Pet Friendly Folly Beach Ocean Front Vacation Rental with awesome views & a Funky Fresh Vibe!!! Come for a night, weekend, week or longer. This can be combined with the downstairs Apartment, Cool Breeze (VRBO#457831) & then you would have 4 Bedrooms, 3 Bathrooms, 2 kitchens and the ability to sleep up to 12 in this awesome Folly Beach Vacation Home!

This super cute Folly Beachfront house, a great Charleston Vacation Rental, is on the beach with private beach access & awesome views. The house has 3 bedrooms, 2 Queens & 2 Singles in a Sunroom & nice Pull Out Sofa. All beds are Sealy Posturepedic. Full kitchen with all of the dishes, pots, pans, glassware and silverware you need. Washer, dryer, cable TV, Smart TV, high speed WiFi Internet, Bluetooth Stereo, outdoor hot showers, fire pit, hammock, big deck, cook area, gas grill, charcoal grill, outdoor bar, big deck, great for surfing, lots of fun. Only about 15 miles from downtown Charleston!!! Cats and Dogs ok!!! ***Summer rentals tend to go quickly & the whole Island of Folly Beach is booked solid for the Summer by the end of April, please note Summer rentals are booked Saturday to Saturday only, it’s not too early to book summer 2018 today.

Also please be aware there are 2 small apartments underneath this rental but know that the upstairs is totally private with it's own huge private deck. 1 is also available for weekly rental and VRBO is listed above, perfect for additional guests & the other is normally vacant or occasional will be occupied by long term guests in the off-season. We do get asked a lot about privacy with other people downstairs but keep in mind that the whole upstairs deck is private. Thanks for booking with us and thanks for reading these rules, it is a bit long and some of the wording might seem harsh but it’s important info!!! PLEASE know that we are just trying to make sure everyone is on the same page and crystal clear on the rules. Our goal is to provide you with a superbly clean home, excellent customer service and true hospitality, we just ask that you follow these rules. Once you have read them please email us back that you have. Also if possible let us know how many cars and what type they are and what State the plate says just in case there are any parking space issues.

CHECK IN: Check-In time is 4pm or any time after. This property is set up for 'Self Check In' so please watch the Check-In Video below so you can have an easy check in and that the Code for the lock will be the last 4 digits of your Phone Number on file with us in most instances. PLEASE let us know immediately if there is anything wrong with the condition of the home. Our goal is to give you a 5 Star experience so don’t hesitate to let us know if something needs attention. Please understand that our cleaning & maintenance crews have a limited window to do their job & parking is limited on the island, so unless you get a special waiver from us we cannot allow an early check in & unfortunately you cannot come and park early at the property, our apologies.

CHECK OUT: To prepare for Check Out please leave all towels in the showers or tub and DO NOT strip the beds, our cleaning crew will handle that. Please wash any dishes and put them away, our crew will clean the kitchen but PLEASE don’t leave a big mess of dishes and please understand that additional charges may apply OR if you don’t mind paying a little extra our crew can handle it, just let us know. Check-out time is at 11:00 a.m. PLEASE text our main number 843-580-3731 when you leave and let us know the house name or address. NO Late Check-out unless pre-approved. Please note that all vehicles need to be gone by then as well, parking is limited on the island and our crews need the parking space. In the event late check out approved additional charges may incur. A $50.00 fine will incur per every half an hour after 11:00 if the house is not fully vacant. NOTE that stained towels and linens and excessive cleaning, especially in the kitchen (dirty dishes, food left in fridge, etc.) will have a minimum of $20 extra charge above the normal cleaning fee.

