Upon entering this 3 bedroom, 4 bath condo with additional sofa sleeper, you will feel the relaxing but sophisticated atmosphere. The living area is decorated with 2 leather sofas, and a large 50 inch HD flat panel TV and Blue Ray player. It has floor to ceiling windows and breath taking views. A wet-bar, stereo system and ice-maker complement the living area. The patio features a large seating area with a patio table and comfortable chase, overlooking the lazy river and spectacular view of the Gulf of Mexico.
The condo's master bedroom has french doors which open to the patio and beautiful views of the Gulf and Bay. The two other bedrooms are outfitted with a queen or king bed and all bedrooms also have a flat panel TV and DVD player. From the time you step out of your car and enter the grand lobby, you will feel you are in a tropical paradise. This unit is located in the best location in the building, from the large patio, master bedroom, and family room you will have amazing views of the Gulf.
Enjoy a swim in the lazy river, while the kids spend hours enjoying the water-slide. The heated indoor pool is perfect for those cooler days. Near the indoor pool you will find a large state of the art exercise room. The utility room is furnished with a full size washer and dryer. You have covered parking in the garage. The large balconies provide incredible views of the Gulf that span for miles along pristine white beaches and clear blue waters in addition, Phoenix West will be the first gulf front property to offer a lazy river water feature.

We had a wonderful time and cannot wait to stay here again. The condo was very roomy, clean and beautifully decorated. The master bedroom and bathroom were HUGE! Our experience booking this room was good from the beginning. Dr. Patterson called and/or emailed every time there was a question. We walked in and my daughter's comment was ' I want to live here, which got a big grin from her husband. My son and his wife as well as my husband and myself so enjoyed not being crowded in the elevator. We had the outdoor indoor pool and tennis court by ourselves. We would love the opportunity to stay in Phoenix IX room 1204. Thank you

While the location, layout and facilities are great the amenities are the worst we have ever found. You need to take EVERYTHING you need, and don’t count on the cleaning lady to bring you dishwasher powder – we called her and she said she would but never did. Only one garbage sack; no tissues; no extra toilet paper or paper towels. No books or games; minimal dining and cooking equipment. No bedside table in one bedroom and no lamps in the living room. Try somewhere else.Owner response: We strive to keep our 16 rental condo's well supplied and to offer a first class vacation property. I have reviewed our last 40 guest comments and the average star rating is 4.8 out of 5. Your concerns may be based on previous hotel rentals. As stated in our rental agreement we provide a starter supply of the items you listed, and recommend guest prepare their supply based on the length of their stay. All our bedrooms have bedside night stands.

The condo was very clean and well kept. The view was breathtaking. Everyone had a great time and didn't want to leave. We look forward to staying here again. The only problem with the entire stay was waiting on the elevators, but that cannot be helped.Recommended for: Sightseeing, age 55+, families with teenagers, families with young children, girls getaway.

Very nice and clean. Owner had all of the amenities you need in the kitchen. Had to wait on the elevator a lot of the time. Only downfall. Wish it had been on a level with the parking garage. But the Phoenix West was very busy when we were there.Recommended for: Families with teenagers, families with young children, girls getaway.

We had a wonderful time and the kids loved the unit and the property. The parking garage, elevators, and shopping carts at every floor made the stay so easy. The unit was so nice and the bathrooms in particular were very nice. Kitchen was very useful and nice as well as the bar's ice machine. We would like to see a redbox machine on the property (for example). Our unit did not have a working DVD player and after a fun day at the beach and pools they need down time and they wanted to watch their favorite movies. Also, the master bed was very creaky and uncomfortable as in killed our backs. My husband would have to go to the sofa several times a night. Just suggestions for the owner for future renters. It was a wonderful week.Recommended for: Sightseeing, people with disabilities, age 55+, families with teenagers, families with young children, girls getaway.

We will definitely be back. The entire condo complex is well maintained. We constantly saw people in the background cleaning and maintaining the facilities. Even thoug we had clouds and rain most of the week, it was a great week. We enjoyed the pool and hot tub and also used the fitness room. The condo is so nice I can see why there are so many positive reviews.Thank you for sharing your condo with us. We will definitely come back. So nice to have all those bathrooms and the layout was great.Recommended for: Adventure seekers, people with disabilities, age 55+, families with teenagers, families with young children, girls getaway.

