Place was huge and more than enough room for my wife daughter and I. Amazing views. The place is a little dark at night. No outside lighting at any of the units. Completely dark out front and in the back. Overall we enjoyed our stay. It was really expensive for 3 of us and it would have been nice to have others to split the cost.

What an excellent vacation!

This unit has it all. Perfect location, walking to Center Street is a breeze. Decor is beautiful, whole unit is very well equipped. The views from all the balconies are perfect. Just know that this is 3 floors, be ready for stairs. Will be back for a return stay!

This property was nice. Location is absolutely wonderful. Kitchen well stocked. Very clean. Lots of stairs….but the views & walks on the beach were a 10.

Awesome!

The property was exactly as advertised and had plenty of room for our family of 5. Easy access to the beach and great views. Only about 20 minutes from Charleston, depending on traffic. This property would also be perfect for sharing with 4 couples or multiple families. Plenty to do in Folly Beach: the Beach, kayaking, restaurants and bars plus close enough to Charleston to enjoy the tourist activities there. Highly recommend this property. Check-in and check-out was easy.

Significant Maintenance Issues Abound

Beautiful Condo. We loved the decor and oceanfront location, but multiple maintenance issues significantly impacted our stay:Termites: On nights two and three, we found hundreds of termites in one of the third floor bedrooms, entering through multiple exposed holes in the sliding-door frame. That room was unusable until an exterminator treated the swarm, but he noted that the holes need to be fixed.Air Conditioning: The A/C stopped working on our last two nights despite a service call, leaving the main living area and two bedrooms at 77-79 degrees. Those temps are not conducive to restful sleep.Hot Water: Hot water ran out mid-shower several times. The technician noted the tankless water heater hadn't been flushed as recommended.Smoke Detector: The smoke alarm began chirping intermittently the very first night, waking us up. The system was also very sensitive and we repeatedly set off the smoke alarm when cooking on the stove.The property management team was very responsive. Service personnel arrived promptly, and cleaning crew returned twice after the termite treatments. However, these repeated issues cut into our vacation and made restful evenings difficult. Bottom Line:If the maintenance issues above are addressed (termite mitigation and entry points sealed, A/C system repaired and maintained, water heater serviced, and smoke detector batteries checked), this condo could be fantastic. However, in its current condition, we would not recommend.

Wonderful Experience!

This property was perfect and the location was amazing! I was impressed with the communication from the property manager as they reached out via email and text regularly and were responsive to all of my inquiries. Not only was the property just as beautiful as listed, but there were so many extras that made our stay enjoyable. We contacted the concierge and they assisted with having a crib ready to go upon check-in, as well as groceries stocked! Since we checked in on Mother's Day, they even assisted my husband as he had flowers delivered prior to our arrival. The house had plenty of dishes, towels, and extras like beach toys, a beach tent and much more! It was perfect for our family vacation since each bedroom had its own on-suite bathroom. There was plenty of space for the 10 of us to gather in the large dining room, kitchen, and living area (with gorgeous ocean views!), but then we all had our private space as well. The property is also right on the beach, so the ocean was just steps away, as was downtown Folley Beach. Check in and check out was a breeze. I highly recommend this property and Luxury Simplified as a whole!

Be aware

Upon arrival we discovered there was beach restoration occurring at the property. This amounted to bulldozers working 24/7 the whole week we were there. The noise and construction activity was disruptive to put it nicely. This activity is a planned periodic activity along the whole beach and is known by all property owners. The work progress moves down the beach and its commencement at this property could have been easily forecasted with little effort by the owners, who did not inform us and claimed they did not know. After contact, the owners offered a miniscule rebate compared to the rental fee. This gesture did not compensate for the 7 nights of interrupted sleep and misleading claim of beach access. I will not be using VRBO again nor recommending it without caution, as they were essentially useless in representing our situation. Their interaction was similar to talking to a machine.

Folly Beach Townhouse

The pictures are very accurate. Perfect location. Be ready for the stairs. Super easy check in and check out. Had issue with ice and a little clean up situation and management had it fixed in literally minutes. Good Mgmt. Team. Would have liked a 1 night refund due to Hurricane Ian, but they said since I didn't purchase the insurance, no refund. We booked this townhouse 2 days before arriving because our Key West Vacation was cancelled due to Hurricane Ian. Hurricane Ian was "suppose" to be headed to Pan Handle after lower Florida, so we thought Charleston was a safe bet for an arrival in less then 48 hours. I am a travel agent for a living and I always recommend travel insurance. Just didn't think we would be needing it on such a short notice and also though acts of God, like Hurricanes, would be covered by VRBO. Could be worse I guess. Overall it was a fun trip with 2 other couples. Sad we had to leave a day early to get home to prepare for Hurricane IAN to cross over our actual homes!! Better luck to us next year!

