In Hawaiian “Kiahuna” means “Special Place”. The Kiahuna Plantation is indeed a special place that invokes memories of Old Hawaii during the early plantation days. The ONLY beachfront condominium resort in Poipu, its 35-acre grounds feature expansive landscaped lawns with mature palm, banyan and plumeria trees, lush tropical gardens with fragrant flowers, lily and koi ponds, orchid gardens, a picturesque lagoon, and low-density bungalow-style vacation condos.
A short walk through the beautiful tropical grounds, or the historic Moir Gardens directly below our condo, and you'll be right at Poipu beach! The warm, turquoise water and crescent-shaped beach is protected by a reef, and is consistently rated as one of the top beaches in the US! The white sands of Poipu Beach are great for lounging, and the blue crystal water is ideal for swimming, snorkeling, and surfing.
OUR KIAHUNA CONDO AMENITIES (Unit 326 / Bldg 39)
Our condo has been extensively remodeled. Upgrades include new kitchen cabinets, stainless steel appliances, granite counters, two flat screens TVs, a DVD player, California King size mattress, iPod docking stereo, and great lanai furniture. We also upgraded the bathroom to include a new vanity with granite top, and replaced the original tub with a walk-in shower with slate tile and glass doors. While we updated the unit to today’s standards, we did leave the original Old Hawaii plantation charm throughout with the original mahogany wood interior accents.
All the Kiahuna Plantation condos are breeze-cooled with no A/C. The furnished 240 square foot lanai looks directly over the famous Moir Gardens. There's also a convenient double BBQ island right next to our building, so cook your dinner and walk down to the back or enjoy dinner on the lanai. Our condo offers great privacy, free WiFi, free parking, in-room safe, no resort fee, and is smoke-free.
KIAHUNA PLANTATION AMENITIES
The Kiahuna Plantation features free parking, a beach-side activity center where you can get complimentary chairs, $7 / day boogie boards, and a coin operated Laundromat. The Plantation Gardens Restaurant, which is down the path from our condo, offers cocktails and dinner with great views of the grounds.
OUR CONDO’S LOCATION IN THE COMPLEX
Our condo is located in Bldg. 39 on the second floor (9 easy steps up), and overlooks the Moir Gardens from the lanai. With the beautiful gardens behind our building rather than another building, the condo offers complete privacy. It is considered a 'Garden View Deluxe' unit, as it does not have a direct view of the ocean, but is closer to the beach than the 'Garden View' units and offers great views and privacy. Take one of the myriad of paths leading through the grounds, and you'll be on the Great Lawn or Poipu Beach in 4 - 5 minutes!
The Poipu Shopping Village is an easy stroll across Poipu Road. It features several restaurants including Eating House 1849 by Roy Yamaguchi, Puka Dog, and Keoki’s Paradise (our absolute favorite!) that features an open-air setting with a small lagoon, tiki torches and indoor waterfalls! You'll also find a small grocery store, Starbucks, and many shops for gifts, art, and clothing.

FAQs - FREQUENTLY ASKED QUESTIONS
WHAT'S THE BEST THING ABOUT THIS CONDO?
Value! While we offer very competitive rates, our condo is far from a low-grade condo. It has been tastefully remodeled, and is walking distance to Poipu Beach, as well as the shops, restaurants and bars at the nearby Poipu Shopping Village. It also provides privacy and amazing views of the Moir Gardens.
DOES IT HAVE A VIEW OF THE OCEAN?
No. (Actually, there is a partial view of the ocean from the lanai, and it is close enough to hear the surf in the evening.) It has amazing views of the Moir Gardens directly below the lanai.
HOW FAR IS IT TO THE BEACH?
The beach is a pleasant 3 - 5 minute walk through the beautiful grounds of the Kiahuna Plantation. You'll enjoy exploring the various pathways to the beach!
DOES THE CONDO HAVE AIR CONDITIONING?
No. None of the Kiahuna Plantation condos offer air conditioning as the electrical grid in the buildings cannot support the power requirements for A/C. They are breeze cooled via the trade winds. There are also ceiling fans in each room and several free-standing fans.
DOES THE CONDO INCLUDE USE OF THE POOL & FITNESS CENTER?
Yes. All Kiahuna Plantation condos now include free membership for our guests at the Poipu Beach Athletic Center (PBAC) across the street. Reference www.PoipuClub.com for details about the athletic center.
WHAT CATEGORY CONDO IS THE CONDO?