PETS: This home is Pet 'Friendly', please help us keep it that way by following these simple rules. ABSOLUTELY NO PETS ON BEDS OR FURNITURE. We highly recommend you bring a crate for the pet and leave them crated ANYTIME you are not around them. Although they might be well behaved in your home please remember they are now in an unfamiliar environment with strange smells and sounds and when you are gone sometimes they might freak out, that might make them cause damage that ultimately you will be responsible for. Your pet MUST be flea treated. PLEASE pick up after your pet and make sure you have them on a leash AT ALL TIMES when they are outside. Please make sure you understand the rules for pets on the beach, they must be on a leash or you could be fined by the police and from Memorial Day through Labor Day, they are not allowed on the beach during the day. NOTE that we say Pet 'Friendly', friendly does not mean your pet can have the run of the house, if your dog barks a lot when left alone please consider not bringing them, there are local noise ordinances and the police will fine you. NOTE that we do not charge an extra pet fee BUT that does not mean that you won’t be charged extra for excessive dirtiness from your pet, we charge a minimum of $20 extra above the normal cleaning fee and possibly MUCH MORE if there is pet hair on our furniture or beds. We want to be Pet 'Friendly' when possible, we love our pets too and often travel with them and are thankful for that privilege. PLEASE be the same way and be courteous when bringing your pet to our home. Oh and one last thing, if you think this messaging is too harsh or over the top then please feel free to contact us for a full refund, sorry but sadly we have had too many people astonish us with their righteous indignation when we have confronted them about their pets leaving our home in HORRIBLE condition. If you are one of those people that thinks your animal can do no wrong, then please, seriously, don’t rent from us!!!

NO SMOKING: Smoking in the home is ABSOLUTELY not allowed. Please use ashtrays when smoking outside and be aware of other people that may be staying next to you.

TRASH: You will find Green Cans outside for trash and Blue Cans for Recycling. You can mix glass, plastic and metal items in the Blue can but please do not put in cardboard or trash items. You will find extra trash bags under the sink. One of our staff will roll out the cans on pick up day so don’t worry if you see someone doing that, it’s just the trash guy!!! PLEASE take out your trash upon check out and clean out open food items from the fridge. NOTE that excessive trash left behind and a fridge full of food will have a minimum of a $20 extra charge above the normal cleaning fee. Condiments left behind are ok.

TOWELS & LINENS: We provide plenty of good quality Bath Towels, Hand Towels, Washcloths and Makeup Washcloths for your stay. We also provide a few Beach Towels, PLEASE shake them out well before bringing them back in the house or washing them. As stated we provide dark colored Makeup Removal washcloths, PLEASE use them for makeup and NOTE that stained towels or linens that don’t come clean will result in you paying the replacement cost and that will have a minimum of a $20 extra charge above the normal cleaning fee.

BEACH CHAIRS & TOYS: Please note that we do not provide beach chairs but often there are some laying around left behind from other guests. Feel free to use them and any beach toys or umbrellas left around, just try to leave them in an organized condition.

ESSENTIAL ITEMS: Please note that the home has a normal coffee maker (we provide filters), coffee grinder and a French press for all of your caffeine needs. We also provide various coffee fixings like creamer, sugar and sweeteners. The home also has a tea kettle, toaster, microwave, decent pots and pans, cooking utensils, eating utensils and decent glassware. We also make sure there is some basic kitchen sundries items like tin foil, can opener, corkscrew, basic spices, etc… If there is anything you specifically need or have questions about don’t hesitate to ask. NOTE that any excessive damage to our items will have a minimum of $20 extra charge above replacement cost.

INTERNET & ELECTRONICS: The home has decent high speed, cable based WiFi. It normally works well and is typically fast enough to stream movies, HOWEVER it can get bogged down and the weather can affect service. Please know that we are on an island and at peak busy times it can take service techs a while just to get on the island so PLEASE let us know if the internet goes down, and we will do or best to get it back up BUT if you have anything vital like working remotely you may want to bring a WiFi hotspot with you. If the internet goes down please try to unplug the modem/router power first and then back on and turn off your devices WiFi and the turn it back on, this really does work most of the time. If the internet goes down you can also go for a walk on the beach, read a book, take a nap or go grab a bite to eat at one of many awesome restaurants!!! As for TV the home does have a cable or satellite package with all the basics, some of the TV’s are smart, but not all and we don’t guarantee that they will work for streaming. If streaming TV is vital to your trip please contact us to confirm what the TV situation is and/or you may want to bring you own streaming device to ensure your entertainment needs.

