It provides outdoor palapa living, where you can relax and sunbathe on the large wrap around terrace while watching the migrating Humpback whales, schools of leaping Mantas, diving Pelicans, colorful flocks of Parakeets, Redheaded Woodpeckers, soaring Hawks and numerous other tropical birds. In addition to wildlife watching, without even leaving the terrace, you can view the colorful fishing and luxury sailboats that ride the swells of the bay.
This home is a perfect setting for a couple looking for a very private location, as well as the place for 2 couples choosing to vacation together, as the house features two separate bedroom suites with queen size beds and private baths, both featuring unique open tropic showers, enhancing your experience in this beautiful setting, by allowing you to bathe in utmost privacy while feeling you are part of the surrounding tropical environment.
In addition, the house has 2 separate outdoor patios. On the side patio, you can position your lounge chair to take advantage of the jungle and ocean views. On the front patio, you will enjoy the rhythmic sounds of the ocean, while watching the surf break on the shore and rocks below.
If you have a more active vacation in mind, the white sand beach, located just below the house, offers swimming, snorkeling, fishing, sea kyaking, and surfing. If you are a golfer, you can access the Los Muertas Golf Club by taking a 10-minute walk towards the village. Numerous excursions are also offered by tour companies located in the San Pancho pueblo, which can be accessed by walking 10-15 minutes into the village. If tennis is your sport, you can play on a private clay court, available, by reservation only, by taking a short walk into the jungle. If you are looking for a swimming pool, there is large one with a bar, located about 10 minutes down the road at The El Patron Beach Club
In the friendly and often lively Mexican fishing village of San Pancho, you can try out your Spanish and visit the numerous restaurants serving delicious local dishes and fresh seafood.
A great Saturday night activity is walking to the polo field in the village of San Pancho to watch a polo match. We had an incredible time at Casa Colina! Fabulous view of the ocean, most mornings we saw whale spouts. We loved living basically outside for a week. We also got in great shape walking up the hill to the house everyday!

Beautiful, quiet, and all the comforts of home - we couldn't have asked for more than Casa Colina!
My friend and I rented this beautiful home as a 'girls getaway' for a week of relaxing and old friends reconnecting. We couldn't have DREAMED of a better place! The view was outstanding and the home was just lovely. The beach is just a nice walk down the hill; a short walk down the beach and you're in town and being served margaritas on the beach!!!
The two master suites were perfect and provided us privacy when we wanted it, and the open-air showers were wonderful! The nicely-equipped kitchen provided us with everything we needed to cook at home, or re-heat anything we brought back as leftovers.
I would definitely recommend Casa Colina to friends and relatives - we are already planning on going back next year!

House is an authentic Mexico Casita outside and inside. Brilliant with a beautiful view.
Extremely shocked and disappointed in sheets, pillows, towels and kitchen amenities. Desperately need to be upgraded. No bed nets. Bug bitten all night even with deet spray . Very very old bed sheets with stains and holes. Very very old pillows with stains. Very very old towels with stains and tears. Stains on curtains that were held up by cloths pegs. Very very old kitchen supplies and incomplete set up for usage. Mildew and mold on the living room furniture.
Owner was prompt to email reply up until full payment completed and then the only way I was able to reach the owner was with a phone call days before our arrival to request directions and address of house and arrival details. She then emailed info to me. Owner, however seemed lovely and was pleasant to speak with and shared insights to area.
Manager Abel was very attentive and we highly recommend his management.

Loved the open home in the trees... amazing views!!!
Beautifully designed house with lots of outdoor space (and shade to escape the sun when it gets too much.) The two bedrooms/ bathrooms are very separate so would work really well for two couples. I would recommend getting a golf cart because it is up pretty high on the hill and about a 30 - 35 minute walk from town -- doable walking but better with golf cart. Very quiet and private, a real escape. There is no pool but there is easy access to an outdoor shower. The owner tries very hard to make you comfortable and happy. Really loved this trip.

Our best Mexican vacation yet! We will soon return.
When we walked into Casa Colina, our first impression was, WOW, what an amazing view! Due to the openness of the front half of the house, we were able to enjoy an unobstructed 180-degree view! We found it difficult to tear ourselves away from the lounges on the front patio and walk the short distance into the village of San Pancho, but when we did, we discovered an adventure awaiting us as we explored the numerous and varied shops, interacted with both the locals and visitors, and savored the food in the numerous and diverse restaurants.
Casa Colina and San Pancho are definitely high on our list of favorite vacation places. We hope to return soon
Cudos to the owners who created this unique home, in a pristine environment, that also has one of the best views on the Riviera Nayarit Coast.

