L'Art des amis (the art of friends) is a beautiful one-bedroom penthouse apartment on the 6th floor (7th U.S.) with a large south-facing terrace of a beautiful Belle Époque building in the Musicians Quarter in central Nice, 5 blocks off the beach, directly behind the Negresco Hotel. Step into the antique cage elevator and be swept up to a romantic vacation escape you will never forget! Facing south, warm sunlight floods the apartment from morning till sunset. French doors in the living room, kitchen, and bedroom open onto balconies where you will enjoy the breezes and rooftop views towards the sea. (That French flag you see fluttering in the distance tops the Negresco.) The art of personal friends is featured throughout.

Remodeled to bring it closer in feeling to the architecture of the Belle Époque period, the apartment features new wood flooring in the living room and bedrooms and period tile set in the entry and kitchen. The kitchen cabinetry has been completely replaced and matching wainscoting installed along with all new appliances and granite countertops. Step through the French door onto to balcony and enjoy petit déjeuner in the sun at your café table for two. Dishes, glassware, flatware, espresso maker and kitchen utensils are all provided should you choose to try your hand at Niçoise cooking. The living room features a black George Nelson-inspired couch for 3 and a comfortable modern 'lipstick' armchair. Flat screen TV, DVD, and internet access provided. The glass coffee table design is by Isamu Noguchi (1948), end tables by Eileen Gray (1927), and glove table lamp by Wilhem Wagenfeld (1924.) While this is actually an 'adult' apartment experience, children are welcome!

  • The large bath off the bedroom is fully-tiled and includes both a large tub and separate glass-doored shower. The washer and and dryer (european combination unit) is located under the bathroom vanity. The newly remodeled toilet/WC of the apartment is in a small separate room off the tiled entry to the apartment allowing easy access from all rooms.

  • Large bedroom suite with adjoining bath. French doors open onto a separate 'private' balcony off the bedroom. The romantic Queen-sized canopy bed is the perfect place to end a fabulous day on the Riviera! The bedroom is also furnished with an antiqued white armoire, dresser, desk, bedside table and a reading light. Note: the living room couch converts to a 'double' bed that will sleep an additional 1-2 people. A frosted glass door closes to provide privacy should the living room be used as a bedroom and the french doors to the balcony may be opened there too allowing both sleeping areas access to the fresh Mediterranean breeze.

NO AIR CONDITIONING - The Riviera is known worldwide for its wonderful climate. Average temperature is rarely too high (average high July/August is 81-82 degrees F/ 27-28C with a low of 68 degrees F/ 20C.) For those who are heat sensitive, we remind you that French doors in each room open to allow circulation, but that NO AIR CONDITIONING has ever been required in the apartment. Great place! Greatly enjoyed our visit!

Lots of sun - open the blinds and the shutters and it was sunny everywhere! Clean & well equipped kitchen - everything we needed was there. The decor was cheery & pleasant. Plenty of room for the two of us. The combined washer/dryer was a bit of a struggle - but that was us, not it. Wifi was the fastest we ever got in our trip through southern France. We'd definitely go back.

Beautiful apartment in great location

My partner and I stayed in L'art des Amis very recently (August) and had a really wonderful stay in this lovely apartment. It was in a great location in a quiet area but close to the beach and numerous restaurants and only 15 minutes from the fab old town. The apartment itself was beautifully decorated with some very unique art which made it so very different to the hotels we have stayed in and it made it feel really personal. Being on the 6th floor the views from the balconies were amazing and it was so relaxing. The apartment had all the equipment you could ever need and the communication from the owners Frankie and Don was excellent as it was from Sara Jane from Prom Holiday. We have nothing but good things to say and we would definitely recommend this apartment to anyone looking to rent an apartment in this wonderful city. Many thanks.

Great apartment

This apartment was a great place to stay and a convenient base from which to explore Nice. Very well equipped, very comfortable and particularly nice to be able to spend time out on the balcony. Plenty of restaurants 5 mins walk away around Rue Delpozzo or a 15/20 minute walk to the old town. The agent Sara Jane who met us initially was really friendly and helpful, and the welcoming bottle of wine in the fridge was a nice touch.

Comfortable bright and airy with spacious layout and two balconies

Quiet, convenient location with plenty of bakeries nearby and easy access to the seafront and to a good range of restaurants.

Interesting artwork, decor and furniture in the apartment. Photos do not do it justice.

Kind and friendly owners who have provided some useful information about places to eat, shop and explore.

Great experience, good value and would book again.

