**IMPORTANT NOTES**
✔ Events & Weddings: All events, including weddings, must be approved in advance. A $5,000 per event fee applies, which includes use of the Estate Grounds and Banquet Hall, with access for up to 100 guests (not overnight). Outdoor areas may be used for tents, catering, and other event needs. The Banquet Hall can also be booked separately. Any gathering with more than 52 guests(Maximum Occupancy) on the property must be approved and will be considered an event.
✔ Banquet Hall: The Banquet Hall, located in Building 1, offers seating for up to 60 guests across six tables and includes three bathrooms, with space for additional seating if needed. The hall can be rented for $1,500 per booking.
✔ Travel Insurance: We encourage guests to purchase travel insurance, as our cancellation policy is strictly enforced and we cannot offer refunds beyond its terms.
✔ Weather Policy: Be sure to check the weather forecast before your stay. We do not issue refunds for weather-related disruptions, as they are beyond our control.
✔ Check-In & Check-Out Extensions: Early check-in and late check-out are available for $25 per additional hour and must be requested ahead of time. Approval is subject to availability.
✔ Pets: All pets under 60 pounds are welcome with prior approval. The pet fee is $150 per pet, per stay.
✔ We are available for both Short-Term and Long-Term Stays.
✔ Nature & Wildlife: Set in a wooded, rural area, you may see wildlife and occasional bugs—monthly pest control is in place, but we recommend keeping doors/windows closed at night; bug spray is provided.

**TRAVEL TIPS – COUNTRY BASICS**
✔ Pests: Mice & ants are common—wipe counters and store food in the fridge or cooler.
✔ Ticks & Lyme Disease: Ticks can carry Lyme—use bug spray, wear long clothes, and check yourself/pets daily.
✔ Poison Ivy/Oak: Avoid contact—oils spread easily.
✔ Wildlife: Deer, bears, and foxes are common—keep food and trash secured.

**GUEST GUIDELINES**
✔ Check-in after 4 PM; checkout by 11 AM unless otherwise arranged.
✔ To book this property, the primary guest must be at least 25 years old. They must also be present during the stay, and only registered guests are permitted on the premises.
✔ In-home parcel deliveries accepted with prior approval. Guests are responsible for all personal items and unattended deliveries; we are not liable for loss, theft, or damage.
✔ No parties, events, or unapproved visitors are allowed. A violation of this rule will result in a $1,500 fee.
✔ Smoking, vaping, or drug use is strictly prohibited on the premises. A $500 violation fee will apply, along with any additional cleaning costs if required.
✔ Pets allowed only with written approval.
✔ Guests are liable for any damage or missing items.
✔ Use outdoor amenities at your own risk.
✔ No commercial use or subletting without approval.
✔ Replacement fees will be charged for any lost keys, remotes, or gate openers.
✔ Do not move or remove furniture, décor, appliances, electronics, or amenities (e.g., hot tub, board games, etc.). Any damages, especially those caused by misuse or failure to follow instructions, will result in additional charges. Guests/Tenants are responsible for the full cost of repair or replacement of each damaged item, plus a 10% service fee applied to the invoice.
✔ The use of any items, food, or beverages that could clog, contaminate, or impact the cleanliness and proper operation of the pool or hot tubs (e.g., balloons, unauthorized toys, or trash) is strictly prohibited. A violation fee of $500 will be assessed.
✔ Report any issues within 24 hours of arrival.
✔ Unauthorized early check-in/late checkout incurs a fee equal to peak nightly rate.
✔ Cancellations and refunds follow platform policies.
✔ We recommend travel insurance. Refunds aren’t guaranteed during outages or severe weather.
✔ Quiet hours: 10 PM–7 AM. Neighbor complaints may lead to termination without refund.
✔ In alignment with the Department of Environmental Conservation’s efforts to prevent pollution and wildfires, any fire created outside of a designated fire pit by guests or tenants is strictly prohibited and subject to a $5,000 fine.
