                    Our family was staying for a couple of days at the Occidental Road house. We would like to thank youowners for the meticulously clean house, beautiful location, but most of all we really appreciate the opportunity to learn about owner’s family history and to allow us to be around their family’s valuable things. All of us had a feeling we were visiting our well known old friends. Family pictures, antique furniture, past century agricultural tools and machines and books… lots of books, some of them are from 19th century. The only regret we had that we were not able to stay longer and enjoy every aspect of this intelligent household.

                    Recommended for: Sightseeing, people with disabilities, romantic getaway, age 55+.

                    We stayed an amazing 3 nights at Occidental Road. The property is close to wine tasting and restaurants. It is very clean and cozy. Has all the amenities you need and the kitchen is well stocked. Large deck with BBQ overlooking the vineyards with the redwoods as far as you can see. There was nothing better then waking up in the comfortable cozy beds and looking out the large windows that frame the vineyard. I would recommend this to those who love to relax while walking the grounds sipping wine and enjoying the view. Joelle and Richard are great hosts. Can't wait to bet back!

                    The house was spotless and appointed exactly s described in the posting. Very comfortable beds, high quality linens and towels. Great views and the setting in the vineyard is beautiful. Very private and quiet.

                    We stayed here over the 4th of July holiday weekend. Three families, with one 5-y-o, one 4-y-o and one 10-mo-old. The home is spacious, beautiful and so immaculately maintained that we literally thought it was brand new construction and no one had ever lived there. The kitchen, linens, and other supplies are very well stocked. This is definitely a case where the pictures do not do it justice. The views from the huge picture windows out over the vineyard to the rolling hills beyond were astounding. We enjoyed gentle sunsets every night. One of the highlights was a personal wine tasting and vineyard tour with the owners. We learned so much about growing grapes and making wines from our personable and knowledgeable hosts. I would not hesitate to return - in fact, I hope to - or to recommend this VRBO to friends and family. One thing to be aware of if you are considering this rental is that the three bedrooms are pretty different - one huge master BR with bath, one very comfortable medium-sized room that opens onto back porch, and one pretty small room with room for not much more than a queen bed and dresser. This was not an issue for our group. Overall our stay was excellent and I very much appreciated the friendly, responsive, welcoming attitude of our hosts.