RESPONSIBLE PERSON: The person booking this unit is RESPONSIBLE for payment and the actions of all occupants. We will not rent to vacationers under 25 years of age. We reserve the right to refuse accommodations to anyone. Any reservation obtained under false pretense will be subject to forfeiture of advance payment, deposit and/or rental money, and the party will not be permitted to check-in. If the falsified reservation is found after check-in, this will result in immediate eviction without a refund of the rental or deposit.

MAXIMUM OCCUPANCY: The maximum number allowed is limited to 8 people. In the event that more than 8 people check-in, the agent or owner has the right to cancel the reservation without a right of refund. At no time during the rental period will there be more than 8 people, a large party or group in the rental unit or on the property upon which the rental is located unless pre-approved. In the event that it appears too many people are in the unit or on the property, the owner or his agent reserves the right to inspect the rental unit and require extra people to leave immediately and or reserve the right to deny entrance/usage to the property with immediate termination of your rental and loss of rents and deposits.

NOISE NUISANCE: Quiet time is at 10:00 p.m. Guests are expected to respect neighbors and character of the community. House parties, excessive noise, drunkenness, and unlawful acts are not allowed at this property. Violation of this will result in immediate termination of your rental and loss of rents and deposits.

INDEMNIFICATION: The Tenant agrees to save the Owner and the Owner's Agent harmless from all liability, loss, or damage arising from any action whatsoever by Tenant, the Tenant's relatives or visitors while on the leased premises. The Owner or his Agent shall not be liable for damage to or loss of property of any kind owned by the Tenant which may be lost or stolen, damaged or destroyed by fire, water, defective refrigeration, or otherwise, while on the leased premises or in any storage space in the building or for any personal injury, unless such damage, loss or injury is caused by negligence of the Owner.

DAMAGED/BROKEN ITEMS: In the event that an item is broken or damaged during your stay it must be brought to our attention immediately.

The indoor space of this home is very cozy & inviting. The sunroom front porch is a great spot to spend the afternoons taking in the ocean view while reading and sipping beverages. The huge, gated deck space is great for lounging, dogs laying in the sun, kids running around, cookouts & oyster roasts. The yard is very useful for cookouts, kids playing, parking & has great outdoor showers.

Great except for some minor things

Had a great time!! Only complaint was the inside shower not having hot water intermittently and the fact that those pesky Folly Beach sugar ants got into a pack of donuts. Air conditioner went on the fritz but agent was out there in no time and had everything fixed within an hour. Would definitely come back!

Folly Time Beach Rentals

Chris and Tom, the owners of Folly Time Beach Rentals saved our weekend. I mistakenly booked the incorrect dates for our stay, on a very busy weekend at Folly, and they did everything possible to help save the weekend. Which they were able to do because they manage several properties. Would highly recommend them for all your rental needs.

Great for a friend reunion!!

We had 16 friends fly in from all over the world for a college reunion. This place was the PERFECT size to comfortably sleep everyone! The kitchen was large and clean (perfect for cooking large dinners!) and the house came supplied with towels and bedding. We rented both the upstairs and downstairs. The downstairs is in the form of 2 separate apartments, which was great for letting people have their own space. Would 100% rent this place again!

