Hi everyone, my name is Tim Miller. My brother and I purchased in Cancun back in 2004. We love it here! We used to have property in Coco Beach but when we found Cancun we sold everything and bought here to stay. There is no place on earth like Cancun. The beauty of the Caribbean waters is unmatched worldwide, the beaches are pristine, and the wonderful people of the area is the real difference maker. The locals are so happy and so humble, and so thankful to have your business and be of service to you and your family. Over time, my family came to know many wonderful people here in Cancun. If you have never been to Cancun, you will absolutely love it here!

Penthouse #3000- 3BR-3BTH - Approx 2,500 sq ft including terraces

Penthouse #3000 is a rooftop unit located on the top of the North tower of the resort. #3000 is a very special unit, there are no neighbors up here, a true penthouse. To get to #3000 you take the elevator to the top floor. After you exit the elevator you go up 3 flights of stairs to get up to the top. When you walk into the main level you have the living room/dining room combo, the kitchen, the laundry, the master with king bed, and bedroom 2 with 2 queen beds and the hall bathroom with shower. You also have 2 terraces, one on each side of the penthouse, one on the ocean side and one on the bay side for awesome sunsets. Then on the 2nd floor you have the 3rd bedroom with private bathroom which is quite large, there are two queen beds in this bedroom also.

The views up in #3000 are unlike any I have ever seen, the wall of windows looking North up the beach is just stunningly gorgeous. Meanwhile the view from the terrace ocean is crazy, its like being on a ship. The reason is this tower was built just before new set back requirements came into play in Cancun. So the building is close to the water, which makes the view looking North up the beach entirely unimpeded. The views just keep coming with the bay terrace. The views from the bay terrace are also just wonderful and make for such nice sunsets.

What makes us a more attractive choice than our competition?

1. When you arrive at the resort you are welcomed by my management staff. Two full time managers take care of only a few units to ensure your service is top notch. You will be assigned one of the two. Either Francis or Abdiel will be there to welcome you, show you around and answer any questions you may have. And how blessed we are to have Francis and Abdiel. You will truly enjoy having their smiling faces there to be of service for you.

2. Francis and Abdiel are not just greeters. They are there for you should you need something. Simply email or call them and they will be there promptly, they are normally already right there at the resort.

3. Our resort has on site maintenance of course. But that is not good enough for us. We have our own full time maintenance man to be there quickly should anything malfunction. I used to hire companies to come out if something like one of the AC's malfunctioned. Not anymore, we have our own on site full time staff.

4. Would you like a an authentic Mexican home cooked meal? How does only $50 for your entire groups sound?... plus the raw cost of the food? That's right, we provide this service with no mark up at all! Enjoy! The service includes clean up after. Why go out to some expensive fancy place when you can dine and be serviced while enjoying the best views in Cancun right there in the penthouse?! anywhere.

5. Would you like a night out away from the children for some adult conversation? We have baby sitting-services that come right to the condo, and they are wonderful people, part of our extended family in Cancun.

6. Want a tip on a great snorkeling experience? A good friend of mine offers his service privately for your group. The private tour goes all day, includes lunch on an island, is totally private to your group, and comes with the best "skipper" anywhere. Going out with Mike is truly an experience. Cost is $65 per person, if less than 6 people minimum price for all is $390.

7. Our resort has a staffed front desk, 24 hour on site security, bell hops, and friendly staff.

8. Advice: Why pay $80 to get into the 2 biggest night clubs in Cancun when I can show you how to get your cover paid, all drinks paid, and VIP service for the same price? This is just one example of several tips that will save you a lot of money.

9. Resort Features: Flexible All Inclusive Option - Pay only for the day(s) you want it - decide as your vacation unfolds.

Other thoughts 1: If you are traveling with small children, you will find a packnplay (play-pen & sleeper), a high chair & a quality stroller on hand. Or, if you would like to enjoy your favorite drinks down by the pool or beach we welcome you to use the special cooler you will find in any of our units. It is on wheels, super easy to take with you and is also very handy as a pool or beach side table. The convenience might only be out shined by the savings on drinks! This item has been pre-approved for use by the resort, when you are staying at one of our vacation rentals.

Other thoughts 2: If you need extra beds, I have found air beds to be most comfortable. We have queen size air beds and linens for same available upon request.

Penthouse #3000 FAQ's:

Can you smoke in the condo?  No.  However, smoking is permitted outside on the terraces.

Are Linens provided?  Yes, towels and linens are provided.

Is there a washer and dryer?  Yes.  There is a stack washer/dryer combo inside #3000.

Is there an iron and ironing board?  Yes

Are there hair dryers?  Yes.

Is there a safe for valuables?  Yes.

Are beach towels provided?  No.  If you want to purchase beach towels the most reasonable option is the Super Walmart.  If you opt for the all-inclusive option, the hotel will provide you with beach towels down by the pool for any day(s) you opt for the all-inclusive.

Do we need a converter for the electrical plugs?


Is there a music player with an I-Pod dock?

Yes, one in the living/dining area.  You can play CD’s on it also.

Is there a DVD player?  

