This spacious multi level condo in the River Run HOA has plenty of space for family and friends to unwind and relax. The large living room is filled with natural light and has a gas fireplace for those chilly winter evenings after a day on the slopes.
The large condo home provides easy access to all the top fun spots and activities in North Tahoe and makes for a perfect getaway for both winter and summer.
You will be delighted with the mountain decor throughout the home and enjoy the open space combining the living room, kitchen and dining room creating great zone to gather with family and friends. High wooden ceilings add to the spacious layout and ambiance of this home. The living room features a flat-screen TV and a gorgeous stone fireplace. The sectional sofa and adjacent leather chair make gathering very relaxing.
Up a few steps up from the from the living room, the beautiful wooden dining room seats eight with another small kids table off to the side that seats four and the breakfast bar that has seats for three. The kitchen has granite countertops, stainless appliances and fully equipped with everything you need to make a nice home-cooked meal. You will find deck access located right from the kitchen that features forest views. The first bedroom is on this floor with a queen bed and an attached private bathroom.
The top floor holds the primary bedroom, an additional queen bedroom and a kid’s room. The primary bedroom is furnished with a king bed, ample storage and an attached private bathroom that features a double vanity and elegant walk-in shower. The second room has a queen bed and the third bedroom has two twin beds and a baby crib. You can access another full bathroom in-between these rooms. This 4-bedroom/3.5-bathroom lovely mountain condominium home comfortably sleeps 8 people. You will have access to a 2-car garage and as a bonus, you are only steps away from the seasonal community pool, hot tubs, sauna and tennis courts.
Situated very close to the Truckee River, you’ll find miles of bike paths and hiking trails at your disposal. Don’t forget the Crest Café and River Ranch Restaurant and Bar are both within short walking distance. Alpine Meadows and Palisades Tahoe winter resorts are very close and snow tubing at Palisades is available too. Tahoe XC is not far away if you want to cross country ski or snowshoe.
In the summer, you are just a short distance (4 miles) from Lake Tahoe. There are also hiking trails that surround the area, notably the favorite Five Lakes Trail is and easy 2.5 miles away. Horseback riding, and mountain biking trails are all right here too.
This Alpine Meadows home is a home you will want to return to for years to come!

Association Rule Disallowing EV Recharging from Phase I Outlets The increase in Electric Vehicle (EV) sales and their increased presence in the Tahoe area has raised concerns about safe recharging procedures. River Run Phase I was built prior to 1982. Research into the risks associated with residential charging in older, multi-family structures reinforces the concerns as follows: Charging an electric vehicle from a standard residential outlet (Level 1 charging, typically 120 V) is generally safe when the electrical system is modern and properly configured. However, older multifamily buildings—especially those built in the 1980s or earlier—can present several technical and safety risks. These risks mostly stem from the fact that EV charging is a continuously high electrical load, and many residential circuits were not designed for that duty cycle. The main categories of risk are: 1. Continuous-load stress on circuits and outlets EV charging draws power for many hours continuously, unlike most household appliances. A Level-1 charger typically draws 12–16 amps for 8–20 hours. Electrical codes treat loads that run for more than three hours as continuous loads, which require circuits sized accordingly. If the outlet or wiring was not intended for this outlets can overheat or melt wiring insulation can degrade, breakers may trip repeatedly and in extreme cases electrical fires can occur. Even newer houses can have problems if the outlet is shared with lights or other outlets. 2. Aging wiring and connection degradation Buildings from the 1980s are now 35–45 years old, and several electrical components may have deteriorated. Typical problems include loose or corroded terminals, aging receptacles with worn contacts or degraded insulation or conduit. These conditions increase electrical resistance, which creates localized heating under sustained load. 3. Overloaded electrical panels and service capacity Many older buildings were designed with 60–100 A service panels, which may already be near capacity from modern appliances. Adding EV charging can push the system past its load calculation limits and cause breaker trips or overheating. In multifamily buildings this risk is amplified because multiple residents may charge vehicles simultaneously. For these technical reasons and due to the liability associated with the risks, the Board has determined that charging EVs from Phase I electrical outlet is prohibited. Violators, including renters or visitors, will incur a $500 fine to the Unit’s owner. Repeated violations will result in escalating fines as determined by the Board. All owners using Short Term Rental (STR) platforms are required to add notice of the restriction to their listings.

We traveled with 4 kids and this place was the perfect spot. Super close to Palisades and the place had lots of activities (spa, toys, games) for the kids. Will definitely rent again.
So first of all, this house does not sleep 10. There are beds for 8 people and two couches that do NOT pull out into beds. Nobody would reasonably agree that 8 beds "sleeps 10". It's cool if extra people decide to take the couch, but not cool to just assume that everyone considers a couch as a place to sleep. The location was good and very accessible to everything we wanted to do. However, the pool was closed the entire time we were there, so we did not have any access to an amenity that we paid for and counted on. We also did not receive any notice that the pool was closed, nor any compensation for part of the property being inaccessible. There are a lot of stairs, so be aware of this depending upon who is in your party. The deck was lovely and there was plenty of space to spread out for our group of 10. Aside from the concerns listed above, it was a fine place to stay.
Great location on the Alpine Meadows access road which means you can avoid almost all traffic getting to Palisades. Property was very clean and well-maintained. It wasn't a brand-new renovation but in very good shape and pretty modern. Great value.

Tahoe Vacation Rentals
Wonderful, spacious, well maintained property. Great location very close to Olympic Valley. Everything worked well. Beautiful gas fireplace on the first floor and small playroom for our girls. They had all the essentials for cooking. Only complaint is communication with property manager was less than ideal.
We had 4 adults and two children aged 2 and 6 in our group. This house is perfect for families, especially families with young children. There is a nice play area for the children with a small table. There are lots of games and toys which the kids loved. There are sleds in the garage which the kids enjoyed. The dining table is large and the kitchen is well-equipped. It is also great to relax in front of the gas fireplace after a long day of skiing. Three bedrooms up stairs and one on main level worked well for our group. It’s also nice to have a garage when it’s snowing. Overall, we enjoyed our stay and would like to stay there again.
