Main House & Studio sleeps 20 With 5 Bathrooms on Ballston Beach.

Beautiful Ballston Beach Estate features main house, studio, and elevated decks(skybox). Main house, built in 1892, is the quintessential summer home with wood floors, 20' ceilings, an outdoor shower, and 2.5 bathrooms with laundry. Studio cottage (2007) has beautiful furnishings, air conditioning and sleeps 4, 1.5 bathrooms, laundry, and a screened porch. Kitchenette has small appliances, convection oven but not a full size oven. Both houses have gas grills. Studio also has outdoor shower and a viewing deck (skybox) overlooking the beach and ocean.

The main level in the main house full size has kitchen, dining room which seats 12, huge living room opening out to the covered porch, then to the open deck. There are four bedrooms off the living room each with two twin beds. The lower level has a separate access with several sets of bunk beds, full bathroom, ping pong table, and areas for card/board games: perfect for kids (or kids at heart!)

Take the driveway down to the beach or climb the stairs to the 'skybox' for a panoramic view of the beach and valley. Enjoy the sunset with a cocktail on the porch or read a book in the ocean breeze.

Tenant supplies all linens to include: sheets, pillow cases, beach towels, bath towels, hand towels etc. Wifi is included with information posted in dining room. Check in is 3 P.M. Check out is 10 A.M.

Main house is shut down / winterized on October 30th each year because it is only a 3 season home.

Why Kevin Whitelaw chose Cape Cod

Be a part of Ballston Beach history! This property has been in the family for over 100 years. My children grew up coming to the Dune, the same as I did along with my 3 brothers, and my mother and father, and his father and so on, so it holds a special place in our family.

What makes this house unique

The property itself has changed tremendously over the years, but the rustic charm of the house remains the same and looks almost just as it did when my Grandfather was a child. You can't beat grilling and watching the sunset on the porch with a cocktail in hand or a large family dinner around the dining room table. We love coming home to this atmosphere after a fun day on the beach to relax, or sometimes we head right back down for a beach fire after dinner! Fire permits are available at the town hall. Also view whales which can be seen from the skybox fairly frequently.

****Please note that the owner / caretaker lives in the apartment on the first floor of the studio 127B for your convenience. If you are uncomfortable with this arrangement please let me know and the owner / caretaker will make other arrangements during your stay.

Perfect beach house, an amazing getaway, appropriate for all ages and sentimental events

I graduated from college and desired to bring all my friends together for one last hurrah before everyone move on to their adult lives. This spot in Truro is an unbelievable experience. The sightseeing from only the house is remarkable, a florescent sunrise out of the Atlantic Ocean and a fiery sunset over the trees to set the mood. Ballston Beach is a beautiful beach with more than enough space for activity, quiet enough to relax all day listening to continuous rolling waves, and very enjoyable to take long walks to acknowledge all the scenery. The dual house complex allows many people to stay comfortably as well as enjoy different entertainment such as ping pong, foosball, grilling, and card games. The environment surrounding the house is very remote other than two neighbors, allowing much peace, quite, and privacy for close-get togethers, couple retreats, family vacations, and everything in between. The availability to the widow's walk made the house experience all the better, perspectively viewing the environment from higher ground provided this euphoric experience overviewing the entire area fully and indulging in all the beauty. Learning about the house history was astonishing knowing the main house was built in 1882 but so perfectly kept and well preserved. The smaller, newer, renovated house provided a comfortable living arrangement where it reflects a home away from home and provides all the necessities to live there for a few days to even a couple weeks. The location of the house is still accessible to markets, liquor stores, Dunkin Donuts, and restaurants all within a 15min drive. Larger atmospheres like sightseeing, bars, and more populated areas such as Providencetown and Wellfleet are about 30min away but certainly worth the commute. The owners were professional but calm and friendly especially dealing with a bunch of college kids so we very much appreciated that. The rules and regulations were very easy to follow and abide by. My friends and I give this spot a 15/10 because we have never experienced something so special in our entire 4 years together and we hope all future tenants have the same experience as us because this house complex is utterly and Truroly a fantasy experience. We wish to come back every year and do it all again. An abundant thanks Kevin and Graham Whitelaw for this remarkable experience, and we appreciate all you provided us. Thank you and hopefully we'll do business with you again in future years!

Great place!

It kills me to leave this review. I hate spreading the word about this one. Out of gratitude to the owners (Kevin and Graham), who were very helpful, nice and quick to communicate I'll do it.

My wife and I stayed in the studio not the "main" house. It's really a one bedroom, one and a half bath, small house. It was newer, clean, and very comfortable. It felt "warm" meaning the colors, decorations, lighting etc. It also was physically as warm as you wanted it to be. No drafty windows, well insulated etc. Really nice. Not an easy feeling to create when you're right next to a windy beach in the late Fall.

From the house, you can hear the ocean, right on the other side of the dune. You can also see it right from the kitchen area and three season dining porch.(For colder months there's also a nice seating bar inside the main part of the kitchen area)

It's a great looong beach, tons of space even in high tide. I wouldn't worry about crowds in the Summer, and I'm a privacy nut. (partly why we went off-season:). Where the beach parking is located after a busy Summer day I'm betting you'd feel almost completely alone again. Only four "neighbors/ houses" total! None across the street, right next door etc. Many beaches squeeze in as many houses as they can which makes sense, but not here. It's a great property.

There is a "main" house on the property. Again, I'm a privacy nut and even I wouldn't hesitate to rent the studio anytime and not worry about people next door. There's enough separation, yet if you did rent both it is right next door.

It has laundry inside, internet and Direct TV (maybe Dish, whatever).

Although very quite and removed from others, it's only about 2 minutes to the main road, convenient stores, summer restaurants, and 5-10 minutes, from P-town and full supermarket.

Don't hesitate in renting this one!

Just perfect for our family!

Truly a wonderful and memorable visit to this funky old house by the sea. Funky is good for me/us. You want all sleek and modern? Keep looking. That being said, the kitchen was fully functional, nice big fridge for all the beer, wifi and good sized TV for Sox games and you're pretty much right on the beach. The big basement is great for college age cousins who like to stay up late playing beer pong. The upstairs with all its authentic old Cape Cod funkiness (remember, that's good) was more the adult hang.

Perfect for all 10 of us, look at the pics, make up your own mind.

A Cape Cod Treasure

My friends and I had a truly amazing weekend at this magnificent property, which overlooks beautiful and secluded Ballston Beach. The main house is a true Massachusetts relic, with history dating back to the 19th Century, including an old ship's wheel hanging over the living room that was salvaged from a nearby shipwreck. The property is accessed via an uphill driveway off of the resident-only parking lot for Ballston Beach, and it includes two beautiful beach cottages, a sizable driveway for parking cars or setting up tables for an event, and the true gem: a wooden deck atop the Ballston Beach dunes overlooking the Atlantic Ocean. There is also a wraparound deck off the main house with spectacular views and a cavernous concrete basement with three sets of bunk beds that is great for kids or late-night gatherings. Kevin was terrific to work with and we thank him and his brother for the opportunity to spend a weekend at their beautiful property! We have stayed all over the Cape and it is nearly impossible to find a place with so much character, privacy, and direct access to a beautiful beach at such a reasonable price. We highly recommend! Truro is a quaint and quiet Cape Cod town with the busier Wellfleet and Provincetown on either side. You can get to either nearby town in 15 min by car and check out their walkable downtown areas, shops, and restaurants. It is also a short drive to the lighthouse, a must see.