Yes, there is currently one DVD player in the condo.  Please note that your DVD’s from the US will work in the DVD player.  However, don’t buy any DVD’s from Walmart or any stores in Mexico.  They will not work in the US DVD player.

Is daily maid service included?  No.  In the vacation rental business, you can expect a clean, laundered unit upon your arrival.

Can we get additional cleaning days?  Yes.  

* Standard Service is $50:  General cleaning & making up the beds.

* Premium Service is $85:  Same as above plus newly laundered linens are put on when the beds are made up.

How do we request the additional cleaning?  You book it.  To do so, hover over the “General Info” located at the top of the page.  In the drop down menu click on “In House Services Offered” then click on “Book In House Services”.

How do we pay for the cleaning?  Please pay the service provider directly in cash.

What size bed is in the master?  King.

What size bed is in the second bedroom?  2 Queen beds.

It looks like the beds in there are smaller than queen size.  Why?  At one time the beds in bedroom 2 (green bed spreads shown in photos) were twin size.  They have now been replaced with queen size beds (white bed spreads shown in photos).

The 3rd bedroom?  2 Queen beds.  

Which bedrooms have their own bathroom?  The master and bedroom 3.  The bathroom for bedroom 2 doubles as the hall bath.

Are linens provided?  Yes

Are beach towels provided?  No

Are bath towels provided?  Yes    

Is there any extra beds?  Yes.  2 queen inflatable beds with electric motor?

Are there extra linens for these beds?  Yes.

Do you have anything for babies to sleep in?  Yes, there is a packnplay.  

Are linens provided for the packnplay?  No

Are there any supplies provided such as toilet paper, paper towels, spices, salt, pepper?  No  supplies are provided other than 2 rolls of toilet paper per bathroom.

Is there a fridge, stove top, sink?  Yes to all.

Is there an oven?  No

Is there a dishwasher?  No      

Are there smaller appliances like a microwave, blender, toaster, coffee maker?  Yes to all.

What type of coffee maker filters do we need to get?  Standard type, like Mr. Coffee brand.

Are there pots, pans, utensils, strainer, big bowls, dishware, silverware, wine opener, bottle opener, knives, glassware?  Yes to all.

Is there pure water in the kitchen?  No.  There is an Oxxo convenience store located directly across the street. However, I recommend taking the grocery store run and stocking up there.

If you were to fall off from the terrace, does it go all the way down to the ground?  No, it doesn’t.  The fall would be about 8 feet.  You would fall onto the roof of the tower.  However, injury could still easily occur, or even death. Because if you were to fall and then roll you could go off the roof.

Are the glass rails safe?  Yes, they are made of tempered glass, so they are very safe.

Is there inter-net access from the condo?  Yes, wireless inter-net.

Is there a charge for this?  No, it is complimentary for our guests.

Can we drink water from the tap?  Not recommended.  I recommend stocking up on bottled water at the Super Walmart. The resort convenience store also sells bottled water.

Why Owner/Property Manager chose Hotel Zone

We had previously had property in Cocoa Beach Florida, but when we found the majestic beauty of Cancun we never looked back. The Caribbean waters of Cancun are unmatched in their beauty worldwide. The beaches are pristine with gentle slopes fading out into the water. Beyond all this is the beauty of the people. They are so friendly and humble, and want to serve the guests that they feel honored to have. Its a truly amazing area, we feel very blessed to have found Cancun and the terrific people we have come to know over the years.

And then you have penthouse #3000 itself. Wow! It has outstanding ocean views, outstanding bay views, a terrace on both the ocean side and the bay side, kitchen, LR, DR, 3 bedrooms, 3 bathrooms, stack washer/dryer.

When my brother and I were looking we noticed some things about the area.

The strip in Cancun is very busy, this part of the strip where we purchased is more laid back, we are 6 miles from the thumping of the big famous night clubs like Coco Bongos and Dadeos. So very close to get there, but far enough away for peace and quiet. There are a couple of restaurants right across the street, one is my "go to" place called 19.5. The owner's name is Joe, terrific guy. The food is excellent and reasonably priced. They have huge black angus burgers, burritos, a nice mix of American and Mexican food. They serve alcoholic drinks, its very casual and has an outstanding view over the bay, amazing sunsets there too. The other restaurant is called Navios, outstanding food, mid range on price, and open air with private palapas built over the water, just a wonderful ambiance there.

What makes this condo unique

When we first bought here in 2004 the resort management at the time was hotetur. They were bought out by another company called Blue Bay Resorts. So this company inherited the lease for our resort. This turned out not so good because they did a poor job. The resort started to get run down looking after a few years. Finally our association was able to get them out in Jan of 2016, and a new management company came in Feb of 2016. We had been praying about this a lot, for years actually. And in due time, boy did God answer! Our new management company has made so many positive changes for our resort. We had all our building exteriors redone, every hotel room, all 2 of our 3 restaurants, and they vastly expanded our pool. In time they want to build an entirely new lobby that features the ocean as a backdrop, and add another swimming pool. We feel amazingly blessed. Penthouse #3000 is not suitable for people who have difficulty with stairs. To get to Penthouse #3000, you take the public elevator to the top floor of the tower (7th floor). Then you go up 3 flights of stairs to get up to Penthouse #3000. This is a rooftop penthouse. A True Penthouse. There are no neighbors. The structure sits all alone a top of the North tower of the resort. Please see my site for more details and photos. Tim Miller The Grocery Store Run - we recommend you take advantage of our offer to take you to the Walmart or Grocery store before you settle in at the condo. Our Transfer Company will take your whole group after picking you up from the airport and wait for up to an hour for you to finish your shopping trip and then our management will help you bring all of your groceries up to the condo. In Home Meals - Our cooks will prepare an authentic delicious Mexican meal for you and your family. These ladies are not professional chefs, however they are great family