Beautiful apartment in a perfect location

We had an amazing 11 nights at L'art des Amis, the apartment was spotless and beautifully decorated with some lovely individual art pieces scattered around the rooms. There is no air con in the room, but you don't need it due to the sea breeze coming through. 10 minute walk to the train station and only 15 minutes to the promenade. Restaurants only 10 minute walk too. Would definitely recommend this apartment to our friends and family. Paul and Ellie

Perfect escape

We enjoyed this wonderful apartment for 10 days during Euro 2016. The bed is comfortable, the kitchen well-equipped, and the wi-fi, tv, and appliances as good as at home. The location is convenient for the tram and the #38 bus (practically outside the door). Breezes provided cross ventilation; be sure to use the door stops to prevent slamming doors! As I injured my leg in the outward journey, the elevator was very welcome. Frank & Don responded promptly to any communication. They have created a "dream in the sky" which they are gracious enough to share with renters. Artwork quirky and fun!

Angels brought us to our 'dream in the sky!' Our finder Rebecca Russell was one ( and the Niçois selling agent the other. His name was Ange (angel in French) and he flew up the 7 flights of stairs to meet us there while we went up in the caged elevator. He had wings, because he met us at the top when the elevator arrived. We were captivated by the apartment's charm and views. You just know when it's right!

What makes this apartment unique

180 degree rooftop views and centrally located to walk to every area of Nice in minutes. Close to the beach. Close to the grocery store. Close to a large park. Close to local restaurants. Peaceful neighborhood. Charming caged elevator and old-world charm. Seriously, what's not to love!

We were three generations having holiday in Nice: grandmother,daughter and granddaughter in just 10 months. We knew we would spend a great deal of time outdoors in the wonderfull City, but also would enjoy indoor-life in the appartment we rented. L'art des amis seamed to be the right choise from the describsions in Homeaway pages. fullfilled all our expentations:-). The appartment was just as nice, beatiful, well equiped, and "french artistic" as the pictures and the describsions claimed. With the wonderfull, great balcony - sunlight from early morning till evening - the appartment was exactly what we had wished it to be. We had a wonderfull family vacation with 5 nights stay in Nice. Everything about having the keys and arrival/departing the appartment, were in the best hands of Sara Jane from Promholliday. She was very helpfull and kind. Since we arrived early in the day, and traveled with a baby she took care of us having the appartment some hours earlier than expected. She also were very helpfull when the internet-acces were out off order,- due to an unplugged wire;-)). A baby crib we rented, was placed in the appartment when we arrived and functioned just fine. We also were welcomed by a bottle of wine in the fridge;-).

All email corrspondance with the owner Don Corliss about payment and helpfull informations was a great pleasure.

We Can only give our best recommandations to this wonderfull "place in the sky" . We already are planning a new trip to Nice and we are absolutely sure that the place we want to stay in is in wonderfull L'art des amis.

The apartment is in the Quartier Musiciens (Musicians Quarter) in central Nice, a well-kept, stylish, residential quarter 5 blocks from the sea and famous Promenade des Anglais- the perfect place to stroll as visitors have done for more than a century. The busy shopping/restaurant areas of rue Massena and Avenue Jean Medecin are 10-15 minutes on foot and the wonderful 'Old Town' a 20 minute stroll for dinner! Nearby on Boulevard Victor Hugo is the Jardin d'Alsace Lorraine, a quiet garden respite. Downtown terrain is basically flat which makes walking a pleasure!

A car is definitely not needed to enjoy your vacation in Nice. Train and bus service is easily available for visits to other wonderful Riviera sites and in addition Auto-Bleue, a short-term electric rental car service has autos available in the block next to the apartment. For information see their site at At the top of the screen you can choose an English translation of the page.

TRANSPORTATION to & from airport:

Airport Express- take bus 99 (8AM to 9PM) toward Gare Nice Ville SNCF & get off Thiers/Gambetta, a 15 minute ride. Also can take bus 98 (6AM to midnight) to Gare Routière & get off at Gambetta/Promenade. It's a bit further from the apartment. Cost is about €1.50 one way or €6 (at this writing) for a transportation day pass which includes buses & city trams.

The municipality of Nice, France charges a nightly "Taxe de Séjour." We have charged 1.5% to cover this tax and its processing.
A €450 refundable (24 hours after check-out) damage deposit is required. Late night or late arrival check-in fee apply and is payable directly to Prom'Holiday (key & changeover service) at time of check-in. Check-in time is after 16:00 and check-out is 10:00 (am). HomeAway/VRBO has recently imposed an additional booking fee which I have no control over.

Owner's Cancellation Policy

  • 50% refund if canceled at least 30 days before arrival date.
  • 100% refund if canceled at least 60 days before arrival date.
