This corner unit (#177) has one bedroom, one bathroom and is on the upper level of a two-story building. About Karen McDade Adams
We have always lived in proximity to the ocean. First in Seattle, Washington and now for some 40 years in San Diego, California. Salt air and ocean breezes have been a part of our entire life and our children and grandchildren have embraced this love also. We never tire of visiting Kauai and making 'first tracks' on the sandy beach in the morning, playing games with our family on the front lawn and swimming in the warm Hawaiian waters. Evenings are just as special as we watch the sunset from the lawn and beach with a special beverage or while eating by candlelight on our lanai as the moon beams shine on the neighboring palm trees. Why Karen McDade Adams chose Poipu
We first visited Poipu Beach, Kauai in the 1960s and fell in love with the beauty of the Island and the wonderful safe beaches for our children to play on and swim and most of all the relaxing family atmosphere that permeates throughout the Kiahuna Plantation. It has the beauty and ambience of 'old Hawaii', safe beaches and a relaxing family atmosphere unlike any place we had ever visited. We purchased our unit #177 in 1980 and have been returning ever since with our children and now our grandchildren. We have celebrated many special family birthdays and weddings in this very special place.
What makes this Condo unique
Our unit is an upstairs, corner unit cooled by the ever present trade winds, and fronts the large expanse of lawn just behind the beach. It has a full ocean view through the palm trees and is only 50 yards to the sandy beach. It is within walking distance to several restaurants and shops and the swimming pool and tennis court facilities. Kiahuna is located on the South shore of Kauai on Poipu Beach. This side of the island has more sunshine and warm days than other parts of the Island. In fact the locals always say, 'It's always sunny on the South side!' Poipu Beach consists of some 5 separate coves of beach each suited to different forms of water activity including body surfing and boogie boarding, snorkeling, and quiet shallow water for small children. The cove in front of Kiahuna Plantation is the largest and is great for swimming, snorkeling, jumping the waves and taking surfing lessons. Of course you can also just sit on the beach with a good book and work on your tan! There is something for everyone here.

No A/C. Great location within the Kiahuna area
The only reason I'm giving this 2 stars is 1: the location and 2: how pleasant and easy to work with Karen was when we were booking.
The VRBO listing definitely includes "Air conditioning" as an amenity- which is 100% not the case. Having multiple fans does not create air conditioning. As far as I know, all units in this plantation are "open air". This is unfortunate, because if I had know it was an "open air" condo, I would have certainly paid more money to stay at a different resort. Being 6 months pregnant, it made it very uncomfortable for multiple reasons.
I consider us adventurous people- we hike, backpack and camp. I have even slept in the middle of the Amazon jungle. But when I am on vacation, I don't think it's a luxury to have AC. After a morning in the sun, it's nice to go inside to a refreshingly cool condo to relax for lunch. But during the lunch and afternoon hours, it seems cooler to actually be outside since there is usually more of a breeze. You go inside and you're still sweating.
-so warm and humid inside that my makeup was half melted when I went to apply it at 7pm. It constantly felt warm, sticky, and humid in the unit, despite all of the windows being open. We were looking forward to the lows in the mid 60s, but still felt warm in the unit. Sleep quality is pretty poor when it's mid 70s inside at night. And we visited in January- winter- I can't imagine what it's like in summer!
-could hear all kinds of noises, including neighbors conversations, sneezes, putting up dishes, coughing, etc. Also had the privilege of smelling their cigarette smoke wafting into our unit from a neighbor. Felt like I had to whisper to my husband so the neighbors wouldn't hear us. Had to leave the windows open to get any kind of air flow, but then didn't want other folks being able to see into our unit.
There was a TECHNO MUSIC CONCERT one night from about 8-11pm. The concert was across the street, but since the unit is "open air", it sounded like we were at the concert.We had 3 fans on- including a loud box fan- mostly because it was hot and humid, but also trying to drown out the sounds of the concert. I also had foam ear plugs... and could still hear

In response to this guests review...she is absolutely correct. Our VRBO listing stated that we had air conditioning. This was an honest mistake in our listing. We had checked the "air conditioning" box, and made comments that stated "no air conditioning." But the only way a potential guest would know this, was by "hovering" over this with their mouse. We have actually never had a guest stay without clarification, and overlooked this this mistake in our listing. We have corrected our listing. It is true, Kiahuna is an "open air" condo complex, and none of the units have AC. However, our condo is a corner/end unit, and under normal circumstances the cross breeze we receive is adequate. I apologize for this guests experience, and I have reached out to express this personally.
Regarding the noise, this is also part of the Kiahuna experience. Most of the guests are respectful and quiet. But due to the "open air" quality of the condos, it is not uncommon to hear other guests. It was unfortunate that their neighbors were loud in their conversations.
Lastly, the demographic of Kiahuna guests is dependent upon the time of year. Kiahuna is well known for attracting families of all ages, but mostly during the holidays and summer months. Otherwise, it is known for being a quiet place for all to enjoy.
Our favorite condo at Kiahuna
This is our favorite place to stay at Kiahuna Plantation Resort KPR). It has a very good view across the big lawn to the ocean. If the weather is not great (which will change quickly) or you are just being lazy, you can enjoy the lani without feeling cramped.
The unit was nicely renovated three years ago. It is very comfortable. It has the original furniture designed for KPR (which is a plus... it is beautiful rattan) and quality art work. The owner (Bill) and his daughter (Karen) are very easy to work with, and respond quickly. A very big plus about KPR is that there are towels and beach chairs at the beach hut at the beach, about a 2 minute walk from the condo. No need to haul stuff to the beach. There are also high quality gas grills around the property that the staff clean to a spit and polish sparkle every morning. (Koloa Fish, next to the Big Save Market in Koloa is a great place for fresh fish and poke.)
The downsides: Like all 1 BR condos at KPR, it is small. It is a 1 person kitchen and the king size bed pretty well fills the bedroom. Noise can carry between condos since they are open tropical style.
Overall, a great place.

We loved this Condo! Great view of the ocean but not too close that the waves would keep you up at night. Almost every window opens which brings a nice breeze through the unit. Can’t say enough about this Condo Resort. Only negative was parking near the unit is often full so expect to park at condos further up the road. Still not a big deal tho. Can’t wait to return to this beautiful place!

Sunbathing, Boogie boarding, Surfing, Adventure Tours, Hawaiian Luaus, great restaurants and nearby shopping. Poipu Bay Golf Resort is right across the street from Kiahuna, and the Poipu Shopping Village is just a short walk as well. There are several restaurants in the shopping center, a general store, and great clothing and jewelry stores.
