Classic San Francisco Victorian built in the 1870s, this picture-postcard single family house is available for a minimum 27 day stay.

The house is located at Folsom and 25th, very central to all parts of the Mission. Importantly, it is also very convenient to many forms of transportation:

- The tech shuttles are 3 blocks away at Valencia, or 2 blocks away at Cesar Chavez.

- Freeway access is very close at the Cesar Chavez on/off-ramp to 101 and 280.

- Folsom Street has a full bike lane all the way downtown.

- Bart is 4 blocks away. The 12 Folsom bus stops across the street from the house.

Through the front gate is a rare-for-San-Francisco front garden with fully planted garden. After entering, the home has a traditional double parlor downstairs with living room and dining room, plus full bathroom with claw-foot tub, plus recently renovated kitchen (with 36" 6-burner Wolf range, new dishwasher), and a sun-room (with laundry) leading out to a very private back-yard. Upstairs is 3 bedrooms, a modern office with dual workstations, and a bathroom. Total square footage of the house is just under 1,900 square feet.

The garden has two different living rooms, each fitting four or more people comfortably, plus there is an outdoor dining room with seating for 6+. There are also two lemon trees. There is a built in BBQ area, with large stainless steel worktable.

Past the garden is a full garage that is accessed from the back street, with room for two cars parallel. Parking is not included, but may available - please inquire.

Great location in heart of city. Feel like a resident not a tourist

So if you are looking for a traditional tourist experience, this is probably not the place for you. But if you want to feel like you are a local, then stay here. It's in the heart of the mission district and a cheap uber ride anywhere. I had a rental car and was always able to find a spot one street over on Shotwell. There are great local restaurants around and plenty of dive bars. These are neighborhood hangouts not tourist traps. If that's what you want hit up Pier 39. I did that as well as Alcatraz and both have amazing views but they are the traditional tourist things. It's nice to do all that during the day then come back to evenings off the beaten path. Definitely check out The Spice Jar which was some of the best Asian fusion I've ever had. Zoe's is a cool hip dive bar and Big Rec Taproom has amazing burgers and craft beer. I had Italian downtown at Quince and it's not in Little Italy but it was still incredible. But back to the apartment. It's over a garage and if you are not used to city noises bring earplugs, but I slept well. It's somewhat on a dark street but there is a light overhead which is more than I can say for most of the mission. The streets are dark. If I were a single female I would probably stay more in the downtown area. Even though I had several run ins with the local homeless and early 7am drinkers close by they were pretty harmless. The Aptmt has key code entry so it's quick to get in and out. I was cautious but it's big city life so just be aware of your surroundings and you should be fine. No complaints at all about the accommodations. Comfy bed. Huge shower. Brand new remodeled abode and 100 year old plank flooring. Best of both worlds. The hosts were awesome, checking in several times and offering suggestions on things to do when local events were happening. David was a pleasure to deal with from start to finish. I've tried to give an honest review but I'd gladly come stay again. Enjoy the city.

The perfect place!

Our active family of four (kids 10&12) loved staying at this apartment. It is stylish, clean, comfortable and a great location. We like staying in neighborhoods to get a sense of city living. Taking BART into town is super easy and quick. We had a car and never had a problem with parking. The guest book by the owners is super helpful (and well-written) and gives suggestions for restaurants and activities. I really recommend staying here!

Excellent Stay

This is a really lovely bright clean apartment set above the garage of Melinda and David's house. Although they live just across the garden, we never saw them (I always find this odd with these type of rentals that you rarely meet the landlord/lady) but knew that they were there if needed. The reservation process was so easy with very good email contact and the security deposit was returned very quickly.

The bedroom had lots of storage space and the bed was extremely comfortable. Great bathroom with an excellent shower in the very large bath. Enough crockery and cutlery for cooking but have to admit we ate out every night - it's holiday time, right? Lots of choice to eat in and around the district and obviously further afield. Locally, Rosamunde's Grill does some very nice German sausages with a number of beers from around the world. We especially liked Scoma's at Fisherman's Wharf although the rest of that area is rather tacky. Dorian's over in the Marina district was also extremely good. Close by is Mission Pie - we frequented it either on the way out... or the way back......

We purchased the 7 day MUNI ticket for $35 each and used it on all the buses, trams, cable cars - it was a steal, really, and a great way to get around SF – and we did!! It doesn't cover the BART, though. Bus stop (12) stops right outside the front of Melinda's house - in case you don't know (and we didn't to start with) some of the bus stops are just yellow paint on a lamp post. This is one of them!!

We would definitely recommend this excellent apartment.

Hidden Comfort

After a taxi drove us down a dark back lane where every wall and door was covered with complex graffiti, our expectations for this flat had come to be pretty low. But once we unlocked what seemed to be the only door on the lane that was graffiti-less and climbed a flight of stairs, we found herself in a tastefully decorated sunny apartment equipped with comfortable furniture and top-of-the-line appliances--not what you'd expect to find atop a garage. The apartment was almost always quiet (the only exception being the occasional opening of the garage door down below, which could then be heard sliding up pretty dramatically just about a foot under the bed). But despite the general calm, it's only about a five minute walk to a BART station, and not much further to a number of excellent restaurants on Valencia. After reading frightening reports from other freaked-out SF visitors online about the army of homeless people in San Francisco, I expected the Mission district to be more unsettling that we might have preferred. But this apartment, and the lane it's on, and the streets around it, seemed to be very peaceful--albeit with a lot of interesting and unthreatening street life nearer the BART station. Of the ten or so flats we've rented in the US and various places in Europe, this one turned out to be one of the better experiences. I recommend it.
