The Space:

Step into a true Texas Hill Country oasis at this stunning ranch home! With three bedrooms and two and a half baths, the whole family has plenty of room to spread out and relax. Ideal for preparing mouth-watering meals, the kitchen features a side-by-side refrigerator, built-in countertop stove, ample counter space, and a center island complete with a sink. The home has two dining spaces - a formal dining room and a cozy breakfast area. The cozy living room has a fun built-in corner bar, a flat-screen TV with a sound system, a comfortable leather couch, a relaxing rocker, and a comfy recliner - perfect for unwinding after a long day of exploring the Texas Hill Country, and the sunroom provides a serene spot to savor your morning coffee while basking in the beauty of the sunrise.

The back porch with rockers is the perfect spot to kick back and enjoy the stunning natural beauty of the Texas Hill Country, while the deck with multiple seating areas and a BBQ grill are ideal for hosting family cookouts or game nights. Guest Access:

✅ This property has special local compliance requirements which include a signed rental agreement, ID verification, and a security hold of $1000 (which is not a traditional security deposit, just a pending transaction). As an optional alternative to the security hold, you may opt in to purchase a non-refundable damage waiver provided by a third-party insurance company. The optional damage waiver is $53 for stays up to 10 nights, with an additional $1.5 per day for stays longer than 10 nights. Damage waiver purchases are optional.

2. Not all homes have cable; consider setting up a streaming account in advance.

3. Our team is committed to assisting you, though occasional check-in delays may occur during peak periods.

4. WiFi is available in all homes, but uninterrupted service is not guaranteed. No refunds or rate adjustments will be made for mechanical failures, or discontinued or interrupted services that occur during your stay.

5. A $500 fine will be imposed for any evidence of smoking, confetti, vomit residues, or glitter.

6. Set the A/C no lower than 72 degrees to prevent freezing and system issues; no refunds for low-temperature-related A/C problems.

7. Start-up sundries provided for the first two days; report missing items within one hour of arrival.

8. Pet-friendly units welcome pets with an additional fee; ensure pets are well-behaved and respectful.

9. Bugs are common in the Texas Hill Country; pest control is in place, but some insects are inevitable.

10. In Texas, there are periods of time without significant rainfall causing the county to place a ban on burning. Please check the current burn ban status, before using the fire pit at your vacation rental. Check the amenities to see if this rental is equipped with a fire pit.



For any issues during your stay, a 72-hour window after check-out is provided to file a claim. Note that refunds won't be issued for claims submitted after this period. We appreciate your cooperation.
