Best location on Isle of Palms! Our 3 Bedroom 3 Bath condo has it all, including steps right off the porch to the beach and pool. This unit is on the 1st floor over the parking deck with a large elevator. King bed in Master Suite, Queen bed in guest suite, 2nd guest room has a new Bunk bed that includes a Full bed, Twin bed, and Twin trundle bed, and the living room has a nice pull-out couch. Over 1500sf of vacationing awesomeness. Sleeps 8 (9-10 if you've got kids who will sleep in the same room together).

Everyone gets a bathroom! Walk out onto your porch and enjoy the ocean view, then walk down your steps to the beautiful pool or head down your boardwalk to your private beach access.

Ben & Jerry's and all of the downtown IOP food & shopping are just across the street. Plenty of flat screen televisions in every room in case it rains. Washer & Dryer in unit. Building has a covered parking deck and elevator.

The Musgrave's and The Bryant's are high school friends from Columbia, SC. We love to use this property with our parents or together. We both have small kids and try to make the condo as comfortable for families and couples... since we get away on girls weekends, couple weekends, and family vacations.

We choose this condo because it is so easy to access the pool and beach... and, when you have small one's that is super important. It also has terrific views of the Ocean and Pool. The three bedrooms and three bathrooms let everyone (including grand parents have their own space).

What makes this condo unique

It is upgraded with the same quality of furnishings that we would expect at our own houses including wi-fi, flat-screen tvs, first-class appliances, and granite counter tops.

Nice Unit

We have stayed in this area before and like it a lot. This unit is nice - location, furnishings etc. It is comfortably decorated and supply an ample supply of good quality sheets & towels. Big plus is that there is a washer and dryer in the unit. The management team needs to check it a little better prior to new people checking in. I see from an earlier review that there were light bulbs not working. When we arrived none of the bulbs in the fixture over dining room table were working and one in the master bedroom. So when we took enough bulbs to have light while eating, there were many lamps that had no light. This is certainly not a deal breaker but an aggravation and expense for us to purchase bulbs to be comfortable here. Also, there are only 6 knives in the drawer - lots of other utensils.

Owner's Response: Hi there! Thank you so much for staying at 1140 Ocean #104. Apologies about the light bulbs over the table and only 6 having knives. That is annoying. Did you call Island Realty to have the bulbs replaced or to request some additional utensils?

We have several concerns and complaints with this unit:

- Several instances of stains on furniture

- Several instances of stains on linens including bed sheets. This was not pleasant.

- The unit is fairly close to the Copa Banana bar and restaurant which has live music at night; if you're outside on the patio, you'll know it, I assure you

- Furnishings are chap. Example: the very plastic chairs on the patio are almost impossible to sit in because they go down so much. Another example - one of the smaller bedrooms has a VHS player. I'll say that again: a VHS player… (The unit in the family room was a DVD player. I will also say that the wifi in the unit was good enough for Netflix streaming.)

- We've rented a number of units like this over the years so I don't expect a full suite of good quality, matching kitchen pots and pans, but doggone, the selection was completely and utterly mis-matched and cheap; it was hard to find anything that matched another piece for fitting. Also, the only real deep pot was teflon and scratched *everywhere*.

- Several lights bulbs around the place are out.

- The view from the patio would be nice except that are two big ol palm trees that block nearly the entire view.

- If you want a quiet setting at Isle of Palms, this isn't it. The building is located right in the heart of the Isle of Palms center and while it's quiet enough on the beach itself, the beach seems to be the place that a lot of the locals go to (due to space for parking) and public access to the beach. Hence, this part of the beach gets pretty darn crowded especially weekends.

