  • Loved charming, cozy, and comfortable cottage.

    "Ok, here's the thing, this adorable cottage is tucked away right in the middle of San Marcos and no one even knows it's there. It was perfect in every respect. We loved the relative seclusion and the peace and quiet. You can count us among those who think trains are charming (unless they're blocking the road when you are trying to get somewhere), so the sound of train whistles was distracting for like ten minutes. We relaxed and spent time with our daughter who lives in San Marcos. It was so nice to have place where she could come and relax and talk and laugh. We spent time on the front porch drinking wine and met two charming dog friends, Texie and Gunner. You'll notice there's a bag of dog biscuits behind the door for when they show up. We also met a little kitty on the back deck who was sweet and possibly blind. All of the pets belong to others in the area but after recently losing our beloved lab, Emma, they were a comfort to us. There are also an abundance of deer all over the property. The antiques in the cottage are wonderful. Everywhere you look there is something to look at. The family room is comfy with two huge leather chairs and matching ottomans. We also very much enjoyed the screen porch where we ate most of our meals and played cards on one occasion. Pam was very gracious and although we didn't have the chance to meet the owners, Mike and Kirsten, meeting Pam told us a lot about them. Certainly they must be charming and down to earth types because that's the theme of this wonderful cottage and that's how Pam is as well. Do yourself a favor and pass on the hotel experience and book this cottage if it is available. We will certainly be back!"

  • Weekend getaway!

    "This is the perfect property to enjoy a few days of peace and quiet and relax! The room is perfect for one or two people! We enjoyed relaxing and watching people kayak past while at the umbrella patio, took the paddle boat out one afternoon and the following morning, and enjoyed chatting by the firepit one evening. It is a short walk to Herbert's Taco Hut which was a fun local restaurant. Sylvia was sweet and accommodating. She made sure we had what we needed and recommended some fun things to do while we stayed on her property. It was a short ride from Gruene and not far from Austin. So we really enjoyed many things in the 3 days / 2 nights we stayed. Would highly recommend if you need a few days to get away!"

  • Perfectly charming guest house!!!!!

    "Had made reservations at local hotel, and cancelled at the last minute. Sooooo glad I found the Palmer House Guest House. Beautifully furnished, with a great bottle of wine awaiting. Lovely sitting area with TV, video, games, coffee maker. Light and airy. Comfy bed. Best restaurant right next door. Could have movd in permanently. My new favorite place to say. Monte and Kristin have a char I go piece of property, a labor of love and it shows!!!!"

  • Vacation Stay

    "My wife and I arrived on a Sunday afternoon until Tuesday morning. The room was pristine and everything we needed, and then some. The hosts were available to answer any questions such as where to eat or places to shop at. Really, this is a great spot to stay at if you are looking to float the San Marcos River and relax. We were in walking distance from the exit point of the river as well as restaurants, bars, and shops. The hosts have kayaks and tubes to use during your stay. They also dropped us off at the most upstream part of the river so our float could take as long as possible (the Saltgrass parking lot). My wife and I plan to stay at this very same location anytime we vacation in San Marcos."
