Possession of a San Francisco Short-Term Rental Registration Certificate certifies that the registration certificate holder has agreed to comply with the terms of the San Francisco Short-Term Residential Rental Ordinance (San Francisco Administration Code Section 41A). This ordinance does not require an inspection of the unit by the City for potential Building, Housing, Fire, or other Code violations.

Enjoy the top level of this home, accessed through your own, private entry. From the small foyer, stairs wrap up into the center of the living space where you’ll find the living room, outfitted in a sleek, modern design. Light fills the room throughout the day through two huge windows. Relax on the large sectional sofa and read, chat, or watch TV (40-inch), which is equipped with Roku and Netflix.

The dining room and kitchen are open to one another, yet are their own distinct spaces. The custom, glass over aluminum-topped dining table easily seats four. The kitchen includes a dishwasher, a large refrigerator and freezer, and a vintage, 1951 Wedgewood stove. There is also a new washer and dryer, which is accessed through the foyer.

Both bedrooms are bathed in natural light and feature comfortable queen-sized beds with down pillows and comforters. Each bedroom has a closet, and there is a linen closet with ample shelving between the two rooms.

A door from the back bedroom takes you to a large, sunny patio for your exclusive use. Feel free to pick a lemon, or a lime (he’s smaller, but produces pretty much year-round), to enjoy in a drink or use in a meal. Noe Valley is among the sunnier and warmer neighborhoods in San Francisco, yet the famed fog often blankets the entire city. Either way, you are invited to enjoy the outdoor space at the property!

The structure is detached on all four sides, and there are no fewer than 10 large, double-paned windows and two skylights. It is an incredibly bright space that is also calm and quiet.

The property is located in the center of Noe Valley. 24th Street is a 10-minute (flat) walk away. There, you’ll find shops, restaurants, banks, a gym, a post office, a Starbucks, and a Whole Foods market. There are two restaurants just one block away—Eric’s (Chinese) and Kama Sushi.

Public transportation is one block away. The light rail (the J-Church line) takes you downtown to City Hall, the SF Symphony, the SF Opera, museums, Union Square/Powell Street (shopping), theaters, the financial district, Moscone Center, the Ferry Building, and much more. Once downtown, you can transfer to the F-line which takes you along the embarcadero to Fisherman’s Warf. The 24-line bus is also one block away from the property (in the other direction, up the hill). This bus takes you to the Castro (where you can also transfer to the F-line), and continues along Divisadero and into Pacific Heights to the top of Fillmore Street (a nice place with boutiques and restaurants).

The owner occupies the lower level, and is available to answer any questions you may have about the property or the city. Welcome to San Francisco!

HOUSE RULES:

**NO SMOKING of any kind in the living space, on the deck, or on the patio. If you do smoke, please do so outside in front, away from the structure.

**NO LOUD VOICES/MUSIC past 10PM as a courtesy to the neighbors (who are wonderful people)

**NO PARTIES. If you would like to have visitors during your stay, please discuss with me ahead of time. Rates are based on double occupancy—two person maximum.

Fantastic location for both quiet and restaurants, coffee and shopping. Lovely apt and immaculate.

We have been in many VRBO homes and this is by far our favorite in San Francisco. The owner is ready with any help you need. Easy walking to everything and nearby transportation get you all over the city.

Perfect in every way

My stay at Mike's place was perfect. Noe Valley is a beautiful area of San Francisco; it's homely, quiet and safe. On-street parking is available and free. 24th street is a 10 min walk away and has some cute coffee shops, restaurants and shops. Classic downhill SF views are abundant. The neighbourhood is full of flowers and colours.

Mike's flat is beautiful. It is decorated to a really high standard and is so stylish. Mike provided some gorgeous toiletries and the kitchen had everything you might need -

including some milk, cookies, water, coffee and San Pel, which Mike kindly left for us.

Entry into the apartment is secured by a pin pad (no messing round with keys) which Mike personalised to us. The porch is lit by a light all night so coming back to the house feels extra safe and welcoming (not that the area needs it, it's already very safe and welcoming, just nice to have).

The whole apartment is absolutely spotless. Seriously, there was not a speck of dust, not a speck of dirt to be seen anywhere, on anything. Immaculate. The beds were super comfy and a really good size, with crisp sheets and a comfy duvet. Bedrooms are spacious and have windows you can open.

Mike is lovely and a really considerate, caring host. He helped us carry our luggage in and showed us around when we arrived. He told us about how hot it had been before we arrived and went out of his way to provide fans for every room to keep us comfortable, including some remote controlled Dyson ones from his own place for our bedrooms. That was all set up and ready to go when we arrived. Mike even sorted some guest parking permits for us for the week.

I'll definitely be requesting to stay here next time I come to SF. Feels like home. There's no need to look elsewhere.

Wonderful!

My husband and I chose to stay in Mike's apartment to be close to our daughter and couldn't be happier with our decision. The apartment was perfect for us in every way. It is spacious, bright and airy, completely comfortable and absolutely spotless, furnished and equipped to a very high standard. The small backyard with the lemon and lime tree and flowers was very charming. Mike is a wonderful host who made everything very easy and thought of every little detail to make sure his guests enjoy their stay. All our communications, arrival and departure and parking were very smooth and easy. Eric's (a Chinese restaurant Mike recommended, a couple of minutes walk from the apartment) is really really good. We truly enjoyed our stay and hope to have the pleasure of returning in the future!

Michael was a great host...fridge stocked with coffee, water & pellegrino soda...a plate of homemade cookies when we arrived...would stay again...very easy stop to grab 'lyft's' to anywhere...