I rarely leave reviews that are less than stellar, but I cannot in good conscience not describe our experience with this property. I will preface it by acknowledging that after the fact the management company did end up comping one night of our stay, as well as the week we were there was the coldest on record for 9 years. What is left out of the description of this property is that two room are located external to the living space of this condo-and while that is fine for adults, should you be bringing children it would be concerning. Our biggest issue was that the heater in the two external rooms was not working as needed for the cold that we experienced and despite several calls, which turned into multiple text threads, nothing was really done about it until after we were leaving basically leaving those two rooms unusable. With that said, they did Instacart us some space heaters, however heat is a very basic expectation for a rental property. Thankfully, our 22 year old was incredibly gracious and had just spent the winter in Chile, with no heat. There was also the issue of the hood vent not working so if you cooked the smoke alarm would go off...so have someone on standby with a towel. You can hear every footstep of the occupants of the next door unit, which I failed to expect. They do allow pets which is very nice and the proximity to town is lovely. If you are a few friends or 2 couples looking for someplace to stay, this may be your option-but if it's a holiday, they do not send repair persons, " as its a holiday" never mind that you don't have heat and its 30 degrees out. Again, the management team did apologize profusely and stated that this was not their ideal standard for their properties, but make sure the HVAC is working when you check in.

Folly Beach Visit

We initially encountered some issues with our arrival access and also, some property aspects. I shared feedback and worked with Hanna and Kathryn from Luxury Simplified on our concerns and they were extremely responsive, going above and beyond with communication and customer service satisfaction . Overall, the condo has a lot of space, has a good lay out for a family (family space to be together and apart) a great view and access to downtown Folly. I would recommend this condo for larger families or parties and also, getting a chance to work with Luxury Simplified for your vacation needs.

Fell in love with Folly

A group of friends and I rented this place for the week and had an absolute blast. The house was beautiful and perfectly located. Right on the water, but also right next to center street where there was easy access to bars and restaurants. The ocean was very warm and we saw dolphins every day. Do be aware of the jelly fish! Many in our party got stung our last two days. It didn’t stop us from going in, but I would keep some vinegar or meat tenderizer on hand just in case. The property was very clean, but they do not save anything from prior parties (no spices, ziplock bags, foil, etc), so just be aware to bring your own. Overall a great stay both in the gorgeous condo and the wonderful town of Folly Beach.

Amazing

This property was amazing! Plenty of room for our family. Loved that we were right at the beach with great parking and stores and restaurants within walking distance. The only thing that I would like to see different is more of the cleaning items such as dishwasher detergent, laundry soap and paper towels. Otherwise, this was a great stay!

The house was beautiful and located on the beach. The peer is under construction but minimal noise. The house is located within walking distance to many stores and restaurants. Wonderful family trip

Very upset

We rented this unit for the beach views and access. When we arrived Saturday there were scaffolding and ladders on the beach side. They were painting the exterior of all the units. Also a construction trailer was parked in one of our designated parking spots. On Monday the painters returned. My daughter was trying to read on the top deck and painters were looking at her. This was very upsetting for her. On Tuesday painters were on the balcony of the main room of our unit. We had to close the blinds. There was also a painter on the scaffolding outside the bedroom window. We were so disappointed the we left Tuesday morning - a full day early. We contacted the concierge service twice and it took on average 2-3 hours for them to get back to us. They did nothing to fix our situation. If we had known about the work going on we would have booked another place. I would like a refund of at least $1,500 to compensate us for the loss of 2 days and this very bad experience .

Everything we hoped it would be

A group of nurses looking for serenity in the middle of a pandemic and we found it here. This unit is gorgeous and perfect for a girls trip or several couples or families with older children. Please know this place has A LOT of stairs! Kitchen was well stocked with dishes, etc but perhaps because of the pandemic make sure you bring everything you need including salt and pepper. It was a cold weekend in January and we stayed in and cooked most of the time. Our only disappointment was we were so looking forward to chilling in front of the fireplace all weekend and it didn't work. We called concierge and they responded immediately and came and confirmed it was broken but they were unable to get a technician to come at all during our stay. Perhaps the inspectors between renters could check this to avoid this disappointment in the future. Otherwise we just can't say enough about a wonderful stay.

Many reasons not to return

There were so many problems with this rental. The floors were filthy. The vacuum was old and inadequate. You could feel sand on your feet, and the babies feet turned black on the first day. We had a couple of major plumbing issues. It took four days to fix the disposal, which meant food was backed up in the sink. Also, the water was shut off to upstairs bathroom Wednesday through Saturday due to a leak, and the company refused repair it. That meant the couple with a baby had to go down two flights of steps at night for restroom or to wash hands. It was so inconvenient. The seal to third floor bedroom door was broken and lizards crawled in. Finally, the path to the beach was not private. It was shared not only with the other units in the building but also with the public through the neighboring condemned house.

Fabulous Fall Break

We loved the condo. It is spread out over 4 stories which was nice if you have a group with different bedtimes and interests. There are a lot of stairs to climb to get to bedrooms and from garage underneath. We didn't mind, but may not be good for people who can't do many stairs. The TVs need updating as does the cable package. There was no sports channels. The access to the beach and downtown folly and pier is awesome. We loved the nice kitchen and decor. Each level had its own balcony facing the ocean. We felt very much at home and plan to come back.