Owner's Response: Hi David C. ! I am so sorry to hear that you were not completely satisfied with your stay! I do wish that you had called Island Realty - the number is on the fridge. You paid a lot of money to Island Realty to stay at the beach for a week and everything should be as close to perfect as any reasonable person would expect it to be! If that didn't work to your satisfaction - call the person who listed the unit of VRBO - it may be the owner (like me). I’ve had 4 guests contact me after their stay began over the last 3 years and 2 or 3 were about the wifi - the other was about the VCR I think. Specific replies for your other issues: Several instances of stains on furniture - YES - those were getting tired, we put in a new sleeper sofa and love seat/big chair in November 2015, I haven’t seen these yet, but my partners say they’re a big improvement. Still - it is a beachfront vacation rental and if something gets stained during the season we may not know about it until we get to visit ourselves in the off-season. Sun block will bleach out a couch in no time flat! The unit is fairly close to the Copa Banana bar and restaurant which has live music at night; if you're outside on the patio, you'll know it, I assure you - YES, this is a beachfront unit on the main strip of Isle of Palms. - There is a local ordinance that shuts the music off by 9 or 10 on weeknights and 11 on Friday and Saturday. We are light sleepers and it doesn’t bother us or our children when we are inside with the doors closed. Thursday - Saturday in season you will be listening to Jimmy Buffett/Jack Johnson/Kenney Chesney songs if you’re on the porch. This is something that you may want to consider - if you and/or your family want quiet outside after dinner and before bed, you may want to look at a rental that is not in the Isle of Palms town center - Wild Dunes is supposed to be pretty quiet outside after dark. Furnishings are chap. Example: the very plastic chairs on the patio are almost impossible to sit in because they go down so much. - There are 4 metal and fabric chairs for the table and several plastic “adirondack” style chairs on the porch. First complaint ever about these. Another example - one of the smaller bedrooms has a VHS player. I'll say that again: a VHS player… - many families still travel with their vhs tapes and view this as a feature instead of a flaw. More specifics in the next response!

Week vacation with the grand kids. Unit was comfy. Loved the location and Back Porch.

Had a terrific vacation on Isle of Palms. We have stayed on the island before, but this condo was better than the smaller ones across the street. We really enjoy seeing "Bubby" the parrot at the shops across the street and Ben & Jerry's Ice Cream.

The condo has the basic affair including cable tv's and internet. We really enjoyed being able to come up from the beach to the stairs at the porch. Other units in this same area must walk through the parking garage to the elevator, but the first floor units have stairs directly down to the beach and pool.

You'll love the Isle of Palms and this unit.

Great Access to Beach and Pool

We stayed for one week and loved it!! The number one thing is the fact you walk right down the stairs off the back porch to the pool and beach. Our kids were on the beach and in the pool the whole time

and it was so convenient.

Everything inside the condo is really nice and very clean. There are plenty of plates, cooking pans, etc. The appliances worked well. Used the washer and dryer (it's a stackable unit) and it took 2 full cycles to dry towels, but seemed to work fine on clothes. The TVs were new, although we didn't watch them much. The Master Bedroom has a King (which is mandatory for us) and a really nice sitting area and large bathroom. You certainly get spoiled having that room all to yourself. The other bedrooms are at the front of the condo and each have their own full bathrooms. So, that was nice. Overall the place is really gorgeous on the inside.

The unit is on the first floor, but over a parking deck... so, having the elevator for moving in and out was nice. The building is in good shape and seems well taken care of. Even a third floor unit would be fine. However, the back porch of this unit has the staircase straight down to the pool and boardwalk which means an easier trip to the beach and pool.

The location is perfect for walking to restaurants and ice cream. Everyone should try the Sea Biscuit for breakfast, Banana Cabana for lunch and Huck's for Dinner. Also, ate at the Boathouse which was our favorite. It's about a 20 minute drive to downtown Charleston, but we only went in to Charleston once. There is plenty of other stuff in Isle of Palms and Mount Pleasant (only 5 minutes away). Mount Pleasant has a Target, Wal-Mart, Large Mall and tons of Restaurants.

I would stay here again. It was worth the little extra we paid to be right on the beach.
