Sit on the screen porch in the evening and watch the sun set over Popponesset Bay, which opens onto Nantucket Sound.

Our house sits on six wooded acres off a dirt road, adjacent to 20 acres of conserved beach, woods and marsh, great for walking and bird watching. We are two miles from Cotuit village; 15 minutes from Mashpee and 30 minutes from Hyannis. From here, ride your bikes along some dirt roads to Main Street or walk to Oregon Beach which has public access. The house's beach parking permit allows you to park there and at Loop Beach or Riley's beach in Cotuit, or all Barnstable Town beaches.

There are great biking routes all over the Cape; take day trips for shopping, walking beaches, exploring outer Cape towns or go on a whale watch from Barnstable harbor.

The Cotuit Kettleers are one of the Cape Cod League's best ball teams, always in contention. Many major leaguers got their start in the Cape Cod League. The field is a 20 minute bike ride away. Most home games start at 5 or 5:30 as the field doesn't yet have lights! Parking can be a challenge, so plan ahead and get there early. Fun for all ages. Take your mitts and catch a fly ball! Hot dogs and other ball park food available for sale.

Or enjoy a reading vacation on the screen porch!

Our house is on the waterfront, where the beach is *very* private and perfect for walking, bird-watching, kayaking and canoeing - bring your own boats! Best swimming is at the public beach .5 mi up the drive and along the dirt road.

Ground floor master bedroom, with Queen size bed, opens onto screen porch; master bath has sliding doors opening to private deck with outdoor shower.

Three second-floor bedrooms each sleep two. Queen bedroom on second floor is extra large with seating area. First floor office shares master bath and opens onto kitchen. Every bedroom has its own sink.

Comfortable house surrounded by woods with expansive water view, beach access and complete privacy.

About Lisa Lloyd Hobson

Together, my siblings and I own this house, which was built by our parents, and we enjoy it every summer. It is only available for rent when we are not using it. A resident of Arizona, I drive to the Cape each summer to spend time with family and long time friends. My husband and I have two young adult children. We are an active family and have enjoyed Cotuit for several generations. Many cousins and second cousins vacation in Cotuit still.

Our family built this house for our personal use and has a long history of vacationing in Cotuit. We love the quiet seclusion of the woods, birding and looking at wild flowers in the spring. During the summer months, you can see us on our bicycles or boats enjoying all that Cotuit and its quiet atmosphere has to offer. We are sure you'd enjoy it too.

What makes this house unique

This house's greatest asset is the extraordinary privacy. First, it is a simple, comfortable summer house, surrounded by woods; no houses are visible. Second, are the colorful sunsets and views over the Bay.

If you enjoy solitude, a relaxing atmosphere, easy access to great kayaking and the most spectacular views of Popponesset Bay---this place is for you! The house is very casual but comfortable. Each bedroom has its own sink and there are two full baths. The large screened in porch is a great setting for dinner with guests and you can watch the sunset over Popponesset Bay. The even larger deck also looks out onto the Bay. We spent many afternoons just reading and relaxing on the deck. If you’re a beach person you can walk to Oregon Beach which only accommodates about 12 cars so there is plenty of privacy. Loop Beach, a short ride away is very pretty but more crowded. Cotuit is a cute town and good for biking around. At 6 pm you can watch the Cotuit Ketteleers represent the hometown in the Cape Cod Baseball League. Many major league baseball players spent a summer playing in this League. The Cotuit Market has everything you might need for a quick dinner including good meats and wine but the Stop and Shop and Roche Bros. markets are only 15-20 minutes away. If you have kayaks—you will love the ability to walk a few minutes down a path to the water’s edge where you can explore two Bays and two rivers. If you can spend the summer here—you will truly relax!

Owner provided beach parking sticker is the only way to park to swim at beaches in Town of Barnstable. The house is adjacent to a bird and wildlife sanctuary which is great for walking.

Great Family Get A Away

Interestingly enough our family has vacationed on Cape Cod for over forty years at a family beach house on Cape Cod bay. This is the first year we have rented and the first year we have been in the Cotuit area. We were struck immediately by the difference in pace and sensibilities between the two areas. We found Cotuit and the surrounding area to be almost the perfect place for relaxation.

The house is as described and easily accommodated our family. It is isolated from the sound of road traffic and is not disturbed by the motor boats along the bay. The property is on a ocean bay and there is a small private beach with room for chairs and kids.

The house is spacious but you will no doubt spend most of the time on the deck or large screened porch.

The house easily sleeps eight and the sink in every room definitely has its advantages. We enjoyed the outdoor shower and gas grill also.

The beach permit is an added and needed bonus. There were two Cotuit beaches - one you could walk to

and the other within a few minutes drive.

Perfect family beach house

We absolutely loved this house. We rented together with my husband's family - 7 adults in total. Every morning we enjoyed our coffee on the deck looking out at the water with the sun streaming through the woods. We spent our days adventuring at the beach, playing on sail boats, biking or whale watching. In the evenings we hosted wonderful dinners, with room to include other family members staying nearby. We all remarked repeatedly at how well we slept each night.

It's a perfect set up for a summer beach house - we will definitely be back again!

Another great year!

This is our 4th year renting this house. We love Cotuit and we love staying here. We have 4 adult children and a few are married. This house accommodates all of us. It is clean and the view is amazing. We love the screened porch and the ocean breezes. Kitchen is great for cooking. We will be back!

This home really felt like home. It's spacious and has everything you need to feel like you live there. The view is magnificent! Sitting on the deck with your morning cup of coffee was simply perfect! This home is a must if you must have a home away from home!

Great Cape Vacation House

Our stay in this lovely home on Cotuit this past August was wonderful. The house is secluded but within a bike ride to town and a nearby beach. The house is large with a wonderful deck and screened-in porch which we all enjoyed so much. We brought our own kayaks and were able to paddle every day on Popponesset Bay- right out the back door. I highly recommend kayaking - there are rentals if you don't have your own. I also swam in the Bay from the small beach on the property- plenty to explore in the water and the shoreline. We are hoping to come back this summer if we can organize our kids who are now in college. Great owners and property managers.

Wow! What a way to vacation!

Our stay on Popponesset Bay could not have been better! The secluded, private setting made for a very relaxing "get away from it all" vacation, even with two rambunctious granddaughters and one great nephew! Though the first few days were especially warm and humid, the large screened back porch facing the bay was the place to be. The breezes continually flowing though it, cooled us all off and we spent afternoons (when not out exploring) relaxing there and eating there every evening. Even though my sister also has a home in Cotuit, we spent every evening at this vacation home, mainly because of the wonderful back porch. All amenities were welcomed, especially the large propane grill, beach umbrella and chairs, cooler, and the beach pass. Many times when we were at Loop or Oregon Beach we saw the patrol checking and citing cars with no stickers! Having Internet access was a major plus, as were were all "connected" at many times during our stay. The short walk to the private beach made for easy, rambling walks along the shoreline. The marsh grass made swimming and fishing impossible, but the "treasures" we found along the shore each day were a bonus--even a useable baseball, as well as lots of shells. Thank you for sharing your wonderful home. We would stay again, if I can get all the family together once more.