Best house I have ever stayed at

Best house ever!! I've gone to folly beach my whole life and this is my favorite house to stay at! It's right on the beach, close enough to town to walk/ride bikes but still private, and fun house all around! Me and my family stayed at this house a couple summers ago and had to stay again!! We would keep on staying but the price has gone up do to upgrades and we can't afford it:( it would be nice if the extra room with the day bed and trundle had a dresser or storage unit! That was a one of the few issues we experienced while we where there. The kitchen is fully stocked and the deck area is perfect providing lots of room and seats (hammock!!) and all gated off which is perfect if you have/bring dogs.The beds are all comfy and clean. There is also 2 wooden outdoor showers which come in handy. We would just shower off after the beach then throw on a t shirt and head down to center street for lunch. I would recommend getting a golf cart. Although you can easily walk or bike to center street easily, if you are planning on visiting center street often a golf cart is nice. The bikes are a little run down and hard to steer (especially for kids). If your worried about the privacy with someone living beneath you don't worry!! The only thing you share is the boardwalk you get your own porch. Thanks so much for the best expierence ever! Wish I could stay again but I can't do anything about the upgrades!! Thanks again

Dog heaven

We stayed here over the weekend. This place is great for dogs. The deck has gates, so your pets can be outside with you. The accommodations are clean and the walls brightly colored. You have your own walkway to the beach. There are lots of sitting areas....on the deck, in the sunroom and inside the house. The kitchen is stocked with lots of extras that you usually don't get in a spices and condiments. The house is stocked with board games and books and has a really good wifi network. The only drawbacks are...we couldn't find lights for the outside deck at night...maybe we just didn't know where to look. And although this is listed as a 3 bedroom/ 2 bath property, it is more accurate to say 2 bedroom with a daybed on a side porch (which has it's own heater and air conditioner) and 1 full bathroom and 1 half bath. Still, we hope to come back again.....thank you!!

Owner's Response: Thanks for the good review, the place is great for dogs and super fun, we are always upgrading the place to make it better. With that in mind let me respond to your concerns. 1. You could not find the porch lights, sorry about that, you must have missed the switches by the interior door with the labels that say "Porch & Outside" also there is a set of switches by the stairs you walk up. The house is old & has been added to over the years so some of the switches are in places that might not be where they would be if it was new construction BUT for ANYONE reading this review please understand that we have 4 FULL TIME people on our staff & answer our phones from 9am - 9pm 7 DAYS A WEEK & had you simply called we would be more then happy to tell you where the light switches were located. Please don't take this the wrong way but all I can tell you as a property manager our only goal is to make your stay a good one but WE CAN'T HELP YOU IF YOU DON'T ASK US!!! I say that with no sarcasm, just want to make sure that everyone knows we care & please just let us know any issues. You may have had a bad experience with calling a company about such things but we don't mind, you won't be bothering us, JUST CALL, we know it's an old funky place, that's why we shot videos to help people check in & have PRINTED labels on all the switches. 2. The rd bedroom is a part of a porch that has been converted into a separate room, we call it a room because it has 4 walls & a door that closes. It has a top quality day bed with a trundle below with good mattresses. The room was part of a porch that was professionally remodeled last year that is fully insulated, brand new windows & fixtures & yes it has a window unit AC because it is not connected to the rest of the central AC system. I point this out so that anyone reading this will not think it an unacceptable room, in fact MOST older beach homes & homes in America for that matter have been upgraded over the years & has a room like this that was a conversion of some sort so I have to respectfully disagree that it should be classified as a 2 bedroom. 3. It has 1 full bath & a half bath, not 2 bathrooms. This is true, we built the ad years ago & VRBO did not have a good way to describe a jack & jill bath room, another reason why we shot a walk through video to give people a real view of the home, also the place has a double private hot water shower outside. With respect, thanks for the review, we will take it to heart

Perfect in every way! Clean, fun, and perfect location!

This house was just the perfect beach house! We have rented many house/condos before, but this one by far, has been the best! Amenities galore! Clean, spacious and decorated to appease everyone. There was nothing lacking. The hosts were very easy to work with and followed up with a phone call soon after our arrival to ensure we were pleased or needed anything. We will be back!

Folly Beach is a fun place for all things outdoors!!! It is an Island Beach Town that is a great Summer Vacation spot only minuets from historic Charleston, SC. Very charming with lots of full time residents and is really open year round. All through out the Fall, Winter and Spring or the 'Off-Season' the little town of Folly Beach has festivals going on, shops open, plenty of Restaurants and Bars open and great weather.