                  SHORT TERM RENTAL AGREEMENT This Short Term Rental Agreement (the “Agreement”) is made by and between Richard and Joelle Prather (“Homeowner”) and (“Guest”) as of the date last set forth on the signature page of this Agreement. For good and valuable consideration, the sufficiency of which is acknowledged, the parties hereby agree as follows: 1. Rental Property. The property address and directions will be provided upon time of booking. The property is completely furnished and includes all utilities, major appliances, kitchen equipment and utensils, bed linens and towels. It has three bedrooms and two bathrooms plus laundry facilities. 2. Guest Party: The Guest party shall consist of the number of persons specified at the time of booking 3. Maximum Occupancy: The maximum number of guests is limited to 8 persons. An additional charge may apply per night for more than 8 persons. Please contact Homeowner to make arrangements. 4. Term: The rental agreement begins at 3pm on the “Check-in Date” and ends at Noon on the “Check-out Date”. 5. Minimum Stay: This property requires a 2-night minimum stay. Longer minimum stays may be required during holiday periods. 6. Rental Rules: Guest agrees to abide by the Rental Rules attached as Exhibit A at all times while at the property and shall cause all members of the rental party and anyone else Guest permits on the property to abide by the following rules at all times while at the property. 7. Access: Guest shall allow Homeowner access to the property for purposes of repair and inspection. Homeowner shall exercise this right of access in a reasonable manner. 8. Rental Deposit: A credit card is required to be kept on file for security deposit purposes. Guest will be notified by email or phone within 3 days of the Checkout Date whether there have been damages that are due. Reimbursements to Homeowner may be due to: i. damage to the property or furnishings; ii. missing household property or furnishings; iii. dirt or other mess requiring excessive cleaning; or iv. any other cost incurred by Homeowner due to Guest’s stay. 9. Cancellation Policy: If Guest wishes to cancel his/her reservation, the refund will be determined as follows: 95% if cancelled 30 days prior to the Check-in Date. 5% covers charges related to contract and credit card processing fees that are non-refundable. 0% if cancelled less than 30 days prior to the Check-in Date, unless however, we are able to find another rental for the same time period. If so, we will refund in full (less non-refundable processing fees of 5%). By my signature below, I hereby give permission to charge my credit card for the amounts above. I agree that all rental monies are non-refundable per cancellation policy above. 11. Residence Located on Agricultural Land Disclosure: Part of the allure of this property is that it is situated within a beautiful vineyard. As such, the property you are renting is located on an agricultural operation on agricultural land, and residents or users of the property may at times be subjected to inconveniences arising from that operation, including, without limitation, noise, odors, fumes, dust, smoke, insects, operation of machinery during any time of day or night, application of fertilizers, soil amendments, seeds and pesticides. Every effort will be made by the Homeowner to avoid or minimize these inconveniences during your stay. The County of Sonoma has determined in the Sonoma County Right To Farm Ordinance that inconveniences or discomfort arising from a properly conducted agricultural operation on agricultural land will not be considered a nuisance for the purposes of the Sonoma County Code or County Regulations, and that residents or users of property should be prepared to accept such inconvenience or discomfort as a normal and necessary aspect of living in a county with a strong rural character and an active agricultural sector. By my signature below, I acknowledge that I have read the above agricultural land disclosure and I understand that the residence that I am renting is located on a parcel of agricultural land that is an actively farmed vineyard and is subject to ongoing agricultural activities. The parties agree to the terms of this Short Term Rental Agreement, as evidenced by the signatures set forth below. Exhibit A RENTAL RULES 1. Smoking: Smoking is NOT allowed in the house. Smoking is allowed outside only. 2. Guest Party: People other than those in the Guest party set forth above may not stay overnight in the property. Any other persons on the property are the sole responsibility of Guest. Prior arrangements must be made with Homeowner if Guest would like parties greater than 10 people on the premises. 3. Assumption of Risk: The Homeowners are not responsible for any accidents, injuries or illness that occurs while on the premises or its facilities. The Homeowners are not responsible for the loss of personal belongings or valuables of the guest. By accepting this reservation, it is agreed that all guests are expressly assuming the risk of any harm arising from their use of the premises or others whom they invite to use the premise. 4. Furnishings: Keep the property and all furnishings in good order. Please notify the Homeowner immediately if something is not functioning properly or is not in good working order. 5. Lost Key: A lost key fee of $10 will be charged for keys that are not returned. 6. Appliances: Only use appliances for their intended uses. Please notify the Homeowner immediately if something is not functioning properly or is not is good working order. 7. Pets: PETS are permitted only with prior approval and a Pet Addendum and Deposit must be completed in advance. An additional $50 cleaning fee will also apply. 8. Housekeeping and Laundry: There is no daily housekeeping service. While linens and bath towels are included in the unit, daily maid service is not included in the rental rate. There is a washer and dryer available for your use. Detergent and fabric softener are provided. Please do not overload the machines or use excessive detergent. 9. Woodstove: Wood, kindling, and newsprint are provided on the front porch if you wish to start a fire in the woodstove. Please do not burn other combustible materials in the woodstove. The woodstove door should never remain open while burning and caution should be taken to prevent embers from hitting the carpet area while lighting the fire and restocking the wood. Never leave the woodstove burning unattended and please do not start a fire in the woodstove the morning of your departure. You could be charged for damages and repairs if not used responsibly. 10. Water and Septic: The house is on a well and septic systems. The mineral content in the water is high. The septic system is very effective; however, it will clog up if improper material is flushed. DO NOT FLUSH anything other than toilet paper. No feminine products should be flushed at anytime. If it is found that feminine products have been flushed and clog the septic system, you could be charged for damages and repair. 11. Telephone and WiFi Access: Basic phone service (local toll only) is provided in the home for emergency purposes only. Guests must use their personal mobile phone to make any long distance calls. Any phone charges will be the responsibility of the Guest. WiFi service (via a Verizon Wireless Hotspot) is available upon request and the cost is an additional $10 per day. Please make arrangements with the Homeowner prior to your stay. 12. Barns, Outbuildings, Equipment: There are several barns, outbuildings, and tractor equipment located near the rental house and in adjacent areas. These areas are off-limits to the Guest and we request that you avoid these areas as they contain vineyard farming equipment, tools, and substances. These can be dangerous or harmful to inexperienced people not familiar with farming operations. 13. Vineyard Access: The house is located within a vineyard. Feel free to walk in the vineyard and enjoy the views. However, please refrain from disturbing the vines, trellis system or the ground as this could cause damage to fruit production. 14. Gate: The house site and the vineyard are contained within a 7-foot deer fence to protect the fruit. Guests are required to keep the gate closed during their stay. To enter and exit, there is a single, automated gate used for access via the primary driveway. Gate openers are stationed at the entrance and exit. Guest will be required to “push the button” to open the gate. It will automatically close behind you within 20 seconds. Proceed quickly though the gate and take caution to not stop in the opening. 15. Storm Outages: During winter months, electricity can be lost to the home due to severe weather storms. Due to the extent of the storm damage and due to the rural location, sometimes the electricity can remain out for extended periods. No refunds will be given for storm outages. Homeowner will provide additional emergency supplies such as candles and extra firewood for the fireplace.

                  About the owner: The property is owned and operated by Richard and Joelle Prather. A portion of the fruit grown in the vineyards each year is used for our own winery, Occidental Road Cellars. Our goal is to grow and produce the finest ultra premium wine possible, from lands farmed by our family for four generations. The vineyard site is a rolling ridge with a southern aspect and spectacular views of the hills beyond. The moderate climate allows for fruit maturity with exceptional depth and balance. Occidental Road has always been the egress for our bounty, and always our way home.