Very nice staff and incredible views

Honestly, the only reason for 4 stars is the old resort that is being renovated, most things were out of service for maintenance, which is outside of owner's control, a few leaks here and there, but nothing too serious, we enjoyed our stay and staff was very helpful.

Owner's Response: Thank you for taking the time to write a review Morteza, much appreciated. A lot of people ask me about the resort renovation. At this point in time the resort has only one project yet to be finished, all other areas are already done as of this writing on Feb 13, 2018. The area still being worked on is our new lobby. It is almost finished now and the projected finish date is March 10, 2018. This new lobby will be an all glass structure (except for the ceiling) and is the statement piece of our resort, just beautiful. I am happy to report that as of January 29 all 3 towers have new elevators and all are working terrific of course as they are new. Also regarding the new lobby, it does not connect to the tower that this unit is located in, so it has not been a major distraction to our guests. Plus it is under roof and therefore the major construction noise associated with the project is behind us. Our resort was completely remodeled in 2016 and 2017 and now we are finishing up here in early 2018 with the last part of the project. Beware, Unit is not family friendly

We booked this unit for the week between Christmas and New years. In regards to the views the condo offers they are stunning and the amount of space and storage you get is ample. But that is all you are paying for. The unit is run down and is in an updated building, but once you get to the final 3 flights of the stairs it is no longer part of the renovation.

This unit is not meant for family with smaller children and shame on the owner for not understanding our issues. It shows no where in the description that the 3rd bedroom is a separate loft type space above the unit. There is winding stairs on the patio that is a major accident waiting to happen. We did not allow any of the 5 children to go up there alone. It was hard because that is where my husband and the 2 kids were sleeping. Tim's response was we saw the picture in the listing. You don't know what you are looking at in the pictures. What if that is a second entrance as opposed to the only way? I don't know where those stairs lead to. It was so loud and the metal shutters rattled all night, that by the 3rd day we blew up the mattresses and slept on the living room floor. That is not worth the $ spent. Also the elevator was broken almost the entire stay. There are 2. One that is new that has never worked (employees told us) and the other one that worked a few minutes a day. We had to walk all the kids up 9 flights of stairs carrying often multiple times a day. This is an ongoing problem. Check out the reviews on VRBO for Tim Miller and/or Oleo. Guests in November and March had similar things to say. I felt so bad for the bellman to watch him carry up everyones luggage all day long up and down those stairs. When I asked Tim Miller for some of our money back for the problems he said no and offer 20% off our next rental. Why would I ever return to a run down building and work again with someone who from the beginning of our stay did nothing but offered to pray for us when we were having problems and said he could do nothing. We paid a premium for that week. But this expense did not include elevator service or a good night sleep. You are literally paying for space and an amazing view. I take into consideration cost in every vacation I take. If this unit was priced accordingly to what it offered, I could handle that. But for this kind of $$$ to climb 9 flights of stairs & sleep on a blow up, you should find a more updated unit with ethical owners

Amazing view...worth the climb.

It is about 200 stairs from the beach to the top. I know because I counted several times as the elevator was out quite frequently.

The view was worth the climb though.

We loved the 2 balconies. It allowed for sun in morning and evening and you could always get out of the breeze. The kitchen was well equipped. (except for coffee cups, you might need a couple more) The appliances were nice and worked well. The beds and bedding were comfortable. The bathrooms were nice. The washer and dryer was a plus (we brought some laundry soap pods with us). There were 6 beach towels.

Abdiel was super! They worked very hard to check us in early. He always responded quickly to my texts.

Snorkeling with Mike was great! (the snorkeling was not the best) the whole trip was worth it!!

We did not miss the all-inclusive food which seems to be the same, but we did miss the drinks on the beach. And the Oleo beach staff sure keeps a wary eye on you like you don't totally belong. The staff at the entrance was very friendly. There isn't much night life at this resort and we had a hard time finding where to go.

For any out there who might be wondering about the elevators, I am happy to report that as of January 29, 2018 we have 2 brand new elevators in tower C, so the resort now has all new elevators, 2 per tower, 6 total. As luck would have it I am actually staying in penthouse #3000 right now as Sheila's review came in while on one of my trips to Cancun and I'm here in #3000, arrived yesterday. New Years weeks have an arrival date of Dec 27 or after. Once New Years or Christmas week books, this will determine exactly when the other week can be booked. But until one week books, the departure date for Christmas week is on or before Dec 27. And the arrival date for New Years week bookings is on or after Dec 27. Thank you.