I stayed here for a girl's weekend in March. The condo was very family-oriented and safe. The afternoons were still chilly, so the indoor pools and jacuzzi became a playground of sorts for families. I really enjoyed the lazy river. It was a really great feature of the condo as well as the easy access to the beach. I hope to stay here again!Recommended for: Age 55+, families with teenagers, pet owners, families with young children, girls getaway.

I took three teens to the beach for their spring break. With three girls at the beach, the four full baths made life extremely easy. We stayed Sunday thru Thursday and bought groceries to prepare breakfast and lunch in the condo each day. Everything we needed was there including a separate ice maker. The girls were very pleased with the set up and I felt that I had ample privacy at night while they stayed up late in their rooms, I slept like a baby with the ocean lulling me to sleep each night. The girls enjoyed the lazy river, pool, hot tub and easy walk to the beach. With internet in the condo, I never missed a beat with my work. The parking deck gave us easy access to the car and carts were easy to find to help with the unloading and loading. Clean, well maintained, comfortably furnished, and conveniently located and saved on my computer for later this summer. I highly recommend this rental.Recommended for: Age 55+, families with teenagers, families with young children, girls getaway.

Rental agreement-Rental Rules-Contract Mail any rent balance due 30 days prior to check in to: Patterson Family LTD Partnership PO Box 3013 Franklin, KY 42135-3013 There is a 3% processing fee for use of PayPal, Debit or Credit cards after the initial $250 payment. There is not a 3% fee for use of card for the initial payment. 1. CHECK-IN TIME ISAFTER 3 P.M. CST AND CHECK-OUT IS 10 A.M. CST. 2. This is a non-smoking unit. 3. Pets are not permitted in rental units under any conditions. 4. We will not rent to students or singles under 25 years of age unless accompanied by an adult guardian or parent. 5. DAMAGE/RESERVATION DEPOSIT- A damage/reservation deposit of $250 is required for all rentals this must be received upon making the reservation. The credit card information automatically converts to a security/damage deposit upon arrival. The deposit is applied toward rent and the credit card information is held on file as the deposit. No additional charges will be made to the card provided the following provisions are met. a. No damage is done to unit or its contents, beyond normal wear and tear. b. No charges are incurred due to contraband, pets or collection of rents or services rendered during the stay. c. All debris, rubbish and discards are placed in trash shoot, and soiled dishes are placed in the dishwasher and cleaned. d. All charges accrued during the stay are paid prior to departure. f. No linens are lost or damaged g. NO early check-in or late check-out. h. Parking passes should be destroyed upon departure. i. The renter is not evicted by the owner (or representative of the owner), the local law enforcement, the security company employed by the Complex. 6. PAYMENT- An advance payment equal to 100% of the rental rate is required 30 days prior to check in date. Please make payments in the form of traveler's checks, bank money orders, cashiers checks, personal checks payable to Patterson Family Ltd Partnership. We also accept Visa, Master card, and Discover. 7. CANCELLATIONS- Sixty (60) day notice is required for cancellation. Cancellations that are made more than sixty (60) days prior to the arrival date will incur a $75.00cancellation charge. Cancellations or changes that result in a shortened stay,that are made within 31-60 days of the arrival date, forfeit the full damage/reservation deposit and incur a $75.00 cancellation charge. Cancellations with 30 days or less notice, forfeit the full damage/reservation deposit plus incur a $75.00 cancellation charge and are charged the 1st days full rental price. Early departure does not warrant any refund of the rent. Any cancellation request or change in the reservation that results in a shortened stay request, must be made in writing via email. Phone calls for cancellation or shortened stays will not be accepted. 8. CANCELLATIONS FORMONTHLY RENT: Monthly renters must cancel one hundred twenty (120) days prior to check-in. Monthly renters who make a change that results in a shortened stay must be made at least ninety (120) days prior to check-in. Cancellations that are made more than sixty (120) days prior to the arrival date will incur a$75.00 cancellation charge. Cancellations or changes that result in a shortened stay, that are made within 61-120 days of the arrival date, forfeit the full damage/reservation deposit and incur a $75.00 cancellation charge. Cancellations with 60 days or less notice, forfeit the full damage/reservation deposit plus incur a $75.00 cancellation charge and are charged the first 7days full rental price. Early departure does not warrant any refund of the rent. Any cancellation request or changein the reservation that results in a shortened stay request, must be made in writing via email. Phone calls for cancellation or shortened stays will not be accepted. 