Livingston's Fabulous Beachhouse

Bedrooms 3
Half Baths1
Property type house
Minimum Stay 4 - 30 nights

About the property

House, 3 Bedrooms + Sunroom, 2.5 Baths, (Sleeps 6)

Say farewell to old, musty rentals! Livingston's is a newer home with a 'private sandy beach' for tons of fun!

Stone and wood throughout, much detail and care went into this wonderful 'vacation home'. There is a master bedroom/bath suite on the second floor along with two additional bedrooms and a bathroom for them to share. First floor powder room includes a 'new washer and dryer' for your use. The open floor plan with a sun room walled with 'French doors' lends itself to fun times and great entertaining for the family. Enjoy walking the 'beach' as far as you want in either direction, or just set your chair down and listen to the waves make their way to 'shore -- it's all so peaceful.

Set in a woodsy, 'country atmosphere', you might find a turtle on the road, walking stick on the back deck, or deer finding their way through the back yard. It's all good memory making stuff that lasts! Come on in and find out why Livingston's is the place to plan your 'vacation' around!!!

Livingston's Fabulous Beachouse

  • 4 of 5

This was the 14th year for our family gathering in Coloma, and the Livingston's Fabulous Beachhouse (we'll refer to as LFB) was actually overflow housing for our brood of 20! Most of the family was adjacent at Sweet Sara's (historically another VRBO property - different owners). Location is perfect. LFB shares access to a private secluded beach area, picturesque and pristine. Be warned, the last couple of seasons (2016-2017) the beach has been about 1/4 the size of many years prior. Makes it more of a challenge for a big family to enjoy cookouts and fires when the waves are within 30-40 feet of the bluff. Even still, we roasted the same marshmallows, swam in the same waters, and made the same memories as with the larger broader beaches of years past. This Pier Road location is also convenient to Benton Harbor/St. Joe to the south, and South Haven to the north (about 20-25min on the M63 or faster, but less scenic, via 196). Just a great central location. LFB is newer construction, clean, bright, airy, and open. The floors are hardwood throughout. Decor/vibe is "Beachy" (terrible word) and comfortable, if not a bit spare. Bathrooms were current and spacious, although the master shower is a touch tight, given the enormous size of the actual room. The kitchen was spacious and functional, though it wasn't used by our group for anything. There is a full size stacked washer & dryer on level 1. Bedrooms featured vaulted ceilings and ceiling fans. All rooms are bathed in natural light. Just a simple, non-nonsense property that is well-kept. The ONLY thing that would take the experience to 5 stars instead of 4, would be that the beds are just horrible (think prison cot). And that would be an EASY fix to upgrade the mattresses and linens. Owner would do well to make that simple improvement. And a king mattress in the master would make a lot more sense than a double. We were fine though despite that one critique. We plan to book this property again in the coming years for this annual family trip. We love this coastline. We love this location. We were very happy with LFB.

Fantastic property with beach access

  • 5 of 5

Our family of 6 rented this property for a week in Southwestern Michigan and thoroughly enjoyed it.

The home is immaculate and clearly well cared for. There are three bedrooms and it sleeps six easily. One room has twin beds, one a double (full) bed, and the master has a queen size bed with plenty of room for an air mattress or a pack-n-play. We had an out of town visitor who came with us and she slept on a queen sized air mattress in the master bedroom with no problem.

There are two full baths and one has a tub. If you have little ones, that's likely a bonus for you. The downstairs has a lovely powder room/laundry room area off of the kitchen as well.

The floor plan is totally open downstairs. There is a living room that opens to a dining room and both are well suited for up to 6 people. The kitchen is serviceable for making your own meals and there's a very nice sun room that overlooks the back yard.

The back yard isn't huge, but large enough for us to set up our bags (corn hole) game. There's a cute deck off of the sun room that overlooks the back yard and we enjoyed morning coffee there.

The beach access is a 5 minute walk away with a lengthy set of stairs that descends to a narrow private beach. Overall, we didn't use the beach much because it's really so incredibly rocky. We found ourselves spending a couple of days in St Joe at Silver Beach in lieu of using our beach.