There are 5 condo categories ranging from Ocean Front (closest to beach) to Garden View (farthest from beach). Ours is a "Garden View Deluxe" condo, which is not too far from the beach, offers great privacy as well as great views of the famous Moir Garden.
WHAT FLOOR IS THE CONDO ON?
Our condo is on the second floor of Building 39. However, since the first floor is below the parking lot level, there are only 9 steps to climb!
HOW MANY PEOPLE CAN THE CONDO ACCOMMODATE?
Fire codes limit occupancy to a total of 4 persons, adults or children. It's ideally suited for a couple since there's a King size bed in the bedroom. However, the living room has a pullout sofa-sleeper that works out great for a child or two children. Four adults can share the condo, but it may be a bit crowded!
DO YOU OFFER DISCOUNTS FOR LONGER STAYS?
Yes. Please contact me with your vacation dates.
WILL YOU OFFER A DISCOUNT FOR LAST MINUTE RESERVATIONS?
Yes. If we have open days that may not get booked, we will certainly offer a discount.
CAN YOU HEAR ROAD NOISE FROM THE CONDO?
About 25% of the buildings that house the condos are located toward the back of the grounds along Poipu Road, including ours. With the bedroom shutters open you can hear some road noise. If you're a very light sleeper you may want to consider a condo closer to the beach; however, they are typically priced quite a bit higher. It hasn't generally been an issue as you can tell by reading our reviews.
WE HEAR THAT THESE CONDOS ARE OLD. HAS YOURS BEEN UPDATED?
Entering some of these condos is like going through a time warp to 1980, as many are still original! Ours has been extensively remodeled, but still maintains the old Hawaiian plantation charm.

About Rick Jackson
We discovered the Kiahuna Plantation while driving around the island on our honeymoon in 2002. We were already mesmerized by Kauai’s natural beauty, its friendly people, the rich culture, and the great climate. However, the Kiahuna Plantation left an indelible impression on us! We had discovered the jewel of Kauai with the most beautiful beach we had ever seen, the Great Lawn, the tall palm trees swaying in the breeze, and the manicured grounds with traditional beach house bungalows sprinkled throughout the 35-acre grounds. We came back to Kauai for our 10th anniversary and stayed at the Kiahuna Plantation, and decided to make it a permanent part of our lives. The vision of our grandkids playing on this beach and experiencing Kauai was just too much to resist. We sincerely hope that you create meaningful memories during your stay, and that you feel at home in our special little condo.
Rick Jackson purchased this Condo in 2012
Why Rick Jackson chose Poipu
Kauai is very special to us since we started our married lives together there. The Kiahuna Plantation has also become an important place for us, and we look forward to spending time here with family and friends. While we have both traveled quite a bit and have also lived abroad, we still feel that Kauai has so much to offer. It has become our second home and we look forward to our visits to Kauai.
What makes this Condo unique
Its location, an easy walk to the beach through the beautiful grounds, and the many amenities nearby make it an ideal location. It’s located directly in front of the historic Moir Garden, from where it’s a short walk to the on-site Plantation Restaurant & Bar. It has also been extensively remodeled. A convenient double BBQ island is directly next to our building. No need to use your car to go for coffee at Starbucks, a cocktail & dinner, or groceries, as it’s a short stroll across the street to the Poipu Shopping Village that features great restaurants and shopping.

Comfortable and well-equipped
This property was great for us. Everything has been beautifully updated, with a comfortable bed, lovely kitchen and bath, and private lanai. You can hear traffic noise, but it is not significant.
The beach is wonderful.
Mahalo for your review, Deborah. And thanks for the compliments on the upgrades we've done to the condo, which is an ongoing process. Being at the back of the grounds along Poipu Road is a double-edged sword. You can pick up some road noise from the bedroom if you have the window open. However; that is offset by the cheaper rent as compared to the units closer to the beach. The fact that it's walking distance to Starbucks or restaurants and bars is also a great feature. Yes, Poipu Beach, about a 4-5 minute walk is awesome! Much Aloha, Rick
Rick's place was the perfect jumping-off point to explore the south shore for the first half of our first trip to Kauai! The condo was clean and comfortable, and we loved having the kitchen to cook breakfast, pack picnics for daily excursions, and prep food to throw on the grill for dinner (a big money saver!). We loved the convenience of the shopping center across the street and rented snorkels and a beach umbrella from Nukumoi Surf Shop.