Disappointing house experience
The actual physial description of the property was accurate.It's a pretty place with great views. However, our experience that week was different from what was contracted.The house had clearly not been prepared for renters. No one had used the house for several months and it showed. Examples: Sinks in the bathrooms were dirty, a partily filled old botttle of wine was in the living room, musty smell in the bedroom, owners' property stuffed behind the bed, no clear surfaces in the guest bedroom for renter use, some light bulbs out with no replacements around, towel rack broken.The description included internet service, phone service, filtered water, and a housekeeper for 2 days. None of that happened (except internet on the last evening of our stay}. Having no phone service was especially stressful as the house is up a steep hill and somewhat isolated (the closest house was empty and up for sale). Cell reception was, at best, spotty. It was difficult, frustrating, and expensive to communicate with the owners who live in the US. They were slow to respond and, in general, did not treat us well. The tone was set when we first got there.The key to the house was not where it was shown in the photo they sent us. We called. Their first reaction was to argue that they had sent a photo of where the key was rather than to believe it was not where it was supposed to be. In fairness, they did attempt to remedy some of these complaints from afar, did eventually listen to our upset , and did refund us a small portion of the rental charge.
We hope the owners will take this review to heart and be more prepared for the next renters.

Our guest is correct, the key was in the wrong place and after she told me, I called our manager, who apologized, and told me where to find it. When I called her back with the info., she said the phone wasn’t working. I called the phone company, they said they were working on it, and I let her know. She told me it was costly for her to use her cell so I told her I would call her in order to keep in touch and make sure things were going OK. However, I soon found that I could only leave messages on her cell, to which she didn’t reply, so I began e-mailing, also to no avail. I still don’t understand why she didn’t communicate with me, regarding the problems she describes in her review, as there were numerous occupied homes nearby and anyone of them would have let her use their phone and/or internet. In addition, it is only a short walk into the village, where she could have used one of the internet cafes. Casa Colina is in a private setting but definitely not isolated.
Since she had only informed me of the 2 problems, described above, there was no way I could have rectified the others she mentions in her review. She says I argued with her about the location of the key. I don’t understand why she perceived our conversation that way. It would be foolish for me to take that tact with someone who was going to be staying in my house for a week.
As a result of the problems this guest encountered, we have now hired a new manager. His office is on the main street in San Pancho and he is open 24/7 so he can assist our guests with any problems they may encounter, and we now have a lock box at Casa Colina in order to prevent any future problems with the location of the key.
After our guest returned to the U.S., I called to ask how her vacation had gone. She expressed disappointment, due to the lack of phone service and the condition of the house. I was quite dismayed when I heard her statements, regarding the condition of the house, since we have never had anything but glowing comments from past guests. I asked what she felt would be fair compensation. She said $500. so I sent her a check for that amount, yet In her review, she expressed dissatisfaction with the amount of the refund, even though it was the amount she had requested.

Amazing property!
This place is fascinating. The views, the openness, the quiet, (except for the birds), the amenities, the fantastic outdoor showers, (hot water and great water pressure), the Shaw TV (got to watch my hometown team lose the Orange Bowl), spot on internet, stereo system, and I could go on and on. Casa Colina had everything I could have imagined. If I wondered if something was there, I found it, in abundance. They even provided a book of Mexican birds, which came in handy for identifying the rufus bellied chacalaca and the beautiful white throated magpie jay, which was on the cover of the bird book. The owners have thought of everything! It was hard NOT to relax. Fabi, the housekeeper and Juan, the gardener were exceptional. We loved it and will definitely be returning.

Best Vacation Ever
My husband and i plus another couple (our best friends) stayed at Casa Colina for one week over New Years Eve. We were in San Pancho for my step-son's wedding. This house was perfect for us in so many ways. The view is amazing...incredible panoramic sunsets...panoramic ocean view...too cool for words. Two separate master suites provided privacy and the outdoor shower was my personal favorite...i watched for hump-back whales while showering! The main living/kitchen/dining area was spacious - we cooked many meals and played Uno into the night...honestly, this house is private yet within walking distance to the town. We are already planning our next visit!

