Welcome to the Heron House in Dunedin...Luxury waterfront living at its finest! This stunning, century-old build offers the perfect blend of modern beach living and is an ideal choice for anyone looking to host an upcoming event; Weddings, Bridal Showers, Family Reunions, and more! The Heron House features 3,600 sq feet, plus an additional 1,100 sq foot carriage house above the garage.
This extraordinary waterfront estate is designed for unforgettable gatherings and relaxed coastal living. Set along 100 feet of pristine frontage on St. Joseph’s Sound, the home offers sweeping sunset views toward Caladesi Island—an unspoiled Gulf Coast treasure accessible only by boat. The peaceful vistas and park-like setting feel as serene today as they did a century ago.
Inside, the flexible, open layout is ideal for hosting family and friends. The bright dine-in kitchen features custom shaker cabinetry, Cambria countertops, a matching refrigerator and freezer, and top-of-the-line Wolf gas appliances—perfect for cooking together and entertaining with ease. The sun-filled family room includes a cozy fireplace and French doors that flow seamlessly to the expansive screened porch, heated pool and spa, and plenty of lounge chairs and seating—creating multiple indoor-outdoor spaces to gather, relax, and enjoy spectacular sunsets year-round. There is one Suite on the first level with a Full Bathroom.
Upstairs, original details like heart pine floors and period moldings add character, while the spacious primary suite with California King bed serves as a private retreat. French doors open to a stunning 1,100-sq-ft balcony overlooking the water and grounds, offering a perfect spot for morning coffee or evening cocktails. The suite includes its own fireplace, spa-like ensuite bath, washer/dryer, and a large walk-in closet with custom built-ins. Two Additional bedrooms and jack-and-jill bathrooms are also upstairs. The Garden View Room features a California King size bed and flat screen TV, floor length mirror, and walk in closet. The Ocean View Room features a California King size bed, flat screen tv, walk in closet, and stunning views of the Gulf.
Completing the property is a beautifully designed carriage house with a three-car garage (plenty of space for a golf cart) and an elevator leading to a second-floor water-view apartment. Equipped with a Kitchen, Living Room with Flat Screen TV, and Private Patio. Two California King Size Bedrooms share a Full-Bathroom.

Ideally located across the street from the Pinellas Trail and just north of waterfront Weaver Park, Heron House is a short golf cart ride from downtown Dunedin, where local breweries, charming restaurants, and local storefronts await.
Only a 15 minute Drive world renowned Clearwater Beach!

We believe in creating a wonderful experience for everyone who stays with us. These guidelines help ensure that you and all our guests have an exceptional stay! A confirmed booking with us means that you have read and acknowledged the following guidelines:
Hot Tub Heating: Hot tub heating is $50 per day. Please ask host for further details.
Fire Pit: Currently Out of Order, will be working in the near future.
MINIMUM AGE to book is 25. THE PRIMARY GUEST on the reservation (who submits reservation) must be present for the duration of the stay and will be required to eSign a guest registration form after the booking has been accepted
UPDATE THE NUMBER OF GUESTS you will have to the correct amount before booking. If you have more guests on the premises than you have notated in your reservation, we reserve the right to charge an additional fee PER PERSON/PER NIGHT.
DAMAGE DEPOSIT: A damage deposit of $1000 is required on date of arrival (depending on booking site). This will be collected by credit card. You should be reimbursed within 7-10 business days after check-out. Your deposit will be refunded in full by credit card, subject to an inspection of the property.
DISRUPTIVE BEHAVIOR: While we welcome groups celebrating life events, LOUD OR VULGAR LANGUAGE OR DRUNKEN OR OTHER INAPPROPRIATE BEHAVIOR WILL NOT BE TOLERATED ON THE ENTIRE PROPERTY. VIOLATIONS MAY RESULT IN EVICTION OF ALL PARTIES AND THE TERMINATION OF THE AGREEMENT AT THE PROPERTY OWNER'S DISCRETION.
VISITORS: Any guests visiting outside of the reservation must be approved by hosts prior to their arrival.
NO DRUGS: Illegal drugs are strictly prohibited. This includes marijuana.
NO UNDERAGE DRINKING.
LATE CHECK-OUTS & EARLY CHECK-INS: General check in time is 4PM and Checkout time is 11AM. Door codes do not activate until set check-in time. Early access will not be provided without prior approval. Guests who stay past checkout time will be charged the additional fee of $50/hr.
PET POLICY: We love furry friends, but this property is pet-free without exceptions. Fines and termination of the agreement will be assessed if this rule is broken.
Legitimate Service Animals are welcome exempt of a pet fee and MUST follow these ADA guidelines:
-Must remain under handler control at all times.
-Cannot be left alone in the property for any period of time (crated or loose)
-Must inform us of the task they are trained to perform and if they are needed due to a disability.
-Pet owners are responsible for any damage caused by the service animal.
-Must be house broken.
Per booking site policy and ADA regulations, Emotional Support Animals are not provided with the same protection as service animals and are not exempt from paying a pet fee.
USE OF GRILL: Outdoor grill not currently available. There is a grill that is part of the stove top in the kitchen. Guests are responsible for cleaning off any stuck food and spills as a result of their use. Food stuck to or excessive grease splattered on the BBQ grill will result in an extra cleaning charge of $50. Guest is responsible for following any specific instructions posted in the home or at the grill.
