Nederland

I grew up in Colorado and lived in Vermont for 15 years. I chose this property in particular and Nederland in general because I was looking for that old school Colorado feeling with easy access to an eclectic town. I actually lived in the house for a year with my son before I purchased it because I wanted to make sure it really felt comfortable. Everyone who has visited, whether it is for 2 months or just a day hike, really enjoys that the house is very relaxing, but also has a lot of upscale amenities. I feel that the house and town are a great combination of woodsy and sophisticated.

What makes this house unique

The sauna is great. The views of the town and the reservoir are constantly changing and uplifting. Nederland is unique in its truly alternative vibe and is so close to hiking, skiing, mountain climbing as well as big cities like Boulder and Denver. I really love the fenced in yard for my dogs and your dogs are welcome as well. The house faces south so there is great sun exposure. The house is also built to be very energy efficient and house stays really warm year round.

The point of The 'Ned Stead is that it is comfortable, for kids, 20-somethings or big families. This is not a persnickety house with white carpet and bone china. The is a really comfortable, warm place that is fun to be at.

Notes:
The house was made in 1979 and is a partial timber frame, passive solar design so it faces directly south and is filled with sunshine all day. The house is extremely well insulated and I have been upgrading the windows to the highest efficiency Pella windows available. Even when it is -17, the house is comfortable, especially if you fire up the wood stove downstairs. The house has lots of real (not cheesy paneling) wood throughout and has a ski chalet vibe. Comfortable, not pretentious, very livable for a weekend or a month.

Amazing Views and Space!

This was a great house, it comfortably fit 14 of us (5 beds, 3 pull out couches). Very close to downtown Nederland, with great views of town and the lake. The house and yard were nice and clean. The sauna was a great touch, very hot and well-put together. David, the owner, is a great guy. 10/10 will stay here again!

Beautiful location and comfy house made for a great family birthday weekend

Dave was great to work with! He really cares about his guests and takes care to update his house and provide everything needed for a great getaway. He was very responsive when I needed to ask a question or two while we were staying there. An added bonus was the house is dog friendly! The deck was wonderful - we picked an amazing Colorado weekend and spent a lot of time on the deck enjoying the weather and views. My extended family and I all really enjoyed the weekend there, celebrating my mom’s 90th birthday!

It was like staying at my favorite cool crazy uncle’s house

A mountain home for sure

It's comfortable, easy to get to, a bit funky in that the layout, rooms, wall coverings were less like a conventional home to my 7 friends (who stayed with me) and I are used to and more like a getaway or vacation home. The more we stayed, the more we enjoyed it. We didn't get a chance to use the sauna, in part because we couldn't find available kindling.