Great Place to rest and Enjoy the nature & atmosphere
We loved the place it was very quiet , we also enjoy our daily walk on the large shore
the beach is only 3 blocks away from the house the Palapa is huge
my wife loved to see the flowers on the back side of the house every day
we really recommend this place and we will come back for sure , we rented for 3 months and we think to rent it again for 6 months or one year , we love it !

Little Paradise
This home is an absolute delight for anyone who truly loves the beauty of the outdoors. We spent 8 nights at Casa Colina and could easily have stayed longer. The home offers dramatic views of the ocean and the jungle, soothing sounds of waves crashing and birds singing, comfortable spaces to lounge with more than adequate seating, fully equipped kitchen and the ultimate in privacy but yet very accessible to walking to the darling town of San Pancho or along the beach or jogging up the road. Check out the great website for San Pancho, it offers lots of great information for birding, hiking, restaurants etc.

I spent about 2 weeks in this fantastic home. Who could ask for more! The location is perfect and so is the view. How thrilling to see whales go by, the jungle birds in all of their colors and the small fishing boats that go by. Just sit and enjoy the wildlife and ocean going vessels or even one- man flying machines. The walk into the village is not real hard and the village itself is quiet with lots of places to shop and eat. You are not far from Puerto Vallarta and the drive is beautiful. There are numerous small villages to see and shop in that are in all directions, so day excursions are easy to do. The house itself is a total delight. Private bathrooms in each bedroom and the kitchen area is so convenient. You can see the view while doing the cooking. Lounge around all day on the patio or hike up in the jungle. Sit and watch TV in the living room and still see the ocean. I have never spent time in such an open air home as this one is. If you like quiet and privacy, this is the place to be. If you have children, there is a hotel just down the road that, for a fee, allows you to use their pool right on the beach. Sunsets are to die for here. They are perfect photo opportunities. A walk on the beach below allows you a wonderful view of the other homes in the area and it is not crowded. Given the chance, I would spend as much time there as I could. One could never go wrong in renting this home. It is well maintained and one feels right at home here, rather than being in a condo or an apartment. I appreciate the way the owners have made strangers feel comfortable and the fact that they have a guest book for one to leave comments in during their stays. It is fun to read messages from previous renters and see where in the world they have all come from. I am hoping to return again one day soon and would tell anyone who is interested in renting this home to do it for as long as you can. Once you have been there, you will want to go back.

My favorite spot is in the hammock on the front patio of Casa Colina. Great place to watch the changing of the light as the sun moves across the sky, the flight and chase of the beautiful tropical birds, as well as the spouting of the Humpback whales as they do their yearly migration from the northern waters of Alaska to the Bay of Banderas. Also my favorite spot for reading a good book or just taking a mid day nap.
Why they chose this property
We never intended to buy property in Mexico. We were just on an extended trip through Mexico in our new RV. Once we discovered the beauty of the tropical paradise called 'San Pancho, we were hooked! The RV trip we had planned through Mexico and up the eastern coast of the USA, came to an abrupt end in San Pancho! That was about 22 years ago. We did eventually take an extended trip through Mexico, in addition to exploring the East Coast of the U.S. but the tropical beauty, along with welcoming people of San Pancho, continues to draw us back to our favorite place, San Pancho, year after year!
The beauty of San Pancho inspired my husband to design our beautiful and unique home, Casa Colina. After spending numerous hours on our hill, recording the direction and times of the changing breezes, he designed 6 foot glass doors, strategically placed to take full advantage of the tropical breezes. As another way of augmenting the flow of the air, he designed the palapa roof, made of Royal Palm fronds and natural wood, that shelters the front half of the house, in addition to the coupala that sits at the peak of the roof. He then added three ceiling fans to the palapa roof in addition to hanging one in each bedroom. All his careful planning and design gives us a home that is very comfortable without the need for any air conditioning until well into the summer months. At that time, we head for the much cooler summers of the NW.
I am also a music lover and my husband's additional thoughtfulness resulted in built in speakers in the front of the house, giving us the amazing effect of beautiful surround sound!
What makes this property unique
The increased population of San Pancho has brought more varied and excellent restaurants, a golf course that is open to the public, a polo field hosting Friday evening polo matches, festivals throughout the year with one of the annual highlights being the February music festival!
As more visitors from all over the world have continued to discover San Pancho, our local hospital has also enlarged and upgraded it's facilities. No matter where you are in San Pancho, the hospital is approximately 10 minutes away!!!