9. MAXIMUMOCCUPANCY- The maximum number of guest per condominium is limited to six (6)persons in 1 Bedroom, eight (8) persons in 2 Bedroom, and eight (8) in 3Bedroom units at Phoenix 9, Phoenix 10, Phoenix on the Bay 2, and San Carlos. Ten (10) persons in 3 bedroom and 4 bedroom at Phoenix West. Eleven (11) persons in 3 bedroom at Turquoise Place. 10. Longer minimum stays may be required during certain times of the year. If a rental is taken for less than three (3) days, the guest will be charged the three night rate. 11. INCLUSIVE FEES- Rates include a one-time linen-towel setup. Amenity fees are included in the rental rate. 12. NO DAILY MAID SERVICE- While linens and bath towels are included in the unit, daily maid service is not included in the rental rate however is available at an additional rate. We suggest you bring beach towels. We do not permit towels or linens to be taken from the units, and towels are not provided at the pools. A starter supply of toilet paper, paper towels, soap and trash bags will be provided. Dishwasher detergent, dish washing liquid, clothes detergent are not provided. Since only a starter supply of toilet paper, paper towels, soap and trash bags are supplied, and no detergents are supplied I suggest you bring an adequate supply for the length of your stay. 13. RATE CHANGES- Rates are subject to change without notice, but once you have locked in your rate with the security deposit/reservation fee, your quoted rate is not subject to change. 14. FALSIFIED RESERVATION-Any reservation obtained under false pretense will be subject to forfeiture of advance payment, deposit and rental money, and the party will not be permitted to check-in. 15. WRITTEN EXCEPTIONS- Any exception to the above mentioned must be approved in writing in advance. 16. PARKING PASS-Phoenix condo's ,(2 for two and three bedroom units, and 3 for four bedroom units)can be obtained from the front desk at the time of check in (there is an additional$15 per car charge at Phoenix Condo's independent of your length of stay, the parking fee is not included in your rent). At the San Carlos the parking passes will be in your unit. Up to 2 passes are included in your rent (the rental management company does not allow extra/more than 2 passes per unit). Upon arrival complete the parking pass with your unit name and dates and place it in your car. If you only use one parking pass leave the unused pass on the kitchen table upon check out. At Shores of Panama you are allow up to two parking passes per reservation. The parking pass charge is included in your rent. You will obtain your parking passes at the front desk upon check in. At Turquoise Place 2 two parking passes can be obtained from the front desk at the time of check in. There is no additional charge for the parking passes. Renters must display parking pass on the rear view mirror at all times. Failure to display may result in towing of vehicle at renters expense. 17. HURRICANE OR STORM POLICY-No refunds will be given unless: a. The National Weather Service orders mandatory evacuations in a "Tropical Storm/Hurricane Warning area" and/or b. A 'mandatory evacuation order has been given for the Tropical Storm/Hurricane Warning" area of residence of a vacationing guest. The day that the National Weather Services orders a mandatory evacuation order in a "Tropical Storm/Hurricane Warning"area, we will refund: 1. Any unused portion of rent from a guest currently registered, 2. Any unused portion of rent from a guest that is scheduled to arrive, and wants to shorten their stay, to come in after the Hurricane Warning is lifted: and 3. Any advance rents collected or deposited for a reservation that is scheduled to arrive during the "Hurricane Warning" period. 18. Credit card payments: Your card will show payment made to Patterson Family LTD Partnership 19. The 1st Payment confirms the reservation. No confirmation can be made until payment is made. Please read the rental invoice for accuracy of dates and accommodations. Any errors must be directed to this email address within 7 days of original booking. 20. You will receive an email with detailed check-in and check-out instructions including information about obtaining keys and parking approximately 7 days prior to your check-in date.