The reviewers who complained about the road noise, lack of A/C, and issues with the TV might be better suited for a hotel—we didn't ever get too warm, the road noise is minimal, and we don't watch TV while on vacation (that's kind of the point, right?). Considering you're a short walk to one of the most beautiful beaches in the world, you'd be hard-pressed to find a better value in Poipu. The Kiahuna Plantation property is absolutely stunning and we hope to be back soon!
Thanks so much for your detailed review, Page. Reading your review has made me excited about our upcoming visit to the condo in May! You very aptly described the reason that we bought this condo. We love picking up some steaks and veggies to cook on the grill, and then sitting on the lanai with a Mai-Tai to enjoy dinner while listening to the surf. I wasn’t aware of any issues with the TV, but some people do have trouble with the remote, or the batteries run out. A call to our property management company and they’ll come right out to fix any issues. Living is SoCal, Marilyn and I also find the grounds of the Kiahuna Plantation absolutely stunning. I look forward to hosting you on your next visit! Much Aloha, Rick
We stayed 12 nights at Ricks condo. Very clean, comfy bed and soft towels. The location was excellent,,,,,, minutes from a world class golf course (Poipu Bay), great hikes and plenty of food choices. Restaurants we'd recommend are Keokies Place, and the 1829 Eating Place. Great hike nearby off the coast near starting at the Hyatt. Sunset cruise to the Napoli coast was fun and scenic. No AC at the condo but plenty of fans.
Thanks, Jim! I'm glad you enjoyed the location and had a fun-filled trip. Marilyn and I absolutely love Keoki's Bar & Grill across the street. Eating House 1829 is a fairly new restaurant there, which we haven't yet been to. We're visiting Kauai in June, so we'll make sure to try it out. See ya on your next visit! Rick
After we looked around and were here a couple of days, we realized that we couldn’t have chosin a better place! So lovely and very clean. The calm started right away. Loved this place👍
Mahalo for your comments, Anita. I’m elated that you felt that our condo was a great choice for you. I always enjoy hearing comments from my guests, but your comment that THE CALM STARTED RIGHT AWAY really made an impression on me. My wife and I absolutely love Kauai, but the main reason we visit the island is to unwind and relax – the proverbial “reset” that we all need from time to time.
All the best, Rick
Lovely Condo in Peaceful Location
Just a gem. Gorgeous view of beautiful garden from large balcony. Comfortable and clean. Quiet location. Pictures don’t do it justice! TV wasn’t working one morning and mentioned to management company on our way out one to sightsee - told them no rush . . . then went back to condo as had forgotten something and they were already taking of tv! We stayed three different condos this trip (Oahu and the Big Island too) and this one was by far my favorite!!! If ever back, which I hope to some day, would stay in this unit again if available. A peaceful oasis. Also did dinner one night at the one on sight restaurant and it was very nice - good food and attentive staff, plus of course a beautiful view of gardens.
Mahalo for your comments, Ann. Marilyn and I also enjoy the beautiful views of the Moir Gardens below the condo's lanai. It’s also fun eating out or having a cocktail on the lanai, as you’ll be visited by colorful birds. The Kiahuna Plantation Resort is built on the grounds of what used to be the plantation manager's estate for Hawaii's first sugar plantation, Koloa Plantation. The historic manor house, dating back to the early 1930's, now houses the Plantation Restaurant and Outrigger Resort’s front office. I hope you are able to come back someday. We have no plans to sell the condo, so it will be here waiting for you! Warm regards, Rick
We were really happy with our stay, it was everything we hoped for. The condo was very comfortable and clean and had everything we needed. The property around the resort was beautiful. We walked to a lot of places...the athletic club, the beach, the shops across the street. Our son had a lot of fun at the athletic club pool. We were all sad to leave and highly recommend this condo to anyone looking for a place to stay around Poipu. Make you sure you order the Hula Pie at Keoki's :)
Thanks for your review, Adam. I’m glad the condo worked out for you and that you enjoyed the area. The grounds of the Kiahuna Plantation are indeed beautiful and very much like a tropical paradise. We also like the fact that it’s a short walk to the shops across the street, and especially Keoki’s Paradise, which has amazing pure Hawaiian ambiance. We haven’t tried their Hula pie so we’ll make sure to try it on our next visit, which will be soon. Come back again when you can! All the best, Rick
Kiahuna Plantation is located on Poipu Beach in the South Shores area on Kauai. It is located on 35 acres of beach-front property with manicured tropical plants and trees, expansive lawns, on-site restaurant & bar, lily and koi ponds, and a tropical lagoon. The condo is an easy walk to nearby shopping and restaurants. Poipu’s two championship golf courses are also just minutes away.