The home is close to berry-picking (if you're there at the right time of year), Paw Paw Lake, Lake Michigan, and many wineries. The location is very good.

Our contact for the property always responded promptly and was easy to interact with. It was a very simple transaction.

This house is not your typical beat up rental property. It's really very, very nice. I'd buy this house. :)

Lovely Home

  • 5 of 5

Thank you Lorrie.

We loved the house. It was well maintained and had just the right amount of space for the five of us.

The area was very pretty and peaceful. The beach was wonderful - hardly any people there which made it seem like our own personal beach! I was pleasantly surprised about the stairs as well - much better than what I expected from the other comments. We would definitely come back to the house again if we vacation in the area in the future.

Thank you for being so easy to work with!

Great Vacation!

  • 5 of 5

My family and I booked the Livingston House for our family vacation. Mrs. Wilkes made booking so easy and was fast to respond to my e-mails or phone calls in regards to questions about the house and beach. The house was beautiful and met all of our needs. The beach was an easy drive (about 20-30 second drive) or walk (maybe 5 minutes) and the stairs going down to the beach were easy to get up and down. My two year old was able to hold my hand and go up and down by herself. It was great being able to leave our beach chairs and sand toys on the beach. We just made sure we put them all out of the way and up in the grass. We spent a lot of time in St. Joseph (a 10 minute or so drive) in the evenings sightseeing and eating in the downtown restaurants. Ice cream and fudge were a must for dessert! If you are looking for a restaurant for a special occasion my husband and I always make it a priority to eat at the Grand Mere Inn. Fabulous food and spectacular sunsets. Our kids loved Silver Beach Pizza and really enjoyed playing with the dough they bring for the kids to play with while you are waiting for your food. The pizzas are sooo good. You can call ahead and get on the list for a seat and the restaurant will text you when your table is ready. If you eat there make sure you walk down the sidewalk and go visit the carousel. The kids really enjoyed that. My husband also booked a fishing trip for him and our 6 year old son out on Lake Michigan through Gold Coast Fishing and Captain Todd. They had an amazing time and brought home lots of fish for the freezer. My mom, sister, and niece also accompanied us on this vacation and we all agreed this is a house and location we would love to come back too.

We were attending a wedding in St. Joseph's and needed a place to stay. After checking local hotels, I looked on VRBO and found the Livingston House. It looked perfect for our needs. We decided to extend our stay for three days beyond the wedding festivities for sightseeing. The Livingston House was spacious, bright, clean and comfortable. It was also located in an area for easy access to southern Michigan.

We spend three days leaving in the morning and returning at dinner time, each day of which was packed with amazing adventures. We went to two State Parks, several beaches, antique stores, art galleries, wineries, the Gerald Ford Museum that opened in June, toured a 4000 square foot barn being remodeled into a house and 9 Frank Lloyd Wright commissioned houses (one of which we were invited in by the owner for a tour!) and also went to South Bend, IN to tour Notre Dame.

I would not hesitate to include the Livingston House in my travel plans!

Bachelorette Party

  • 5 of 5

For my sisters bachelorette party, we wanted to go some place relaxing and quiet with lots of things to do in the area--and we were not disappointed! The house is beautiful and the beach is AMAZING. There is a long path with a ton of stairs (some aren't very stable or are even broken) but you will not be disappointed with the sun set. On our visit this fall, there were many apple orchards and pumpkin patches open in the area and most had areas for kids to play in or a corn maze! There is also a shopping center near by for grocery shopping. The only negative experience we had while visiting here was the neighbors dog. It barked through the night and early in the morning. This didn't affect the enjoyment of our trip or quality of the house, just a little annoying! I highly recommend staying at this house and can't wait for a another girls weekend in the future!

Owner's Response: Thank you for your nice and honest review. We are so sorry that you had that bad experience with the neighbors dog. Must have been quite annoying. We wish you would have called us, the owner or the booking manager to tell us about the dog barking nuisance. We would have addressed it immediately.!!!!!!! We are glad that it did not deter from your fun weekend. Thank you!
