If peace and quiet is what you want verses poolside and lounge noise and music, then enjoy peaceful views of spectacular sunsets, the ocean and bay from our TWO private 7th floor balconies!
The beautiful Henderson Beach State Park is just across the street. Its like having your own private beach- few people, clean and safe! It has fabulous facilities: restrooms, pavillions with BBQ grills and picnic tables! The PALMS SHUTTLE will take and pick you up FREE. If you'd rather not set a pick up time for the shuttle and spend the day- then drive over. Entry is only $6.00 PER CAR (not person).
CONDO ROOM CHARGES INCLUDE:
All resort ammenities, pools, spa, exercise facility, tennis, playground, business office/computer, towels, cable, local phone calls, parking, activities and FREE shuttle bus service to Henderson Beach.
ADDITIONAL CHARGES NOT INCLUDED: One time reservation fee of $50. Cleaning fee $75.00 (fee waived for stays of 5 nights or more).
11% Florida State Tax. The Palms will charge you for: Lost or additional room keys; Resort towels not returned; and direct long distance calls.
DEPOSIT: One nights rental fee.
BALANCE: Balance due prior to check in.
CANCELLATION POLICY: Cancellations 30- 59 days will be charged 50% of their deposit with remaining deposit returned. Cancellations 15- 29 days will be charged 75% of the deposit.
Any cancellations 14 days or less will forfeit full deposit.
DAMAGES: Condo is inventoried in detail prior to your check in and then inventoried immediately after your check out. Anything that has been damaged or is missing will be your responsibility in full and your credit card or Paypal email will be charged full replacement cost for it.

We recently rented this condo for spring break and had a great visit. We have vacationed in Florida many times and can honestly say this is the nicest condo we have ever stayed in. It was everything described in this listing. It was very clean and well taken care of, and decorated very modern. The large pool area was amazing! We had a lovely time here. It was more than enough room for my husband, 2 children, and in-laws. It was in the center of everything and so close to the beach. It was just perfect! We highly recommend this property. We will be back!
Recommended for:Girls getaway, families with teenagers, romantic getaway, age 55+, people with disabilities, families with young children.

Checkin was as easy and as pleasant as any I've ever had, and I have had a lot over the years. The reviews raved about the girls at the front desk and they were correct. Your place looks magnificent. We had a great time and really liked your place. I'm sure we'll be back.
